I have now lived at Tuttle Royale long enough to provide an honest assessment, and unfortunately, my experience has been far from satisfactory. My initial move-in date was delayed repeatedly over the course of four months, with no proactive communication from the management or leasing office. Each time I inquired about my scheduled move-in, I was informed—only upon asking—that my unit was still not ready. During this period, I was placed in a temporary apartment, which was less than ideal. While the leasing staff is pleasant, they appear to lack the professionalism and competence necessary to effectively manage a residential community.
As for the property itself, it leaves much to be desired. The interior paint is of extremely poor quality, marking easily at the slightest touch. The flooring, while visually appealing, is equally low in quality, requiring constant maintenance due to its inability to withstand everyday foot traffic. This issue is exacerbated by the surrounding landscape, which is unkempt and covered in sand, seemingly due to an inadequate maintenance service. The kitchen cabinetry follows the same trend—constructed from inexpensive materials, poorly installed, and prone to accumulating dirt and damage.
More concerning, however, are the safety and infrastructure issues within the community. There have been reports of gas leaks, yet residents were not formally notified; I only discovered this through a letter that had been carelessly discarded on the ground. Additionally, the lake is visibly draining with no effort made to replenish it, and the grass throughout the property is sparse and poorly maintained. Instead of proper landscaping, patches of grass have been haphazardly placed, creating an unsightly and unkempt appearance.
Security is another major flaw. The pool area is completely accessible without a key fob, and even if security measures were implemented, the fence is low enough to be easily scaled. Adding to the lack of professionalism, the owner of the property frequently uses the amenities for personal gatherings, further diminishing the sense of exclusivity and organization.
Cortland appears to have taken over management, though my previous experience with their properties does not inspire confidence. Oversight seems minimal, as many residents own more than the supposed two-pet limit, and management appears either unaware or indifferent. Despite the community being only about 25% occupied, the pool area is overrun on weekends, as residents frequently host large gatherings, monopolizing shared spaces such as the barbecue and seating areas. The pool itself is inadequately sized for the number of units, reflecting a clear lack of foresight in planning.
Additionally, the clubhouse is not accessible 24/7, which is a significant inconvenience for those who require a quiet space to work or study outside of standard hours. Lastly, the demographic of new residents suggests a decline in screening standards, likely due to a sense of urgency to fill vacancies.
Overall, this community falls drastically short of its marketed "luxury living" promise. I am driving 20 minutes each way to get my mail because they failed to have an operational mailroom ready for residents. USPS refuses to deliver here. Every week they say “it should be operational next week.”
The first red flag I should have looked elsewhere was the default on the property next door from the same guy that owns this one.
I moved in anyway for the sake of my dogs, since there is a large dog run.
I moved in before Thanksgiving into a smaller unit while awaiting the one I would ultimately move in to. It was supposed to be ready in late Nov. It is now February and I am still waiting.
The dog run and the dog park are still not operational. The dog run is technically open but there are no double doors like a regular park would have and the fence has two sections large enough for a dog to get out. The separate dog park is still not open.
I reached my breaking point today and asked for a concession as they have yet to provide what I came here for. The owner refused to do so saying A: there is already a move in special. Yeah, there’s one everywhere. B: I’m “saving money” in the unit I’m in. I’m clearing 500k a year. I don’t need to “save money” As a matter of fact, only one of us has had “money problems” readily discoverable on a Google search.
My general impression/hypothesis is that they are over leveraged and desperate to get people in. There is no way my apartment could have been ready when it was originally listed for. I am a decent man and could have been patient if they weren’t so shady, telling me one thing and then stringing me along. Other people have told me they feel the same way. They should have given generous, safe move in dates instead of impossible ones. They should have done right by the residents that have been so let down. As of today? The building I have been waiting for is listed online as “available now.” I have mentioned to the office before this is unfair to people and gives unrealistic expectations to prospective tenants.
The lady in the office said she’s had like 40 people complain and one would be resident has been living in a hotel for 2 months. She said she’s having dreams about this place it’s stressing her out so much.
The fact that the owner said “if we do it for you we’d have to do it for everyone” suggests other people are mad. The fact that the office lady said that this is the worst project she’s ever worked on when being candid last week says that lots of people are upset.
I could probably just be patient and get what I want and stay the next few years like I planned, but I refuse to be taken advantage of. I’ll be out when Atlantico down the street is operational, or, I may...
   Read moreDesperate for temporary living arrangements, I discovered Tuttle Royale just before the first building opened in July 2024. Karen and Jackson took me in and were by my side through all the ups and downs we ALL were experiencing. Our move in was smooth as can be. Any issues were addressed immediately. The units are tastefully decorated and include all the modern touches. Being the first group to move in, it has been a great experience watching the community come together as each phase finished and became more beautiful. They handled the construction going on amongst residents perfectly, the noise level was barely noticeable. I was able to choose my permanent unit after several visits to Aubrey and she and Karen made the transfer painless, I could not be happier with the end result! The wonderful lake with the incredible fountain is now my view and so lovely. The other amenities are all beautifully designed and there are so many! The dog run is a fantastic addition as I have large breeds and this allows them the space to stretch their legs.
