I moved in March 2020, thinking I would only be here for 1 year… 3 years later, I couldn’t be happier, and just renewed my lease for yet another term. The apartment and community is well kept. The rooftop views and grills are my favorite and most used amenity – so much room for activities, and can accommodate many groups at a time. The community lounge, free (and good!) coffee machine, gym and courtyard areas are also well kept and a huge asset to the community.
The staff is just incredible, and honestly what has kept me here all this time. Simone, Jessica & Tynecia have helped me with so much, and are just incredible human beings. They do such a great job of keeping the property and residents well-kept and happy – they organize many social events throughout the year, which are always so thoughtful and a lot of fun… Wine Wednesdays, create your own flower arrangements, pet fashion shows, Cinco de Mayo, Halloween, Thanksgiving & Christmas parties just to name a few. They even had live music and BBQ on the roof over the summer – it was lovely.
Tonya, concierge and security, deserves a medal. She has so much patience with all the Amazon packages that I order… and then usually return 😊. I just love seeing her every weekday and our conversations – living here wouldn’t be the same without her.
Maintenance Phil… always has a smile on his face. He and his team are so quick and efficient with any requests (the very few and minor that I have had… toilet valve & key fob battery replacement). They also do quarterly air filter changes. Phil has also kindly helped me out with mounting my TV to the wall, which was unexpected and extremely helpful.
The cleaning staff – Claudia and Armando – super friendly and professional. Appreciate all they do to keep the community clean.
The only minor issue I have is that you can easily hear the upstairs (& sometimes downstairs) neighbors if they don’t have area rugs – I have had 3 sets of upstairs neighbors, and you can certainly tell who has carpet, and who does not. I don’t have a noise issue with the neighbors on either side of me though.
There is so much to do in the area - bars, restaurants, groceries, dog parks, soccer fields... and right in between both Petworth and Columbia Heights metro stops. Read more5 stars for a few reasons - I was already a Park View resident when this building first opened. I was able to come in and visit a TON of different floor plans before making my final decision. Even after I thought I had decided, I was able to switch to a bigger unit that met my needs. Catherine was very helpful throughout this whole process, despite not having full information on some minor details from the higher ups.
There were some significant delays in getting into the building due to not having the certificate of occupancy, and unfortunately I was notified just a few days before my move in date. That said, no one should be facing these issues ever again.
The units are really lovely and modern, nothing like being the first to live in an apartment. The amenities are great - I'm particular to the yoga room in the gym, where you can stream your own workout videos and not bother your downstairs neighbors by jumping up and down in your own apartment, and the roof deck where they have lounge chairs for sunbathing, a bunch of gas grills, plenty of seating (very comfy for naps too!), and even a proper dining table to entertain guests. And they opened it right as summer hit.
Finally, as a dog owner, the building is pet friendly and accommodating. I secured a unit by the stairs for quick exit/entrance to the building and there is even a groomer-worthy pet washing station. I just used it after a muddy run with the pup and it was a lifesaver.

Read moreMy fiancé and I’s experience here is one of management struggling to find the right team but then eventually finding it and remedying the issues that most of these reviews are about.
For example, they have a functioning package system with a very kind Monday - Friday concierge person who gets things done (S/O Ms. Tonya). Plus, the management now is very concerned about residents and works to take care of issues (S/O Simone, who was one of the few people keeping us sane as we tried to move to a different state). Any reviews about management being non responsive have been fixed.
Now, why 4 stars? One of the maintenance men who worked there for the entirety of our time there (Dec 2020 - August 2022) and most likely still works there regularly gaslit us for the first 3 months until we fixed our own HVAC system and, because of confusion with the policy, would only lend us a ladder to hang a ceiling fan. He also suggested that we use our own WD40 to fix our squeaky doors. (Which we did). However, after the visible changes in management, our washer broke and it was fixed in under a day. There’s also a new maintenance guy who’s working diligently on a project every day. So, it’s possible that these issues are fixed, but the old guy is still in charge and we had lost so much trust in this particular person that we stressed whenever we had to call maintenance.
