Quality of service and general quality of life has gone way down. This is mainly because the management seems to have allowed a lot of questionable people into this community and around it and seems to struggle with enforcement of rules and standards. No longer feels safe or secure nor âluxurious.â Guest Parking passes being stolen, rough guests abusing the resident terrace, young concierges who donât even look up, greet or acknowledge people entering the lobby, dogs barking incessantly for hours on some floors, people smoking so much that hallways are clogged with smoke in defiance of the posted rules. There was also a recent armed robbery at RiverParc and residents were not informed of this. Further â there is something shady going on with the local water and sewer utility, Real Page and the 2 residential properties RiversEdge and RiverParc. Water pressure in units is drastically erratic and uneven, and fluctuates without warning. Residents are vastly overcharged on our RealPage utility bills, in excess of $300-$600 per month. Neither the utility company RealPage nor property management take any responsibility in rectifying resident concerns; each just blames the other and feigns ignorance and expresses disinterest. No explanation or solution is offered. Cell phone service is generally bad in the entire area and within individual units. NY Waterway operates a ferry maintenance facility on the waterfront which is a toxic fume-laden eyesore. Leasing office staff have little interest in Resident concerns. We have been wanting to move to a better apartment however the building management turns deaf ear and also claims we canât afford it when itâs within our budget. The location is a downer. Getting anywhere using public transport is such a hassle. Closest grocery store is 40 mins by foot. The apartment is basic. They give it the look of updated but half of the things in the apartment are broken and needs to be replaced. Concierge is well known for misplacing and stealing packages and the management blames it back on the tenants for their negligence. We are still waiting on refund for our lost package (been over a month ) and being blamed and harassed for some other package which was returned by us. The only good thing here are the amenities and rooftop which is also useless as you canât really book or reserve the space for any special occasion. During summer the rooftop is overcrowded and loud. The jacuzzi is a joke never worked. The privacy is a questionable here. The apartment face parallel to each other so neighbors can peep into your apartment 24/7. We donât feel safe and our extremely uncomfortable here. Canât wait for our lease to be up and move out of here. Please move somewhere else and save yourself a trouble. First, I have to say that Jerome was very kind and professional when showing me the apartment. He was helpful and patient, and I appreciated his time.
However, the companyâs process is tricky and misleading. When I was applying, I specifically asked Jerome if the $125 application fee was refundable in case we changed our minds, and he clearly told me no, the application fee is non-refundable, but the $1,000 deposit is fully refundable. Now, after deciding not to move forward, they suddenly changed their stance and are refusing to return my $1,000 deposit.
Their excuse? They claim itâs for âliquidated damages.â But what damages? The apartment is back on the market at a higher price than what I was approved for, meaning they arenât losing anything. I ended up losing $1,250 for an apartment I never even signed a lease for. This is absolutely unacceptable.
This kind of unethical practice takes advantage of potential tenants, and I want others to be aware before applying. If you are considering this property, make sure you get everything in writing and donât just rely on whatâs said verbally.
