We moved into an duplex from Lotus Advisors early 2020 and had a mixed experience with them. In terms of quality of our housing, I would have never suggested to anyone to move into that area in the condition it was in. It looked quite appealing from the outside with renovated floorings and new appliances, but the real issues came about as time passed. There was a 5 degree difference from the upstairs to the downstairs, and the ventilation in the house was terrible all around. You honestly couldn't trust the thermostat to tell the truth. Also, the house was INFESTED with mice. We would constantly see them running around the house, and if we ever left a can of soda sitting on a counter somewhere they would crawl into the can and die. I mean it was bad. We killed about 6-10 mice over the course of living there, and some of them we didn't even mean to kill. These are issues that aren't addressed easily, and honestly should have been addressed long before someone moved in. Granted you could say it was the renovators fault for not fixing these problems, but Lotus Advisors obviously has no standard for the houses they rent out. They responded well to some maintenance requests, so I'll give them that. However, we did have a hole in our basement that was dug up to repair plumbing at the beginning of our lease that was never reburied after they were done. We spent an entire year with a hole in our basement looking into pipes that connected to our sewage. That was nice. Also, they never returned our deposit. Our realtor from Lotus, Steve Cochern, told us that they would deduct $200 from our deposit to pay for cleaning charged, and we never received a dime. Later we were told we would have to pay them before we received our deposit, but that wasn't what we had agreed on. Quite frankly had I given them anymore money they might have just robbed us blind and blocked our number. We tried multiple times to get into contact with them to get it back, but never got a response from Steve or Lotus. I would never suggest this company to others or use them...

ETA: Alexis has always been great, no issues. No concerns with other techs or workers. Weāve been renting from Lotus for over 2 years with zero problems, not late on rent ever, no problems. First interaction with this tech and Steve, we will not communicate with Steve or that HVAC company further.
Oh, my partner reminded me he interacted with Steve once before. The city did code enforcement drive-bys last year and notified Steve he had to do some repair work on the garage. When Steve came to look at it he barked at my partner to mow the lawn and threatened to charge him if it wasnāt done same day. Like ok, it needed trimmed, but be professional, you were simply mad at the city for not maintaining your property. They didnāt tell you to repair your garage because the lawn was a few days overdue. š¤¦š»āāļø
ETA: 11/22 Funny that the next tech you sent out this week was great and we got along just fine. Oh, he also mentioned that your other tech left him plenty of tape to work with and did not do a good job and thatās why it yet again, needed repair. But please, keep making excuses for your poor behavior and your trash hvac tech.

Steve often ignored repair requests and or took extremely long to respond leaving us to ask multiple times for items to be tended to. We had issues with him understanding and respecting our privacy especially when it came to our injured pet. He had a bad attitude and lacked empathy in many exchanges. He didn't give 24-hour notice on one occasion and made it extremely stressful when we were moving out not adhering to schedule for showings of the condo. To make matters worse his true character came out once we vacated the condo. He did a walk through with me a month before the move out and besides basic wear and tear, a few repairs we agreed on and pricing he quoting me on he said the condo looked good and he was ready to show it. On the final statement he charged us for items that were already broke when we moved in, he also accused us of doing things maliciously in the condo which was very disrespectful, unprofessional and insulting. He charged double for a repair he quoted me for which I offered to fix myself. He also made comments that were discriminatory/stereotypical saying that the condition is more common in the less desirable parts of town that rent for less than $500. We left the condo clean after living there 2 1/2 years and do not appreciate this horrible treatment. I would NOT recommend...
