4.5 stars Venue: large outdoor carparks. There are high tables in a cubicle and only 3-4 tables at the corridor opposite to the front desk/cashier. Colorful decorations. Natural light from the window. Good ventilation. Big Menu displayed on the wall next to the cashier. --- 7.4/10 Service: very busy but friendly owner and polite staff. More staff than last year. Need to find a seat first. Get the cutlery and seasonings in trolleys. A box of tissues on each table. Food served very fast. Sometimes food served faster than drinks --- 7.2/10 Food: very simple menu (in English & Chinese) with only 11 selection of food. Vietnamese coffee and soft drinks are available. Good value for good portion, quality, and quantity. The presentation is ok in this street food style shop. Must Try highlighted dishes. Compared with the same dishes in 3/2022 (4 stars), the dishes are consistent. - Special Beef Noodles Soup, $16: soup base was clear with little depth of flavor. Not thirsty. Raw and cooked beef was fresh and not chewy. Ox tendon was very tender and unexpectedly very good portion. Sliced Beef meatballs (4 half-cut small sized) were just ok in texture. Served with basil, green chilli slices, bean sprouts and a lemon wedge. Rice noodles were slightly broken. Satisfied with a good amount of various fillings --- 7.8/10 - Special Grilled Pork with Rice, $16: served very hot and faster than coffee. Grilled pork 2 pcs was thick and succulent, served with fishsauce. The egg patty was thicker and a bit larger than other shops. Good texture. Bean spouts and mustard green served as a cold starter. Tomato and cucumber 3 slices each were large and thick. The fried egg was cooked as what I wanted. The broken rices were slightly dry. The soup was ok. --- 7.5/10 Vietnamese White Coffee with Ice, $5: a lot of white cube. But ok for the whole portion and taste.

Ordered Combo Beef Pho (aud13) and Special Grilled Pork with Broken Rice (aud13). The beef broth here is clear, tasty and flavoursome without being oily. Love the beef slices, beef balls and especially the tender beef tendons. Grilled pork - despite being quite oily, was really flavoursome and well-marinated with lemongrass. Love the pork cake (the texture was just right for me and the best so far Iโ€™ve tried in Perth: this being my personal review - try it yourself and let me know if our tastebuds align ๐Ÿ˜†) and the pickled bean sprouts and mustard greens. The fried egg arrived looking as though it was over-cooked but was in fact gooey in the centre. ๐Ÿ˜‹ Delicious and itโ€™s taken me far too long to try this place. Friendly service by Uncle Lam himself too. Will be back! Thanks to my colleague for recommending this place. ๐Ÿ˜

Oh Uncle Lam! So glad I found you. I am not a big fan of eating beef, so naturally I'd avoid beef pho. That is until I tried Uncle Lam's beef pho with beef balls! This is the only place where the beef isn't that smelly to me and I always pay extra to get extra extra beef balls ๐Ÿ˜‹ The other dish I also enjoy is the Broken rice with pork chop. Love the spring rolls and fresh rolls too. Delicious! The uncle is always friendly and all smiles. I love it so much that I got my family to try it and they love it too! The portions are very generous and we didn't have to wait long for food, but you might need to wait a bit to get a table during busy hours. Glad this place isn't too far for me so I can go many3x times for takeaways!

Oh Uncle Lam! So glad I found you. I am not a big fan of eating beef, so naturally I'd avoid beef pho. That is until I tried Uncle Lam's beef pho with beef balls! This is the only place where the beef isn't that smelly to me and I always pay extra to get extra extra beef balls ๐Ÿ˜‹ The other dish I also enjoy is the Broken rice with pork chop. Love the spring rolls and fresh rolls too. Delicious! The uncle is always friendly and all smiles. I love it so much that I got my family to try it and they love it too! The portions are very generous and we didn't have to wait long for food, but you might need to wait a bit to get a table during busy hours. Glad this place isn't too far for me so I can go many3x times for takeaways!

Delicious! We had their mixed pho, pork chop, chicken chop and iced coffee. Everything was delicious. 11/10 recommended.

The seating can be limited and when we reached, it was full house. We were not sure if there is a queue system or the owner will take note of who is queueing. We had to kind of stand by the side of the table that were almost done to make sure we got our table.

Just a minor note; I got a small burn on my finger because they served a small bowl soup which was so hot my finger had a blister the next day after moving it in to avoid spilling it. Seems like their staff trained in some form of iron-finger martial art as he seemed fine from holding that scalding hot bowl from tray to table. He did warn me it was hot, but I never expected it to be scalding hot. So, just take caution if they warn you something is...
