Really hate to write a bad review because I usually don’t have any trouble with bubble waffle. However this location’s staff was not professional at all. I ordered online ahead of time , and I arrived 25 minutes after to find that the staff was playing on her phone and didn’t see the order at all. I waited another 15 minutes as she said she would make it now. After I got home and tasted my food, the drink only had one lemon end and was not reduced sugar as I asked for; the bubble waffle was so burnt on both sides that I couldn’t eat it. The chicken rice was okay. First time being served burnt food. Really disappointed.
*Edit: Exaggeration or not, pictures tells the truth, nothing to argue here or be mean about it. It’s not just a bit burnt. Looking at other photos posted here, I don’t think the machine makes it like that everytime. Either way, I am Just writing about my experience here and didn’t ask for anything. Instead of blaming the customers, maybe check on your machine so it won’t happen again for the next customer? Everyone is welcome to write and read about our responses. I also saw the way your reply to negative comments are pretty rude, I don’t see other successful business owners replies like that. Hope it will improve....

My boyfriend was hungry and decided to try them out. The Hainanese chicken rice was gross. The chicken tasted old, and the rice was reheated. It was served with the most icky dark soy sauce I’ve ever seen.
The bubble waffle was the most disgusting in all of the lower mainland. It was tough to chew on, and had no flavour or depth. The milk tea was ok, but the pearls were overnight ones and not fresh. We had to throw away most of the order and regret paying $17 for such miserable food.
I’m not sure how much longer they can stay in business if they can’t get it right. There is tough competition out there so they better smarten up soon or be out of business. You cannot trick the locals as there are so many options. There are countless places charging less for better quality i.e) Richmond Asian food courts
For now, go to the other Bubble Waffle at 49th and Killarney. They execute all their items perfectly and are a great husband and wife team. They’ve been around long enough to iron out any kinks and have a steady stream of customers and take out orders. They take pride in what they do and...

We ordered around 11am when it opened and got the salty chicken meal with egg waffles. When the woman in the back was preparing our meal I saw her drop a container of fish balls on the ground. She then went and picked them up, rinse them off and put them back in the original container. We were so disgusted, I was worried I would get sick from my meal the whole time because she never changed her gloves. The chicken was soggy and probably leftover from the day before as I saw her reheat them, we also saw her place our rice in a container on the edge of the sink which I question if that’s food safe. The whole kitchen is narrow and cramped. I’m honestly not bothered as much about my food, but what she was planning to do with the dropped food.
