I confess I have mixed feelings about this place. On the one hand because I arrived with a sprained ankle they were gracious to give me a room very early that was all ready, instead of the one I would have received had I arrived later in the day. I stayed cooped up of necessity for 2 days. The attitude they showed was always friendly. And the room itself was clean spacious and remodeled with remarkably modern bathroom fixtures and wonderful air conditioning that worked perfectly in 97° temperatures! Thank God!
There is a restaurant associated and I ate there one night. I couldn't eat there the second night because they were closed on Wednesdays. But I must say the food was good, the wine selections were amazing, the table settings remarkable, and service was good. You could see a chef with a top hat and a sous chef with a top hat through the glass in the kitchen.
On the other hand, the outside appearance is deceptive because it looks "run-down" and doesn't have much of a reception area at all; only a wide place in the hallway with a beat up desk. And perhaps most surprising of all there was no one there. There was only a small type written note that said to check in please call this number. I couldn't believe it. Maybe it's me but my first impression was pretty bad.
And another matter was the breakfast. I was given a slip of paper to go around the corner for breakfast each morning. That may be because the restaurant was closed the first morning and I don't understand about the second morning. Anyway I went to the location and it was a bar and there was no explanation given as to what I was permitted to choose. I chose a pastry and a foucasio and a cappuccino. But when I asked for a small bottle of water I was told I'd have to pay for that. This is certainly different from the open buffet style breakfast at most of the locanda's where I stay. It put me off enough that I didn't even bother to go back for the second morning free breakfast.
I spent two nights here and because I was pretty much laid up, it was the room that was most important. So I really can't complain.
But to be honest Sansepulcro does not seem a particularly lively or attractive town. I would not choose to go back either to the town or to the...

The location is about 5 to 10 minutes both from the railway station and point where long distance buses stop in the town. Suggest have a map to hand and a sharp eye when walking along the street where this place is as it could easily be missed.||||When I arrived, the door was open with a handwritten note with my name on asking me to call the proprietor. He answered straight away and was literally a short distance away. He checked me in, I settled up there and then as I had an early start. He was good enough to give me a smalldiscount of €4 for not taking breakfast in the morning.||||The room was OK. By no means modern, but at the same time not old and in need of updating.
