Update 4 Oct 2022 Beware with Livein (Hostel Hunting) comapny when renting. It does not pay back my deposits!
This is a long review. In short, please consider before renting or purchasing an unit here. The engineering design of the building is not human-friendly.
The whole building is built on a steep slope. So, the residents have to walk down several slopes to leave here. Residents will walk through the first slope in the building to LRT station and the second slope outside of the building, if you go to the commercial districts/supermarkets nearby. The vicinity of The Hamilton looks close to its neighbour, but considering the vertical distance and time travelled, it's not so close. There are many sources of noise polluton too, LRT, constructions of two sites, vehicles from highway..
The drainage design is terrible. As you can see in the first pic, the water was clogged in the relatively flat area of the slope. There is a drain, but lack of maintenance as it always full of black mud. And the clever part is, the LRT gate is behind this water pond (at the right of first pic and the upper middle in the second pic). So, you either wet you feet and shoes, or get an accidentally splash by the vehicles using the road.
Amazingly there is no designated pedestrian pathway for residents. The so-called walkway is just a green colour path on a road used by the vehicles in this building. So, the pedestrians are sharing the road with the vehicles. There is no separation, so it is dangerous when the vehicles pass by, especially when the motorcycle riders want to dodge the bumpers and cross the pedestrian pathway instead (refer pic 2). A blind spot is also present at the sharp corner, although mirror is installed (refer pic 2 upper right), vehicles still brake urgently as they're not expecting people are there. The "roof" is just an extending cement block from high above, which serve no function when it's raining.
No complete installation of windows along the corridors, wondering why only the first half of the corridors were installed, so it's possible for rainwater to pour in. Pic 3 is just a slightly wet floor, but possible water may accumulate there, as they build drains below the windows. Argument may about this is for the wind circulation, but rainblocking strcture can be build to avoid this issue.
The poor coordination of lift caused the residents to wait longer. Some lifts will just stay there and not moving, even during the peak hours. You can see another review about the lift. Lift maintenance is common.
Security is another issue. Although there are many security guards, but the qualities are mixed. Some will greet you and some are arrogant, same goes to helpfulness. Sometimes residents are unable to open the door as their hand are packed with things, but the guard just sit at counter and being a security guard with heir phones, not bother to help the residents. When I moved in, one of the guards shoo me because I put my printer on a chair for just a moment, while there is no one there except us.
The guards patrol frequently, but there is no CCTV in the residents floors. Anyone can enter the building by walking without any registration. Kind of dangerous.
Parcels are put onto a rack outside the lobby. Everything is organised until there are too many parcels. So most of the time it's a messy area, but at least there is a CCTV to monitor the collection rack.
Last point is more personal, please ask the agents to book a carpark when you have a tour. In my case, the agent from Hostel Hunting Sdn Bhd simply told me to drive my car into the building, without helping me to do any registration. As result, my car was clamped and lost RM50. The guard was also cunning, as he asked a person to stay, otherwise he will clamp my car. My girlfriend was staying in the lobby just in case he asked to remove the vehicle, and the guard was well aware of that. He clapmed my car and insisted that the person must...
Read moreI have been staying here for 5 years. Compared to other places, Hamilton is by far, the most value for money.
Pros Strategic location & affordable. Near LRT, malls, 24 hours clinic, Columbia Asia, Aeon BIG, Grabs, lots of restaurants, banks, police stations.. quite accessible everywhere. Rent cost is not that expensive considering all the ease of access, facilities, facade, security, and LRT private access. Security is tight. Airtight and safe around here. Parcels can be stolen though (so does other place), but enough security CCTV footage and visitor records to trace and put a criminal record on someone with the police. There has been no record of housebreak (worse in PJ). MO and JMB. Super efficient and responsive! Communicative, respectful, helpful in any emergency, and reliable. They usually reply very fast if you email them. They have done the most progress for Hamilton since handover from developer back in 2022 (with a lot of problems like lifts). Kids and family friendly. Playground and pool are clean and well maintained. In addition, neighbourhood playground and AmanVille (which was the most value-for-money paid playground in KL, I think) is also available 😆. They even have an herb garden free for residents use (curry leaves, lime leaves etc). Clean! Rubbish refusal room is collected once everyday / every other day. There is absolutely no problem w household rubbish 😄. Parking spaces are all quite near to lifts. Vertical parking floors making it near to lifts. Don't have to fight for parking here, all assigned. You can park illegally but outside the compound (where can get fined by DBKL). View. Is. Amazing! Either KL skyline or lush green Genting, every view is a bliss. Fireworks are almost on every festive season, enjoyable view. Neighbours are nice, professional people. Not much domestic or social issues.
Cons Lifts. It is now well maintained w very few breakdowns. Only the number of lifts are quite small compared to the number of residents, hence the slow traffic in peak hours. (But all the same in other high-density residence anyway) Wind. It is very strong near 2-3 am almost everyday. Please close your window and sliding doors. Hill. Several flights of stairs to climb for LRT private access. I'm okay with it since it is my exercise. Not recommended for those with bad knees or athritis. Most of the condo's in Wangsa Maju are built on a hill anyway. Hoping for one day they will finally build a travelator or lift 😘. Noise. Can't complain since LRT is needed. If your unit is properly sealed, then not much difference. Worse in Ara Damansara (maintenance testing routine and daily storage of LRT). Stray cats. Once in a while they pop out, leaving poopoo 😅.. Car access card. Idk why but the reader is quite hard to capture even after waving and reversing to and fro 🥴.
There are pros and cons with every condo. Personally, I enjoy living here 😁. To...
Read moreNoted a few bad comments on this project, but pls. do consider that there is no perfect location / perfect housing residence in the world. You are not paying a rent of RM 10k per month or RM 10 Million for an ideal residence which go according to whatever you want or whatever you wish unless you built your own palace in an empty land. If you are expecting high standard of living, you should not even look at the condominium at Wangsa Maju area. Please look at the landed property or condominium at Damansara Height, Kenny Hill (Bukit Tunku), Mont Kiara. Why do you want to rant since you are paying minimal?
Close to LRT – there is always two side of the coin. When you want to have a location close to public transport, some level of noise pollution is unavoidable. As long as you are able to sleep peacefully in the unit, means the noise level is bearable (and it is not like you live in the manufacturing factory with high frequency machine noises.)
Lift maintenance – The previous management office did not do a splendid job for the lift maintenance. Thus, there were backlog which current maintenance need to clear, i.e. frequent maintenance necessary to improve the lift performance. The situation has improved.
No CCTV in residence floor – there are at least 2 card reader needed before access the residence (car park and lift access card). Even someone is not registered on the first point, he or she can’t get into the premise via lift as access card needed at lift. This is not a 5-star hotel for goodness sake. Even for some Condominium I stayed in New York, London, Singapore, they do not have CCTV on each residence floor. Am currently staying at a USD 2 Million condominium in New York, FYI, there is no CCTV on each residence floor as well.
Quality of security guards – even in a workplace or an organization, the quality of employees are mixed. We are not hiring the top-notched security guard, with well-ironed suite, polished shoes and expect them to ask them to open the door like those in branded boutique. ASK yourself whether you are 100% concentrate on laptop / work all the time during the office hour? Of course there are time that people might be relaxing,...
