--IQ PAVILIONS BREACHES TENANCY AGREEMENT CONSTANTLY--
Okay, so this is going to be a long one so buckle in.
I lived in Pavs for the first 2 years of university and for the first year there was no major problems, I mean sometimes maintenance was a little late but nothing too serious.
However, then came along the chaos that was second year! I don't know whether it's related, but it all started to go to hell when Pavs went from being Prodigy Living to IQ. management went out the window, staff almost overnight stopped being helpful and because quite negligent.
The first thing (and this is the big one) that made me certain Pavs was now the worst place to live, was the blatant lying which the staff constantly did to my face. Our refrigerator broke in the first few weeks. No problem, just let maintenance know and they'll either fix it or replace it for us. They came, confirmed it was broken and then left. We didn't hear back from them for a week! At this point food had gone off, we couldn't keep milk or any perishables and the fridge flooded the kitchen as it had defrosted itself! After a week I went down in person to speak with them about it and they said their fridges were on the way. A WHOLE WEEK later (2 weeks with a broken fridge) I went down to speak to them again, as there was no sign of a new fridge. I was told the same thing by staff who obviously didn't give a toss because they all have functioning fridges at home. So another week passes (3 weeks at this point) and once again I'm told the same thing and I'm really pissed off. I come back on the FOURTH WEEK when I spot them moving fridges into the storage rooms and ask for our long awaited fridge. Guess what? They say "we'll move it in tomorrow for you". At which point I blew up and asked to know when the fridges had been ordered because I refuse to believe it takes 4 weeks to order a fridge. The guy in charge of all that stuff (everyone kept passing me onto him when I asked about the fridge) said that the order date doesn't matter now because the fridges are here. He just kept saying that! Of course it still mattered, me and my entire flat lost 4 weeks worth of food and had to order expensive meals in because of it. In the end he refused to tell me when they were ordered, so I reported him on one of their complaint forms. After all this I asked to speak with the manager the following day, she wanted to compensate us all with the total value of what food was in the fridge at the time. Absolutely absurd! We were not holding on to 4 weeks worth of rotten food! As well as all the money we had to spend on extra food. In the end we all got a measly £99 which I'm still pissed off about now. 4 weeks without a functioning fridge should be 4 weeks worth of rent taken off, as it is stated in the "Our Obligations" section of the tenancy agreement, as I quote "maintain the installations in the Building and the Room for the supply of water, gas and electricity". This includes fridges! Basically what this showing is IQ Pavilion's complete disregard for a binding contract! They broke the tenancy agreement and they have taken zero responsibility for this. If a resident was to break the tenancy agreement, they would have to face the consequences.
So Pavilion not only broke the tenancy this one time for FOUR WEEKS, they did it again when we were left without a functioning oven for two weeks.
Finally our front door was completely broken and could be easily pushed open with the slightest pressure and this took 4 months to fix. Putting all of our possessions in the communal area at risk of theft!
Overall I can conclude that IQ Pavilion's is by far the worst student accommodation to live in as of 2017 onward. It's good to know they don't give a damn about the contract which you as a resident and them are both involved in as they'll just benefit the rules to suit themselves.
Unfortunately I am away as of tomorrow but I will be getting back in contact with Pavilion soon regarding the remaining 3 weeks worth of rent we are all rightfully owed.

Read moreUnfortunately our excitement at securing an IQ Pavillions Lincoln two bedroom twodio apartment for my son and his friend joining their first year, quickly turned to horror on check in night.
Been forced to prepay £1600 by extortion for the privilege to secure a "fastpass" which is really a lever on bank of Mum and Dad since the young people have not received their student finance sums until 25th Sept.
A scheduled check in time for 11pm at night (yes you read that correctly, which self-respecting customer focused business does that?) which was with the overnight security team.
Upon arrival at the apartment being greeted with the unholiest of smells - so bad I reported the situation to the Council environmental health team the following morning as someone really should follow this case up. Initially the Security Guard was "there's nothing I can do until morning" and only when we started talkiing about going to a hotel room did the possibility of the show room magically get conjoured up. When I asked him how this room compared to others in his experience he admitted "I have seen some grim rooms in my time, but never one this bad on check in night".
To describe this room and its smell was like puke, piss, alcohol, BO,. drugs, cigarettes and chip fat all congealed together in your worst knightmare. Gaggingly bad and an indelible smell you can still remember days after. Not at all fit for habitation.
Finding out the following morning that the apartment my son had been booked into was supposed to have been retired and not sold as the team KNEW this room was bad and unhabitable. Sure the sheets were clean and someone had even left the cute "welcome to Lincoln" gift in the room. They must have run in dropped it off, between gagging and run straight out again. How their team allowed this to happen is a huge systemic failure.
The IQ Pavillions team on Monday sent their cleaning team, who were there for no more than 30 minutes giving everything a cursory spray and wipe. Proud of my son who insisted on the mattress being exchanged and yes they brought new mattresses but the room still smelled beyond rank.
-Realising the IQ team were basically going to do nothing further my son went to local store and stocked up on gallons of bleach, gloves and cleaning products. He and his friend scrubbed the whole place down for 3 straight days instead of getting settled into their Freshers week. Including the ceiling tiles and behind the wardrobe was was thick with black grime. The bedframe was disgusting and had to be dumped outside. He used so much bleach he had a sore throat after.
Now having a room which was verging on clean, the IQ pavillion now have the cheek to demand my son pays for a car parking pass £700 for the full year. Their focus on money and not at all on the students is beyond unbelieveable.
FLAT 10B in Building D1 - and our experience of the IQ pavillion team does not deserve even one star.

Read moreNever ever stay with this accommodation. You pay so much money to live here yet the room standards and maintenance is ridiculous. I stayed here for my first year of University and I had silverfish (which I got told was my problem to sort out), mould in my bathroom and bedroom, a shower leak which then caused more mould and ruined everything i owned that was stored under my bed. My toilet once broke on a Friday and no one could fix it until Monday apparently so I couldn’t use the bathroom, especially since the one at reception was also broken. I developed a UTI and when I told the security about this problem I was laughed at. I also got severely sick from the mould and was in hospital. When I told the accommodation and put in several complaints, they offered me a £100 voucher, which is nothing considering you pay £5k +. I had to leave before my last rent payment was even due and I missed so much University as I had to keep going home due to being so sick. Not to mention how this all affected me mentally. The staff are so disrespectful and honestly it’s disgusting how I was treated here. Honestly ruined that year of my life and I’ve not been the same mentally since. There were many other problems (no heating, no hot water and even changing locks without telling us). However, I think the ones mentioned are the most detrimental. So I will say again, never stay with this accommodation unless you want contract violations. 1 star because there was one member of staff who was lovely and tried to help me as much as she could (she had short pixie cut blonde hair) so shout out to her because you are the only kind and professional...
