MINUS 1 STAR - "Day to day logistics for tenants" The act of getting into and out of your unit could be considered a disaster. Over Thanksgiving 2024, all 4 elevators were knocked out of service - the management company is still working to resolve that issue as I type this (4+ months later). Being on the 21st floor, walking up and down 21 flights of stairs to leave/enter the building was quite the inconvenience for several weeks. Regardless of that event, there always seems to be 1/2 elevators out of order, leading to 10+ minute waits for residents, only to be greeted by an elevator filled with 12+ people and having to catch the next one in another 5-10 minutes. Entrance into and out fo the parking deck is also a mess - there is only 1 entrance/exit for residents and uber drivers/delivery people/door dash drivers regularly block the entrance to drop off food/packages etc. It is not conducive to having residents enter or exit the building at all. Inside the parking deck, the driveways can barely fit 2 cars at a time and I have had numerous close calls with other residents coming around corners on the wrong side of the "road" and nearly hitting my car head on.
MINUS 1 STAR - "Parking Validations, Vistors, and Air BNB" You have to pay $75 per month to park your own car at your own apartment, so be sure to add that to your rent cost! You also are rationed 6 parking validations per quarter for friends/family. Unfortuantely, my partner has had to pay hundreds of dollars over the course of my lease to visit. The complex has had Air BNB renters in the building and that could be viewed as a cause of concern for potential renters and existing residents. Overall the parking/visitor policy is very expensive and inconveniet.
PLUS 1 STAR - "The Unit" Arguably the nicest unit I've rented or seen in Atlanta. Really well made and has high end appliances throughout. There is little to no noise polution from nearby residents or the streets below unless you are closer to the ground floor. The floor to ceiling windows in my unit were great. Their units are on the smaller side but they are nice and well made.
PLUS 1 STAR - "The Amenities" 2 pools, a nice gym that was remodeled, a sauna, and rooftop dog park was nice to have. The pools were well maintained and I never got a notice about them being out of order or people being too noisy late at night. Overall a great amentity package for tenants.
PLUS 1 STAR - "The Location relative to other places in Atlanta" I never felt unsafe or having to look over my shoulder when inside/around the apartment building or surrounding areas. You are a quick walk from Buckhead village and its restaurants/shops. You can easily walk to Publix, Barnes and Noble, Fetch Dog Park, etc. You can easily get to (after finding a way out of the building) Brookhaven, Northside Parkway/West Paces, Midtown, Morningside, I-85 and I-75.
Not included: Pricing - every apartment complex these days has dynamic pricing that changes by the hour, so this building is about on par for what you would expect for nearby similar properties - Hanover, The Residences, etc. However, there are some additional fees tacked onto the rent number you see advertised online that will add up to close to $200 when its all said and done.
Overall - this is a sufficent place to live in Buckhead Village. Your pricing is not extraordinarily expensive, nor would it be considered a "deal" relative to other complexes. You will be able to enjoy a nice array of amenities and feel safe living here. However, the day to day headache of getting into and out of your unit/building is a reason to explore other options that may be better maintained. That, coupled with having any visitors pay north of $50 for a weekend visit was enough for me and other residents I know to not renew after only 1 year living here. Read moreWhen we first moved to 3005 Buckhead in 2021, we were excited about the prospect of living in a "luxury" apartment with great amenities and a prime location. Unfortunately, it’s been all downhill from there, and we can’t in good conscience recommend this place to anyone considering it as a new home.
Core Issues:
Incompetent Management: The property is currently managed by FOL Management, the fourth management company to take over the building in less than four years. What does that tell you? There’s a revolving door of management, and each new company seems worse than the last. The current team is unresponsive, disorganized, and often passive-aggressive in their communication. Despite multiple in-person meetings and promises, none of our concerns have been addressed. It’s clear they do not prioritize the well-being of their residents.
Unresolved Maintenance Problems: Basic maintenance requests, like fixing our AC, go unanswered despite repeated follow-ups. This level of neglect is unacceptable for a property that claims to offer a luxury living experience.
Non-Residents Overrunning Amenities: The pool, which should be a relaxing space for residents, is frequently taken over by large groups of non-residents throwing parties. This has been happening since we moved in, and management refuses to address this serious security and quality-of-life issue. When we raised concerns, the concierge staff claimed ignorance and offered no solutions.
Serious Security Concerns: Over the years, there have been multiple shootings and other serious incidents in the building, highlighting ongoing security concerns. Management’s failure to control access and ensure resident safety only adds to the growing list of reasons why living here is a mistake.
False Advertising: While the location and amenities of 3005 Buckhead might initially draw you in, don’t be fooled. The building's management fails to deliver on the luxury experience they promise. It's no surprise that so many residents are moving out, and it’s only getting worse.
Untrustworthy Reviews: Be wary of the 4-5 star reviews you see here. Many of them are likely from new residents who haven’t yet experienced the reality of living here, or worse, they could be artificially inflated by the management. Our experience has been so negative that it’s hard to believe any long-term resident could give this place a positive review.
Recent Incident: On November 29, 2024, a major water damage event caused all elevators to be shut down. Despite the severe impact on residents, management failed to provide timely communication or adequate support. This incident further highlights the incompetence and lack of concern for resident well-being demonstrated by 3005 Buckhead's management.
In conclusion, the only thing “luxurious” about 3005 Buckhead is its location, but even that can’t make up for the terrible management, serious security concerns, and the steady decline in living conditions. 12/1 update: the building flooded on Friday and we have zero elevators working and the management has not communicated any estimates for restoration . Having to walk 18 flights of stairs for over 3 days and counting is unacceptable. Also the building is fully a Hotel now. The website offers nightly stays lol … but they won’t address that to residents . Wish I could give zero stars!!
Lived here almost 2 years and I’m not one to leave a bad review but this place has gotten out of hand.
Current issues:
Safety: multiple homicides in the building, car break ins and attacks in garage at least once a month. Management continues to do nothing about it and continues to not address safety concerns. Management also lists units as Airbnb’s which is an extreme safety risk to actual residents. They refuse to disclose that they are doing this to any residents but multiple complaints have been risen and management acts oblivious that it’s happening. You can find all the listings on airbnb!! Front desk lets anyone up with no regards of checking id’s.
Amenities: amenities overrun by non-residents. Lease documents clearly states max of 2 guests per resident but the pools are overrun by 30 random people weekly throwing parties. There’s also gym fitness classes taking place weekly with non residents overrunning this amenity.
Infestation of cockroaches that management refuses to address. Probably because of the disgusting state of the dog park amenity. Dog waste is consistently left behind and management once again does nothing to ensure residents are picking up after their pets. They send an email saying they’ll fine you but never do which just encourages the fifth. Dog urine and feces constantly in the stairwells.
Smoke: this apartment is supposed to be smoke free but the elevators, hallways and garage reek of cigarettes and weed.
Dog friendly: this apartment is dog friendly but clearly states in the lease with exceptions of specific breeds. This obviously doesn’t apply since management continues to allow all aggressive breeds and known aggressive dogs to move in. Multiple dog attacks and aggressive dogs live in the building and management continues to let them use shared pet amenities and live in the building.also all air b and b listings for this building say dogs are allowed so you also have random people and their dogs using the amenities without any reassurance of dog vaccinations or friendliness of pup. Why do we pay a pet fee every month then??
Elevators: building only has 4 elevators but 90% of the time 2 are unavailable resulting is long waits and they take 4 weeks to be repaired.
