I strongly urge you not to live at Campus Crossing Briarcliff..
My experience here has been frustrating and stressful, and I want to share the details to help others avoid the same issues.
When I moved into Campus Crossing Briarcliff on 8/8/21, I received an apartment that was dirty, uncleaned and essentially not prepared for me. Despite the condition of the unit, I had no choice but to move in as I was new to the state and had nowhere else to go at the time. This should have been a red flag, but I hoped things would improve during my stay.
In addition to the poor condition of the apartment at move-in, getting clear communication from management was a constant struggle throughout my time here. Any issue I raised was ignored for weeks until I escalated the situation by presenting breaches of the lease. Even then, the response was slow and often inadequate.
Management also made false promises that led to the signing of my lease but never delivered on those promises. The situation was made worse by the constant changes in the management team. With each change, the quality of management went from bad to worse.
Now, during the move-out process, management is attempting to charge me for damages and cleaning issues that were already present when I moved in. To make matters worse, there is a level of fabrication of damages that did not even exist during my move-out—something I have never seen in my life. They provided pictures of items that aren’t even from my apartment. With an issue like that, you would expect management to respond promptly, but no attempt has been made.
Update as of 8/15/24 :A response from management only added to the frustration. Instead of addressing the clear evidence I provided, they dismissed my concerns, claiming that the images I submitted did not match their records and even suggesting that some photos were of different rooms. They went so far as to imply that the documentation I provided, which clearly shows the state of the apartment at move-out, was not comparable or accurate. This is especially frustrating considering that all the images were screenshots taken directly from the video I provided, as well as from the email I sent at move-in, clearly stating that the apartment was not turned over. The level of disregard and dishonesty displayed by management is truly appalling.
Legal action is underway due to the unacceptable lack of transparency and professionalism at this apartment complex. I hope my experience serves as a warning to others. Many students have faced similar issues—consider filing complaints with the Attorney General's office or seeking help through small claims court or legal aid services. Student apartment hunters: if you want a better living experience, I strongly urge you to look elsewhere.
Pros: Convenient location near Emory University It is part of the Campus Shuttle Route
Cons : Dirty and unclean apartment upon move-in, which was not addressed by management. Management attempts to charge tenants for pre-existing damages and uncleanliness at move-out. Fabricated damage claims, including pictures of items not even from my apartment. Constant issues with communication; management often ignores tenant concerns for weeks. False promises made by management, leading to lease signing but never fulfilled. Frequent changes in the management team, with quality deteriorating over time. Overpriced for the quality of living provided. Thin walls with poor sound insulation. Dirty pool that is not well-maintained. Printer in the common area that never works. Gym machines that are frequently out of order. Water dispenser in the gym that never works. Delayed maintenance on critical issues like AC units. Defensive or unresponsive management when issues are raised.

Let me tell you my experience. Below I am talking about the pros and cons of my experience at CCB, fees that I 've paid in the past (since many people argue about fees), maintainance, etc.
PROS of my unit
-Easily and fast accessible -Route B, Emory shuttle right outside -Free high-speed Wi-Fi -Partial pool view -Quiet -Fully Furnished -A fan in the living & in the bedroom -Walk-in closet -extra Shoes closet and coats closet -Amazon hub where you can receive your orders anytime Not necessary to use a lot the air-conditioning (ground floor unit pros). In general, the unit tends to be warm in the winter, cool in the summer. The fans do a really good job balancing the temperature in the summer, too.
CONS of my unit
-Noisy air-conditioning machines right outside my window (ground floor unit) -Direct sunlight only a couple of hours a day in the afternoon (ground floor unit general cons)
RENT PAYMENT AND FEES
First of all, it was very easy to apply online. I paid a $200 Administration fee and $75 Applicant fee. (If you have co-Applicants then each one of them will have to pay $75.) At the same time, it was very important that I could reach out a management agent via phone and ask a ton of questions!
One month before my move-in I submitted the full amount of my rent payment. Then, when I arrived at CCB in the Move-In day I paid a $50 Move-In fee.
After that the only payments I 've been submitting are for my rent.
MANAGEMENT
Kirstine and Briana, who work at the leasing office (management office) are always kind, smiley, super helpful and have answered clearly all of my quenstions. Thank you both so much!
They are available in the business days and on Saturdays!
Note that when I renewed my lease here I forgot that the amount to pay had slightly changed due to the lease renewal, but I received a kind e-mail by the management team notifying me to check the amount I paid.
MAINTAINANCE TEAM
It is good for you to know that the Maintainance team of CCB acts fast and fixes any maintainance unit problems effectively.
I love the fact that I only have to submit online a simple maintainance form and in 2-4 business days they always come and find effective solutions. So far, I 've used this forms changing any (non-working) lamps of the unit, fixing the washer machine - in which case the team came and replaced both the Washer and the Dryer by NEW ones (!) - , changing the dishwasher's filter, disinfection/decontamination purposes which was a lot more effective that buying and spraying with Raid, etc.
So, I give a lot of credits to the Mauntainance team, which consists of people who always find solutions to maintainance unit problems either by fixing or by replacing. Thank you!

I was a good tenant - I paid my rent/utilities on time, I complied with rules, up kept my space and kept things always very respectful even though I haven’t always received the same treatment. Upon moving in my room and common space was filthy. It had cabinets and draws missing doorknobs, broken storage components in the fridge, hair all over couch, washing machine and dryer that never seemed to been cleaned before, hairballs and stains on the carpet, dirty shower walls. My family and I contacted maintenance and made the best that we could have with the situation. They denied my request to clean the carpet, stating that it was shampooed prior to my move-in. If it was shampooed why was hair so embedded in the carpet. I cleaned when I moved in, cleaned up after my myself, and cleaned up after whenever maintenance came in. Maintenance was good for the most part. But they often left dirt from the shoes and dust from their work that I would have to clean up. During both of the my winter breaks, while away, they entered our apartments and turned the heat up to 80 degrees but would not reimburse residents for the additional heating costs they costed us. They entered our apartments multiple times, while away to perform inspections and never communicated with us any of their findings. That is why I am so shocked to have moved out and being charged additional ridiculous cleaning fees. Campus crossings is money hungry and this is concerning considering they are supposed to be providing affordable housing for college students. They charged me $25 dollars every month for living on the 4th floor, when the apartments on the 4th floor are no different from the apartments on any of the other floors. They charged us a full month’s rent for the month we were moving out, even though we technically only lived there for 18 days. They claim they move us out early in order to clean and prepare for the next set of residents. But prior to us moving out they sent us a three page document entailing all the cleaning residents needed to do in their apartments. They charged us $85 each month for gated reserved parking just for the gate to be broken almost 75% of the time and for people to park in your “reserved space”. Don’t even get me started on bugs - gnats and roaches. I didn’t plan to write this review but they are truly menacing students with move out costs after milking us for our money all throughout our lease.
