We (3 adult women) booked this condo via AirBnB Listing: "Majestic Sun condo with direct gulf views" back in February for a quiet beach getaway and our trip was anything but relaxing. ||The Location: My first piece of advice is, if you are not a large family of loud children, don't go to Destin. We booked for October figuring it's the start of the school year and most families won't pull their kids out of school and there would be less children. What we didn't know is that most schools south of Indiana have a fall break and we had the terrible luck of picking that week. It was packed with children. Now if you are a family with small children, I think Destin is a great beach spot. The water is very shallow for quite a distance and there's a ton of attractions for kids even on rainy days. I also want to note that the beach is not great for anyone with accessibility issues. It's across the street, then down a flight of stairs, and there was also a big slope to get into the water. Just an FYI for travelers. I will also note that Majestic Sun is HUGE with only 1 small indoor pool and 1 small outdoor pool. They would really benefit from more pool options for so many units. The outdoor pool also wasn't cleaned and was full of twigs, leaves, bugs, etc. ||Now let's get to our condo.......our "host" was Ginger, property management executive at Destin Luxury Real Estate & Rental. When we arrived, we noticed many cleanliness issues. Basically only the bare minimum is done between guests. Bedding, towels, sweeping. None of the walls or trim are wiped down, the comforters are not washed, the furniture and rugs are not cleaned. Every single throw pillow was stained, dingy, and falling apart. We immediately took all of them off of all the furniture. Same with the comforter that was also super gross. I slept with no blankets the first night until I found a clean one in the closet that I wasn't completely grossed out by. Thank god I always bring my own pillow. There were questionable smears on both bathroom doors. What looked like a blood splatter on the bathroom wall. All of the vents throughout the condo were filthy and peeling paint like they tried to paint over the gross instead of clean it. And the mold....Mold on our shower curtain and shower liner, mold around all the vents. Both shower curtains in both bathrooms were RUSTED TO THE HOOKS. The patio door track was disgusting. And every rug in the unit has clearly never been cleaned beyond vacuuming. There was gum smashed into the rug in our room. My sister refused to put her bare feet on that rug. We found 2 beach chairs in the master bedroom closet and went to pull them out of the bags to look at them and they were FULL of sand. Rusty, old sand. These are not nit-picky, minor things. We tried to ignore it all and not be "difficult" but, in retrospect, that was a mistake. We were not comfortable. My sister booked this room and contacted Ginger upon check-in Saturday night that we only had 1 wristband. Wristbands are required at Majestic Sun to use the pool, fitness center, etc. We didn't hear from her until Monday and my sister had to go to the HOA office to get more. No apologies, no nothing. I also want to note that the AC in the unit is locked at 70 degrees and cannot be adjusted any lower. This made me VERY angry, personally, as I am always hot and if I'm paying for a place to stay, I should be comfortable. Everytime we came back to the room after being out, it was warm and humid in the unit. We also mentioned this to Ginger and she didn't even acknowledge it. || And if this all wasn't bad enough, late wednesday evening I was sitting on the living room sofa (that is also a pullout)...on top of a beach towel because both the couch and loveseat were covered in stains....when a bed bug crawled across the middle cushion. I'm very familiar with bed bugs from my prior job with DHHS. We were disgusted and immediately tore apart the entire unit, checking all furniture and bedding for more. We found one other dead one under the bed in the 2nd bedroom. And as a bonus, more mold on underside of the mattress! ||That was it for us, we were done. We took photos of everything and contacted Ginger on AirBnb and her 2 contact numbers (she doesn't like to answer, so you need both.) We got almost no sleep that night because it was too late to pack up then, so we packed up in the morning and left 2 days early. Ginger didn't call us until Thursday afternoon and offered flippant apologies, many excuses for all the mold (people leave the patio doors open) and cleanliness problems (it's right after the summer rush and they haven't come in yet to do a thorough cleaning), and only refunded us the 2 days we would not be staying. She also told us that they did have a bed bug issue and had exterminators in to spray a few weeks prior and this was never disclosed to us. Unacceptable! This unit desperately needs a complete scrub down, new bedding and pillows, a new cleaning crew, and a new host! And shower liners are super cheap....change them or wash them! I am appalled we were still charged $200 a night for a unit more disgusting than a $50 a night motel. The photos on the listing are clearly years old and when we looked at more recent reviews from September and October, they echoed our experience. ||Save yourself the headache, and do NOT book with Destin "Luxury" Real Estate...
Ā Ā Ā Read moreDO NOT STAY AT THESE CONDOS!!! Entering the condo the furnishings were a bit dated but nothing terrible and view was spectacular. Beautiful View! As evening fell roaches......(YES ROACHES) started to emerge. We started killing them with our shoes and found bug spray under the sink and started to spray. The following morning I put in a complaint to the 24 hour help. Their initial reply was "There is some bug spray there" mine was " Yes, we found that, however, I do not want to be an exterminator during my vacation". After about 15 minutes I received a call from a rep that seemed very apologetic and agreed to move us to an upper floor into a different unit. He gave us the room number and said that we will receive a call instructing us when we can relocate our things to the upper floor. That didn't happen, instead I received a text saying our current room was no longer available for the remainder of our stay due to maintenance no mention of the unit the other person had promised. It was followed by an email stating we could select from a provided list a different unit. However, those units were in a completely different LOCATION, not in the area we booked for an event we were to attend. I told the lady we don't want to move to a completely different area (we were hours from the start of the event). She seemed irritated that I wouldn't pick something different. After I hung up, the first gentleman called back stating he saw I declined the move and I said because they didn't offer the room you mentioned, they wanted to move us to a different location. He was confused to why they didn't pay attention to what he noted. He said he would send some to spray ASAP and apply a monetary compensation on Monday, we have not seen any monetary compensation. They did come to spray, although it was partial spray and they didn't list to us when we told them where we saw them coming from. The spray initially took care of the problem for 24 hours then were back. I felt HORRIBLE that my friend were exposed to a $1200 Roach motel stay!!! PLEASE DO NOT STAY AT THESE CODOS...

I'll break up the review into 3 sections: ||1) OceanReefResorts - who manages this specific condo (and others)||2) 1200B Penthouse in Majestic Sun||3) Majestic Sun property 1200 Gulf Shore Drive, Destin FL||My family and I stayed there Dec 13th through the 17th 2020. Weather was mid to low 60's during the day and cooled off at night (40's). ||OceanReefResorts - this company is GREAT! they were very polite, professional, and kind through my entire interaction with them from booking through check out. ||I highly recommend working with and booking through OceanReefResorts.||Durning our stay we had a few questions and one complaint and OceanReefResorts was available each time we called and even had maintenance people on site to help in person with mins. I cannot give enough praise to the staff at OceanReef Resorts Fantastic people there. Thank you!||The Penthouse property 1200B is luxurious for sure. Hand painted and detailed every bit of this beautiful penthouse. High ceilings, amazing ocean views, custom stone work everywhere, art work and attention to detail in every corner, and ample space for everyone. But, the mattresses and carpet need to be replaced. I did send the complaint immediately about the mattresses which are in need of replacement - seems like an easy enough thing to fix so hopefully they take care of that for anyone who stays here in the future. ||Majestic Sun building and amenities - kept up well. Indoor pool is heated and was great fun for my whole family even when temperatures outside were cool. As well as the two hottubs which were also great morning, day, and night. Outdoor pool at the time I stayed was not heated but, was fun during the day when warm enough to jump in. ||Overall I recommend staying here at the Majestic Sun - great proximity to the beach, restaurants, and activities in Destin, FL. ||We are looking forward to...
