Although this is an awesome cool building to live in, and before all the good residents moved out due to the new and last Property Manager jerking and lying to people, this place is very stressful and dramatic place to live. If you wish to see passive aggressive behavior, this is the place. Emails and request go unanswered. AC are constantly breaking and taking weeks to repair. Building Management is cheap and is unwilling to pay funds. Below are a list of violations: II. Between February 1, 2018 and April 23, 2018, Defendant witnessed several all-night parties taking place within the pool and clubhouse area. These parties were facilitated as after-hours parties and never adhered to the quiet hours of the community. These parties violated tenants lease restrictions on visitors and guest as well as included employees whom were responsible for the security and well-being of the community. These parties created a health and safety issue that the ABM failed to curtail. Based on the lack of security and enforcement, this created an unsafe environment which lead to the Defendant being assaulted by a party guest at 7:30 am on April 23, 2018.
Based on ABMās non-ability to secure property, Management determined that the clubhouse and gym where the parties took place, would be closed at 5:00 PM, not allowing tenants access. They also created a hostile situation for the Defendant by communicating to residents that had Defendant not approach the party guest, this incident could have been avoided, inferring the Clubhouse and gym would still be opened 24 hours. Had there been proper security, the party would have been closed down based on the quiet hours and rules established by the ABM.
On May 18, 2018, Property Manager for ABM engaged in retaliatory behavior by approaching the Defendant and stating that the parking space the Defendant was using would not be allowed. Mr. Romero had been warned twice in two weeks that parking his non-registered, illegally tagged red Ford pickup in front of a City of Dallas fire hydrant was illegal and he was creating a hazard for exiting vehicles from the property. Property Managerās retaliatory actions were facilitated by his illegal parking.
Failure to follow through on maintenance request for ventilation and leaking roof and windows.
Violation of the Americans with Disabilities Act by failing to enforce Handicap Parking Space availability and allowing tenants, guest and employees to illegally park while blocking tenants who possess a legal handicap plaque from access. This is a common daily and nightly occurrence at ABM.
Closing off areas that were available to tenants for use of business that were presented as available upon move in.
Discontinuing the supply of dog poop bags in dog parks.
Reducing the area available for dogs.
Failing to secure the property and change gate codes and entry codes for over 18 months. Entry code 3917
Failing to maintain adequate and consistent pest control.
Failing to maintain safe and drinkable water on a consistent basis.
On May 9, 2018, a meeting between the Tenet and ABM representative; Nothing happened at all...very passive aggressive.
A. The inappropriate behavior and attitude of new Property Manager. He took issue the first time Tenant pointed out he had illegally parked and was creating a hazard for vehicles exiting the property. When Defendant first brought this to his attention in the mid-morning hours, he did not move his truck from that location for at least another 5 hours. A report was made at 1:30 pm to the City of Dallas regarding such vehicle but the vehicle had been removed by the time parking enforcement was able to respond. Update on 6/19: I have had terrible noise problems with a neighbor Who lives in a large concrete space but has a lot of base and refuses to adjust the volume to a normal level and the base travels through my entire entire apartment through the hours of 10 PM till nine in the morning morningā¦.ON A REGULAR BASIS. This has gone on for at least four weeks and itās almost almost daily and nothing has been done to cure the situation.
Lots of gnats and I have tried several thingsā¦.nothing done by management.
Contacted Merge Management with no assistance.
Courtesy Patrol is hardly ever available and barely does anything
Update: 08/16/24 Jessica in the front office has been useless and helping me resolve the issue with the neighbors next to me who keep playing their music late at night. It is currently 11:38 And I had to buy a decibel counter to hold up against the wall and take videos to show the sound was almost up to 69 dB. The property manager insisted that since Iām not happy, she was going to take my notice and asked me to be out by October 31 when I never gave my notice and Iāve done nothing to be removed for. Merge management Who manages this facility has been useless and has not been helpful at all in resolving any of the issues I called the police several times but they refuse to come out here and if they do, itās usually 10 to 12 hours later the supposed Courtesy Patrol that we have out here doesnāt come out. This whole place is useless.
I could list multiple things that they have done that violate the fair housing act as well
Update 9/12/2024- My ceiling still has 3 water leaks since May 12 on my move in date. Last month water dripped down one of the walls to the electrical outlet and stared a fire. Al 3 spots are still damaged. Black mold was found behind my brittle, water damaged vanity they refused to replace. I bought a new one and replaced it for a total cost of 1,400.00. I also bought a new fridge because the one they gave me had dead gnats in it under all the shelving. Also my stove was making a funny burning smell and 2 burners were non functional so I replaced both appliances out of my own pocket as well because ABM did not take action.
I was also told the neighbor who has bass going through our walls would be evicted by Jessica, and then told it was not happening. I sent in video proof, I also bought a sound decibel measurement tool and sent videos as proof with no action to be taken. They attempted to make it sound like I had to move out and to be out by October 15 or 31 via text message until I contacted Legal Aid and the Tenants association.
On the week of May 15th the property manager also sold me the previous tenants washer and dryer payable to her personal zelle account ( I have documented) and I found out that property management is supposed to keep any left items for 60 days and they can not sell it by law. (Needs to be verified)
If anyone is interested I have all of these instances documented and video and photo evidence.
Anyone thinking of coming here....think twice. Someone broke the front gate...Merge Management doesn't have money to fix it, they dont have money to fix leaky windows on the 6th floor units, or the damage to my ceiling. This place is falling apart, a health hazard with the black mold, gnats, and roaches....and for anyone living there...I highly suggest you call Code Enforcement by dialing 311 on...
