As of today (7/3/25), the only elevator in building 7 has been out of service since 5/21/25 — that’s well over a month without a functional lift in a multi-story residential building. Management continues to offer vague excuses about “waiting on a part,” with no meaningful updates or timeline for repair.
This isn’t just poor management — it borders on negligence, and potentially violates the Americans with Disabilities Act (ADA). If you are disabled, elderly, injured, or have family or guests who rely on mobility aids, this building is inaccessible and unsafe. There are no alternative accommodations provided, no temporary solutions, and zero urgency.
ADA Title III requires that places of public accommodation remove barriers when it is readily achievable to do so — and allowing your only elevator to remain broken for 6+ weeks without resolution may constitute a failure to comply with those federal standards.
If you’re considering living here, understand: this building is not just unwelcoming — it’s actively hostile to anyone who cannot easily climb stairs. Shameful behavior from building management.
Otherwise:
Neighbors are extremely loud and inconsiderate. Smoking on the balcony, revving engines and racing in the streets, blasting music until late into the evening.
Fitness center is essentially unusable at times due to teenagers blasting music and running around like maniacs. Go to the Yelp page of Arrive Fort Lee and see the video yourself, which one of the residents recorded and posted. Leasing office does absolutely nothing despite repeated complaints from residents.
You really shouldn’t be allowed to call it a gated community if the gates are broken more often than they are functional.
Package system is non-existent. Please tour the building yourself before signing the lease. You will see the packages thrown on the ground floor, unsupervised. Package theft is a big problem that you will encounter if you move here.
Overall, the Arrive Fort Lee team here does little more than ask you for a positive review when you tour here, then send out long emails about rules that they have no intention of enforcing. The PR team will ask you to email them in response to a negative online review which the team here doesn’t follow up on.
There are far better options elsewhere, and I hope this saves you some stress by moving into better managed...

BUT I can say, from my interactions with the staff & experience living here, is that no one here is deserving of such harsh reviews. Linda, Rose, Alexander, & Jose, have all been fantastic. Simply put, if you treat others well with respect & kindness & being a genuine human being with open communication, & understanding, chances are, the same would be done unto you. I’ve had a private situation where I needed their understanding & patience, & they were — they treated me as a human being, with empathy, not as just another tenant/client that can be replaced with no desire in understanding & listening. We’re all so quick to react, & that’s a given since we’re imperfect humans, but if we try to take the time to think before we react/project our feelings/thoughts, then it creates a more comfortable atmosphere to discuss any questions or concerns without triggering defenses for both parties.
They’ve been responsive to any questions & requests I had, & maintenance team has addressed any concerns timely. As with any place, elevators sometimes have issues, but that’s inevitable wherever you go, but they do a great job of letting us know the status, if there are any issues. Not everything can be fixed right away in reality, so sometimes we all just need to try to be a little bit more patient & understanding, because most likely they already reached out to proper vendors once made aware (if anything that can’t be handled by the property’s maintenance team), & keep us posted during. If everyone treats each other & the property with respect, then that makes everything so much easier to upkeep the peace, cleanliness, & amenities made available to us.

Read moreI have only been living here for two months. In the beginning I loved living here because our unit building is overall quiet and I don’t have much complaints about the neighbors. However, the longer I stay here, I have started noticing A LOT of flaws in this place.. let’s start with security:
Security is THE WORST. The entrance & exit gate are always open which means EVERYONE can just come in if they want to. Our unit building door lock has not been working so again, everyone can have access to the building whenever they want to! The security guard is not much of a help because he himself brings over people that are probably not residents here. He often sits by the swimming pool and hang out with his family/friends which brings me to my next complain.
The swimming pool is OVERPACKED. I know most of those people don’t live here because it’s always a large group of family/friends. I know the rules is one guest only but these people are bringing in so many non residents that us residents can’t even have the luxury of enjoying what we’re paying for! Just recently there was a graduation party so there were lots of guests that took up the whole entire clubhouse / pool! and apparently rented out the place and paid for it. But according to their rules, there’s no party allowed, no loud music, but this place obviously don’t implement their rules.
Next is THE GYM. AGAIN, people who don’t live here just go in! Bunch of teenage kids who take advantage of the free gym, play loud music, and some people with no key fob just knock and some people just let them in.
What supposed to be a safe, peaceful environment actually turned into a very unsafe, loud, chaotic environment. It’s unacceptable. It’s unfair.
