I’ve been a resident at The Flats at San Tan Apartment Homes for about a year and here is my review and what I would tell a new resident.
The good-

The issue with mail is what prompted me to right this review! with pandemic this issue is an even a bigger problem, with holidays fast approaching its gonna get real ugly! owner needs to look into this ASAP.
Living on first floor- dry leaves and other debris collect in hallway corners. pests like spiders, crickets, grasshoppers and cockroaches need to be controlled, especially in summer!
Metal Entry doors- They are loud! If you leave near the entrance doors you will hear them close. I regret Leaving above one.
Parking- I pay $25 for my covered parking. They aren’t many free parking spots, if you come home late, you will need to circle and hopefully find a spot. Parking lot is not fenced, don’t leave things in sight.
Dog poop- there’s a nice dog park I don’t know why I keep seeing dog poop around the property.
Trash pickup-there is a mandatory valet trash pickup that cost me $30 a month on top of my rent. No pickups on Fridays and Saturdays.
Cleaning- the parking lot and dog park are kept clean, but the hallways and elevators need attention more often. Apartment doors that have a little nook or are recessed have stains next to the doors due to placement of leaky trash. The nooks are not cleaned by the landlord or the tenants. I have to walk by several trash stains before reaching my flat.
Internet- my internet bill almost doubled after the introductory period finished. For some reason, my internet isn’t consistent and cuts off here n’ there.
Fees- In addition to rent and utilities, these are some of the fees that I remember at the moment which are pay monthly to the landlord. Parking $20 per spot, trash pickup $30, trash Equality $5, Sewer $26, $3 pest control, Admin fee $6, mandatory renter’s insurance $15. The numbers have been rounded. I was told if I want to make ANY changes to the contract would cost $100.
Landlord- haven’t had to deal with them much, what I didn’t like was that I received only one call back for the multiple voicemail that I left for different reasons. I also felt rushed to sign the move-in inspection form in order to receive the keys.
I was told my carpets were shampooed when I moved in. I’m sure mine wasn’t. I noticed it’s been rare to see carpet cleaning crews after somebody...
Firstly, I LOVE my apartment. The apartments themselves are amazing, really. The pool and hot tub are are very nice as well (when they are open and working). Amenities overall are nice when you have access to them.
The amenities are one of the reasons why people rent here. But when they were closed down for the pandemic there was no break in our rent for not being able to use those amenities. They say that the cost of the amenities is not included in our rent so that's why we don't get a break on our rent for them. However, if they did not have the nice pool and clubhouse and such no one would rent here. So in a roundabout way, yes we are paying for the amenities.
They keep raising the rent trying to compete with the new apartment complexes. I understand there's a trickle effect with the pandemic and costs go up, but they haven't made any improvements or upgrades to justify rent increases. In fact I'm sure they saved loads of money during the covid crisis, because all the amenities were closed down so they didn't have to pay for all that extra use.
They do not offer a covered parking spot per unit like every other apartment complex out there. And then there is never enough parking
There's an automatic trash service, which can be great however I would rather just take my own trash out and not pay $30 a month for someone to come collect my trash given the option.
From what I've seen walking past a dog park, there's always poop smeared into the AstroTurf, very rarely cleaned out. (That's also on the dog owners not cleaning up properly after the dogs)
The cleanliness of some of the public areas is pretty gross. The elevators are constantly dirty, they'll come in and sweep and mop but the corners and edges of the elevator, the handles...the door...the walls.. you can see how disgusting they are. They claim they were taking all the precautions for covid yet they didn't take the time to actually clean. Which is very frustrating that they closed down a lot of the amenities during covid claiming they were doing it for our safety yet they couldn't clean properly all the public areas.
The gates to the building are extremely loud, I feel sorry for those units that are right next to them.
The mailroom needs some kind of overhaul. They claim that they are more efficient with the parcel lockers however there's never enough parcel lockers and carriers leave the packages on the floor. Which honestly I don't mind that much however anybody can walk in to the mail room. There is no access code. Literally anybody can walk in there and have your packages stolen. It would make more sense if there was a master code for carriers to punch into our gate codes so that they can deliver our packages to our doors ... Like every other complex in this nation 😂 or the office should accept packages, also like many other apartment complexes.
I will say they were very accommodating and helpful when I got my new puppy and waived some fees for me. Again the apartments themselves...

We just moved out of the flats and i am so relieved - lots of people in these reviews mentioned bad management, and I 100% agree. We had so many issues and had a terrible experience at the flats. Their gates that require a fob to get in don’t always work and are open to everyone - we had some really nasty experiences because of this and no longer felt safe. The only time I was really happy and at peace was inside our apartment aka our “home”. We had some really awesome neighbors, and the units are beautiful, but a couple months in we had screws go loose on cabinets, the paint got some food on it so I went to wipe it down with a washcloth and the paint went right off just with water straight to the drywall. Thankfully we’ve moved over to Acero on Val vista and I didn’t realize how bad our management at the flats really was till acero set the bar super high and our experience here has been awesome.
To begin, we were required to sign a paper stating nothing was wrong with the apartment before moving in… literally before we saw the place or were allowed to sign other finalizing documents for our lease. This was my first apartment experience so I thought it was normal and gave the benefit of the doubt.
Even though the flats is a “no smoking” community, our hallway and entire top floor always reeks with weed. They’ve sent out a few emails but it’s never been enforced.
We lived on the top floor and thankfully didn’t have noise above us but always heard our neighbors’s music and conversations. It honestly didn’t bother me and our neighbors were chill but that could be an issue for some people
Also, very poor and limited guest parking - most of the guest parking is taken up by residents second cars
You’ll be required to pay $30 a month for a trash valet service. I emailed and asked if we could cancel It but they said it was mandatory (we lived right next to the dumpster and I totally would have done it myself)
80% of the time I’d have missing packages because the parcel lockers either got filled too soon, or packages would be left on the floor for whoever to take (don’t even need a resident fob to access mail room)
I really enjoyed their cycling room and gym though! And the pool area was very nice as well as the community center. I worked their often
There was a gunshot into our neighbors apartment and cops where everywhere within the first couple months of living here too. That was crazy but it brought the neighbors together which i guess is a pro?
