I lived at HTC Apartments for nearly 3 years before recently removing. I’m not one to leave reviews often, but given how much reviews help me weigh pros and cons of bigger life decisions, find it important to leave a review when it’s all said and done and can fully evaluate my experience and situation. Pros: - Location - Modern Look & Feel - Natural Lighting, Views - Safe (did have my car broken into once), overall though, it was quiet and free of issues you may find in other areas of the valley Neutral: - Amenities (Nice, when actually open, however not necessarily worth the excessive additional fees you pay - will break that down further) Cons: - Value vs Cost - Poorly Built - Noise Control - Traffic (Location is nice, but the the growth in Herriman did cause the traffic situation to become a nightmare). - Guest parking (Next to none) - Very thin walkways, stairwells, hard to move things Detail: I moved into this apartment in 2021, under different Management, and the move in experience was smooth and efficient. However, once you get in the door, you are nothing but a paycheck to them. The apartments are nice in appearance, but are poorly built. I’ve lived in numerous apartment complexes, under multiple diff. property management companies over the years, and can genuinely say I will never live at an AMC property again. I had no one particular experience that leads me to this decision beyond seeing the way other property management companies and properties have gone above and beyond time and time again. Had HTC been my one and only apartment living experience, this rating would be higher, however once you have things to compare it to you quickly realize how much they take advantage of you dime for dime. I lived in 1 bd, 1 bath unit. The add in fees here are so extreme that on average, for a 1x1, you can expect to pay $500 more a month on top of base rent (mind you, electric & gas, billed separate, for me was under $100 combined as I don’t use forced lighting often). Here’s just some of the additional monthly costs that are required: - $105 Media Package - $70 Community Amenity Fees - $60 Washer/Dryer Rental (Not optional) - $25 Valet Trash Service (Hit or miss if they even pick up your trash on the 5 days they are contracted to do so; At least once a week, my trash was not picked up). - $7 Package Locker Fee (yes, whether or not you even get a package delivered, you pay this fee). - $35 Parking (Standard everywhere; No complaints) - $7 ā€œserviceā€ fee (No rhyme or reason, just showed up on my bill each month). - $100+ water/sewer/trash (regardless of personal usage). - $18 Real Estate Tax - $15 Renters Insurance To put this in perspective, I moved less than 5 miles away to a 2x2 unit (300 sq feet) larger. Garage included and even with a base rent of $100/month, I pay $250 less here than I ever did at HTC for better quality, better amenities, and better service. I also had no pets, but if you do, prepare to pay even more up front and month over month, as well as additional move out costs. Moving Out: Again, prepare to be nickel and dimed on your way out the door. As a tenant for three years, it was still important for me to make sure the unit was left in better condition than when I arrived. Even after paying for the unit to be professionally cleaned, it did not prevent them from billing me $300 for cleaning fees and carpet shampooing (only the bedroom even had carpet and the photo attached is the condition in which it was left; I can almost guarantee that did not have this unit cleaned or shampooed again after I moved out, yet was still billed excessively for this fee). Overall: If cost is not a factor for you, you’ll be fine here, but if you’re even on the fence here, just keep looking. Wasatch and Greystar have multiple properties in this area, with better quality, floorplans, and pricing, and are far more worth it at the end of the day. *The photos attached are the condition on right before I turned in my keys… and yes, was still charged $300 for cleaning and carpet shampoo fees*

I’ll do my best to keep this short and sweet so that you can have a good idea of what our experience was like living here. But if you're considering this place… please read: The apartments themselves are simple, up to date appliances, granite countertops and wood vinyl flooring. However, the carpets are a hit or miss when it comes to quality. Our carpet should have been replaced before our move in date but we ended up stuck with decrepit carpet. It was old, dusty and infested with bed bugs. After one week of living here, We had to strip our room to personally carpet shampoo it which resulted in black murky water after just one run through. I attached pictures below. Our 1 bedroom apartment was originally listed for $1,500. After signing the agreement, we were advised our rent would be just shy of $1,700 a month. We ended up spending over $2,000 a month for our one bedroom apartment which included several ridiculous fees. New management stepped in around December of 2023. The neglect of the buildings, breezeways and grounds grew worse as the months went by. The front office spent thousands of dollars renovating the main office when it was perfectly fine the way it was prior to this new management. That money should have been used to update paint, concrete, plants, grass, etc. but no - it was used to make their space more approachable and the apartments themselves left to age and deteriorate. The front desk did anything but smile to get you out of the office. They obviously presented a specific demeanor around people that didn't complain or to those who were oblivious to their narcissistic manipulation. We addressed many concerns such as car break in’s, disrespectful children who ran up and down the stairwells screaming for hours on end and neighbors who should have CPS pay them a visit. We witnessed a swat team drag a guy out of his apartment as well as having our door scratched with a butcher knife by a schizophrenic woman at 3:00 am. All of this was brought up to management and they never addressed it with concern or kept a note for their records. We never felt heard or acknowledged when it came to our concerns so we stopped addressing issues to their team. Overall - this was our first apartment experience and we’re glad to say goodbye since we wouldn’t have to deal with the endless list of random fees and taxes, no more screaming children and no more stress of the day to day worry. We are beyond happy in our new home where we pay a thousand dollars less for a 3 bedroom condo here in Herriman. If you really want to get your money's worth - search elsewhere… Enjoy the photos!

The new management is out of touch with its tenants and their recent changes show it. (1) Parking: The parking use to be all free parking, with a few reserved spots per building, but they’ve since constructed many shade structures over most of the free parking with the intent to make more money. We’ve raised concerns with the office staff that there won’t be enough parking if they make 60% of the parking spaces $35/mo covered spots. Their response was that they had enough demand to make them, so they did. I suspect it’s a money grab at the tenants expense. I made a video showing how empty the covered parking is, and how out of hundreds of parking spots, there were 3 empty spaces in the far corner of the complex while 50+ covered spots lay empty. Unfortunately, I can’t post that video on a google review, but the youtube url suffix is /watch?v=YVs646LBHuk (2) Trash Collection: The new management recently made a policy to enforce when you put your trash out, with a fine placed on offenders. The policy states that you can’t have more than two bags out at once, and that they can only be outside between 5:00-7:00pm Sunday - Thursday. For people who work evening jobs, or have trash accumulate on the weekends (everybody?), you’re out of luck. Especially evening workers, who can never put their trash out without paying a fine. We raised these concerns to the office, and their response was ā€œwe have a raccoon problem. People who leave their trash out are attracting raccoons to the property.ā€ I’ve never seen a raccoon in urban Utah, let alone on the third floor of this apartment building. When we asked if this policy could be changed to be more accommodating, they said, ā€œThis is just company policy, we can’t change it.ā€ Classy. (3+) Snow removal is slow/non-existent on areas that aren’t streets. Walls are thin, you can hear your neighbors fighting/laughing/moaning. Rent notifications are late. Hot tub is ā€˜year round’ but hasn’t been open all winter. There don’t do community activities anymore. Dog poop is a problem. Smoking areas aren’t enforced (can smell smoke through an open window). Read the recent reviews, look at how dissatisfied everyone is here, and how management is doing nothing to fix it. Read the generic responses the management PR person leaves.. I’ve spoken to office staff, I’ve called and been called by them, and it’s all a workaround with no intent to make amends or change. My contract is up in a few weeks. I’m not renewing.

My husband and I loved this place when we first moved in. We had planned on staying at HTC until we were able to afford a house because it’s in an ideal location for us to get to work and the unit itself was amazing. About a month and a half after we moved in, Bach Homes sold the property to AMC. Once that happened, the property took a nose dive.

The trash pick-up is ridiculous. I have had many days where I’ve put out the trash between the hours of 5 and 7 (because you’re only allowed to stick out between those hours) and the next morning, it’s still sitting in the trash can. I’ve called and been told things like ā€œwe just switched companies and they’re still working out the kinksā€ to ā€œsomeone had an emergency that we didn’t find out about until 9:00 the next morningā€. And every single time, all they’ll say is ā€œwe’re talking to their regional management.ā€ There is only one trash compactor onsite that, more often than not, is overfull. My husband takes our trash out over the weekend because the valet company doesn’t pick up on Fridays and Saturdays, and there have been times where he had to leave the trash bag outside the compactor on the pile of other trash bags because there is no room. This is concerning because the trash compactor sits right next to the tiny dog park they have at the back of the complex. They do not enforce the ā€œno smoking on the propertyā€ rule in any way. Every night when I get home from work, there is group 2-10 people standing around one car smoking. I’ve also seen people smoking on their patios and right near the bottom of the stairs. When they are done smoking, they just throw the butts on the ground where a dog or a child could very easily pick it up and stick it in their mouths. The covered parking is a joke. When we moved it, we were told that there were plans to build covered parking and that it would be extra money every month. I didn’t think much of it because I figured they wouldn’t cover a ton of spots and we’d be fine. I was very wrong. They have covered somewhere between 75%-90% of the spots, and each spot is $30 a month. They claimed there was a high demand and a waiting list when I first called to find out how many spots would be left uncovered because I had no desire to pay extra for these spots. The management also assured me that they were covering less than half of the spots and that there would be plenty of free, uncovered parking left. Now that the coverings are finally complete after more than 3 months of them being built (there were two weeks of nothing being done), it’s impossible to find an uncovered spot if you don’t get home by 4:30. The number of cars that park on the street every night are absolutely ridiculous, and I wouldn’t be surprised if people are getting tickets for parking out there. Unfortunately, it’s either that or pay an insane amount to park in the covered parking. They put up fliers on all the doors last week (week of 6.3.19), letting all the tenants know that starting 6.6.19, they would be replacing the carpet in the breezeways and on the patios of the units on the 2nd, 3rd, and 4th floors in an attempt to beautify the property. That was postponed until this week (week of 6.10.19). The contractors started the work yesterday (6.12.19). I arrived home last night to find my front door unlocked, no one in my apartment, and pieces of subfloor in my living room. One of the pieces was sharp and large enough that my puppy would have taken interest and tried to eat it had I not found it first. If I am required to give them access to my apartment when I’m not home, I expect them to leave it in the same condition it was when they arrived.

To the management, please don’t bother with the copy and paste reply. I honestly don’t feel like it’s sincere in any way and if you cared about your tenants like you claim, you would try to make it more sincere and try to address the issues that everyone lists in their reviews instead of giving the same generic ā€œwe’re sorry about your experience. Please contact us so we can...

I lived at HTC Apartments for nearly 3 years before recently removing. I’m not one to leave reviews often, but given how much reviews help me weigh pros and cons of bigger life decisions, find it important to leave a review when it’s all said and done and can fully evaluate my experience and situation.

Pros: Location Modern Look & Feel Natural Lighting, Views Safe (did have my car broken into once), overall though, it was quiet and free of issues you may find in other areas of the valley

Neutral: Amenities (Nice, when actually open, however not necessarily worth the excessive additional fees you pay - will break that down further)

Cons: Value vs Cost Poorly Built Noise Control Traffic (Location is nice, but the the growth in Herriman did cause the traffic situation to become a nightmare). Guest parking (Next to none) Very thin walkways, stairwells, hard to move things

Detail: I moved into this apartment in 2021, under different Management, and the move in experience was smooth and efficient. However, once you get in the door, you are nothing but a paycheck to them.

The apartments are nice in appearance, but are poorly built. I’ve lived in numerous apartment complexes, under multiple diff. property management companies over the years, and can genuinely say I will never live at an AMC property again. I had no one particular experience that leads me to this decision beyond seeing the way other property management companies and properties have gone above and beyond time and time again. Had HTC been my one and only apartment living experience, this rating would be higher, however once you have things to compare it to you quickly realize how much they take advantage of you dime for dime.

I lived in 1 bd, 1 bath unit. The add in fees here are so extreme that on average, for a 1x1, you can expect to pay $500 more a month on top of base rent (mind you, electric & gas, billed separate, for me was under $100 combined as I don’t use forced lighting often).

Here’s just some of the additional monthly costs that are required: $105 Media Package $70 Community Amenity Fees $60 Washer/Dryer Rental (Not optional) $25 Valet Trash Service (Hit or miss if they even pick up your trash on the 5 days they are contracted to do so; At least once a week, my trash was not picked up). $7 Package Locker Fee (yes, whether or not you even get a package delivered, you pay this fee). $35 Parking (Standard everywhere; No complaints) $7 ā€œserviceā€ fee (No rhyme or reason, just showed up on my bill each month). $100+ water/sewer/trash (regardless of personal usage). $18 Real Estate Tax $15 Renters Insurance

To put this in perspective, I moved less than 5 miles away to a 2x2 unit (300 sq feet) larger. Garage included and even with a base rent of $100/month, I pay $250 less here than I ever did at HTC for better quality, better amenities, and better service. I also had no pets, but if you do, prepare to pay even more up front and month over month, as well as additional move out costs.

Moving Out: Again, prepare to be nickel and dimed on your way out the door. As a tenant for three years, it was still important for me to make sure the unit was left in better condition than when I arrived. Even after paying for the unit to be professionally cleaned, it did not prevent them from billing me $300 for cleaning fees and carpet shampooing (only the bedroom even had carpet and the photo attached is the condition in which it was left; I can almost guarantee that did not have this unit cleaned or shampooed again after I moved out, yet was still billed excessively for this fee).

Overall: If cost is not a factor for you, you’ll be fine here, but if you’re even on the fence here, just keep looking. Wasatch and Greystar have multiple properties in this area, with better quality, floorplans, and pricing, and are far more worth it at the end of the day.

The photos attached are the condition on right before I turned in my keys… and yes, was still charged $300 for cleaning and carpet...

I’ve lived in these apartments for about 6 months already and I do like it. I love how safe this area is, that the people in the leasing office and the maintenance guys are friendly and reliable, there are a lot of kids for my toddler to play with, there’s a splash pad during the summer, there’s a community grill, fire pit, kids play area, community get togethers every month, etc. But there are a handful of things I really dislike, too.

Different rent costs — My apartment is significantly bigger than my friend’s in the same complex, but we pay $10 less. We both have the same floorpan, didn’t get the upgraded apartment (built in entertainment area and hardwood flooring throughout), and we’re both on the second floor (bottom floor is $20 more), but maybe they pay more because they were the first tenants to live in that specific unit or because they have upgraded kitchen appliances. But, when I asked why our apartment is bigger than others, the person I spoke to in the leasing office either didn’t know that some are not the same size, or played dumb, which is dishonest to me.

Water bill — Instead of paying for how much water your family personally uses, the way they bill the water is… They take the total cost of your whole building and divide it by how many people are in your apartment to determine how much you pay. This is actually super annoying to me because I’d much rather pay for how much water I use. Maybe this was written in the contract and I missed it, but no one explained it.

Parking — When we first got here, we loved how spacious the parking spots are!! However, once it’s night time, all the parking spots are taken and we realized that, if they made the parking spots even a little smaller, there would be more spots to accommodate more cars.

Thin walls and ceilings — I can literally hear some of the conversations my neighbors upstairs are having. You can argue that this is because we're in an apartment, but this wasn't my experience with my last apartment. Not the biggest deal, though.

Hidden fees — When we were inquiring about the apartment, the old management (idk how the new ones do it now) told us there was valet trash but didn’t explain that there was an addition fee for it. Maybe it’s common sense to others, but I didn’t think it was an addition expense. Also, they didn’t explain that we’re paying a monthly fee for recycling, which is on the opposite side of the complex for us.

Dog poop — The office sends emails out reminding tenants that there’ll be a fee if they catch you not picking up after your dogs, but there’s still a lot of dog poop in front of our apartment.

Hard water -- This is a Herriman thing, not a Herriman Towne Center Apartments thing, but it's worth noting.

All that being said, I do enjoy living here....especially since we're paying less for the bigger...
