They don’t want anyone to see my review keep leaving the five star reviews. washer and dryer combo was good. The look will fool you , from the initial view of unit it does look nice. Occasional friendly neighbors , unfortunately there were more that didn’t live around me, that were nice. Lounge area (sometimes) But the bad outweighed the good in my experience. liars in the leasing office that lie about anything and everything to get you to sign or renew your lease. Having treats and snacks out to make up for their sneaky underhanded dirty disgusting behavior. noise thin walls Hearing footsteps from inside apartment if someone has heels on you hear it if they are talking on the phone you can hear that to. Having to hear every conversation from neighboring units then neighbors would start talking loud as if you need to hear what they say. Person next to me boyfriend and friends somehow kept saying stupid stuff for no reason on a daily basis didn’t feel comfortable at all hearing through these paper thin walls and no insulation. They both next to me moving things or kicking next to the walls and on the walls hitting them repeatedly. fire alarms going off for long periods of time. For over two years, fire alarms kept going off during business hours and were set off after hours on several occasions especially after 1 am. Gunshots fired in the middle of the night. personal trash left everywhere(uneaten food loose cartons dirty diapers not thrown away properly) dog feces and pee left in the hallway almost walked into puddles of dog pee quite frequently. Elevators and hallway wreaking of BO and trash. Theft and breaking and entering from either staff or neighboring units it basically gets swept under the rug, especially if you don’t invest in a doorbell camera. Somehow the leasing office staff finds it hilarious that the police have to be called about burglary. No real resolution if anything comes up missing in your unit or broken just a shrug and a ā€œso anywaysā€ type of demeanor. People are nuts in that office and have no self control whatsoever. If you come there to much reporting roaches theft or make complaints they act concerned then start talking about you behind your back. Mailroom being left dirty with trash. Pool seats have black mildew no one bothers to get new pool furniture. Rodents (see pic below ) seen in my apartment, the times I was told by leasing everyone has rats in their complex in this area. Roaches 🪳 in common areas, cleaned apartment several times a day ,put borax out got pest control frequently and still had roaches. Smelling food literally whatever is being cooked. Blood left in the hallway, wigs, pizza boxes Doors being torn off the hinges ( near callbox) every three weeks or so. Supposedly a non smoking property; there’s marijuana and cigarettes smells pretty much off and on daily or weekly. Neighboring units smoked knowing it was wrong and still have continued to do so with no regard for anyone else. Smoking of marijuana in the gym area. Renting of unit out to whoever , witnessed several different people coming out of one unit and never saw the same person (occupant) within that whole year. People blasting their car music so loud you can hear it way in the back of your unit randomn obscenities being yelled from inside apartment’s hearing that in the hallway There’s more but I’m going to leave it that. Good riddance Hardy Yards

I’ve been living here for over three years and currently work as a teacher at the local high school. It’s frustrating and disheartening that I might have to move because the office staff and Greystar management have refused to provide me with a lease to transfer to a one-bedroom apartment. My lease expired in September, and now it’s December. I submitted all the requested documents for the transfer back in July and have sent multiple emails over the months asking for a lease. In September, I was offered a one-bedroom, but I just recently received a lease for that same unit with a rent increase of over $150 compared to the original quote. The lease also includes a $1,000 deposit, even though I already have a deposit with the property. I let them know about these issues in an email and explained that I’d also need more than two weeks to move. That was on December 16th, and I still haven’t received a response. I’ve reached out to Greystar Management for help, but all I get are generic replies saying someone will contact me. Despite my latest email specifically asking for a representative to get in touch, I’ve heard nothing. This lack of communication and support is incredibly frustrating. This is just the major issue I’m dealing with at the moment. Others are loud neighbors who wake you up with loud music and stomping in the early hours or late at night. The current residence above me are the second set of neighbors who refuse to follow the noise ordinance with no consequences. Despite my multiple calls to security patrol. I’d hate to move because I love living in the neighborhood where I teach, but the UNPROFESSIONALISM of Hardy Yards Apartment and GreyStar is mind-blowing.

Thorough post incoming from 4 year tenant:

MANAGEMENT POV: I’ve lived at Hardy Yards for 4 years. Moved here when the complex was still new construction. My experience has been more than pleasant, even after witnessing the staff changes in the leasing office. Chelsea Johnstone has been a constant throughout the changes & has always stood out in answering all of my questions & concerns promptly. Everybody else is super nice and professional as well but does rely on Chelsea for guidance or proper action to issues. Chelsea is amazing at her job& some of these comments are unfair in regard to how she does her job effectively. She worked consistently up until she gave birth to her bundle of joy recently, so guys please be nice, be patient, and understanding when she’s out the office. As a human, she does deserve a break after training new/incoming/ rotating staff, dealing with tenants & property issues and/ or time to deal w/ personal issues outside of work.

PROPERTY POV: The pet owners make living here a challenge at times as they leave urine and poop in the stairways & hallways that you might end up tracking everywhere if you aren’t paying attention but I’ve noticed management attempt to fix that issue by having a cleaning crew here at least throughout the week.

The amazing maintenance crew cleans up trash on the property every morning during the work week bcz I always see them when I leave for work. They also handle all maintenance request the same day, next day or before the week is over!

Personally, I didn’t have any issues w/ theft of packages thank goodness! Nor did I witness any theft in the garage. Security does patrol the property so maybe that helps.

Occasionally, the fire alarm goes off w/o warning& it’s extremely annoying if you WFH. But most times an email will be sent out to the community with clarification.

The lifebox by the mail room stay out of service mainly bcz when the sun sets it fries it.

PEST POV: I want to start by saying, if you have been living at hardy yards w/o pests, live clean, &an issue starts out of nowhere, the pests are migrating over from your neighbors!

Unfortunately, I had to find this out the hard way. Never had an issue w/ any pests up until my 4th year, which sadly prompted my move. Management had pest control come out every Friday to put stuff down and/or do the active spray/bombing. In addition, I was doing my part to help where I can by spraying etc. Then suddenly, they disappeared AFTER I put in my move out notice. I could’ve cried bcz I did not want to move but my unit was already leased out. I soon found out I had new neighbors below and next to me (lived on 4th floor). Meaning the roaches left w/ their master lol.

Nonetheless, management did their best to fix the issue. My guess is that if one tenant reports pests then the surrounding units should forcibly be put on a routine treatment plan until they are eliminated or start the entire floor and/or building on a treatment plan instead of an on-call contract type basis. But that may be outside budget costs, idk.

Overall, not a bad place to live for the price point and inner...

Power went out and water went off, fire alarm went off continuously for several hours in the middle of the night. The staircase was flooded because something burst and completely flooded the staircase, and the power was out there for the elevator was broken. [ ] The dumpsters by the exit of garage are always over flooded with garbage due to homeless people rummaging through it. There does not seem to be an answer to this problem. [ ] People are disgusting and leave mounds of garbage in random places throughout the apartments, garage and hallways beds, couches, mattresses, and various other items. [ ] I have found broken bottles, empty packets of cigarettes, dog, piss, and feces on the floor in the hallways near my apartment door [ ] Pool door is locked on most days. You have to go to the front desk and ask someone to open it sometimes this takes hours. [ ] Random miscellaneous charges on your rent making your base rent always $100 plus every month. [ ] The garage door breaks at least once a month. Only pro of the garage is the 24 hour security guard and the amount of speed bumps there are makes it difficult for someone to attempt to steal a car. Every hundred feet is a speed bump.

I moved out a month early due to purchasing a home and PAID RENT IN FULL to the end of my lease and was still charged ā€œmonth to monthā€ fees along with random fees. Leaving the apartment ā€œnot the condition they gave it to me.ā€ I hired professional cleaners to SCRUB it down and they LIED!

The move out process is nightmare! I called the leasing office 100x per day with no answer. Every time I would ask to speak with a manager it was ā€œshe’s out today or she’s busy right now.ā€ I gave them months notice of my move out plan and they stated I never informed them. Meanwhile the manager I had been emailing quit without warning and was given NO GRACE as a paying customer. They don’t give a sugar...
