My husband and I recently moved in at Rancho Los Feliz, an E & S Ring property.
We've had issues with the water pressure and temperature control in the shower. The temperature fluctuates frequently. It is very loud and vibrates. We've been informed by maintenance this is a known water pressure issue affecting multiple units in our building. We reported it two months ago and it still has not been resolved, though it has been worked on twice. We followed up again with the property manager, Isis Fernandez, about it over a week ago, but we still haven't heard back.
We have had problems with the utilities. The fridge was leaking and caused several items to spoil prematurely. This went on for seven weeks before it was replaced.
Tenants are required to pay extra for parking, yet there are vehicles parked in the driveway every day, including in the fire lane near the fire hydrant. Sometimes it takes some maneuvering to get through when the vehicles are parked such that only one can pass at a time. We also reported this to Isis Fernandez but it has not been alleviated.
The walls are very thin and we have been woken up between 11pm-7am on numerous occasions.
Our worst experience occurred one day when we came in to pay the rent. We had already given one of the leasing office assistants our check, but instead of handing us the receipt, she sat down and started helping a tenant who came in after us with a request. When my husband asked if we could have our receipt so we could leave, she got angry and accused him of being aggressive with her. She continued to berate him with false accusations angrily and loudly in front of other customers for several minutes. We were both shocked and distressed by this behavior, which was completely unwarranted. We have discussed this with Isis Fernandez, and she apologized that we may have "felt disregarded" but did not address the issue of her employee's false accusations. Considering the gravity of having a female employee accuse a male tenant of aggressive behavior, particularly after he made a reasonable request, this was very troubling. The leasing office employee involved said she didn't care if we spoke to her manager about her conduct. Now we know why.
Apart from the excellent care of the grounds by maintenance staff, our experience at Rancho Los Feliz has been very unpleasant and uncomfortable, and we would not recommend it. I doubt that any other property managed by E & S Ring would...
Read moreThis place? Absolute gold. It’s basically a resort, and I’m not exaggerating. You drive in and BOOM, man-made ponds, a fancy little fountain, and an almost suspiciously perfect “naturisque” vibe. (Yes, I know naturisque isn’t a word, but doesn’t it feel like it should be?)
The pathways between buildings are charming, with greenery that makes you feel like you’re on some retreat…. Then you realize you’re just walking to get your Amazon package. Plus a pool! Open whenever we want, so you can have that spontaneous “I’m totally a swimmer now” moment whenever it calls for your attention.
Now, let’s talk about the real MVP (although the above things are also MVP’s): free coffee and hot chocolate, available all day in the lobby. ALL. DAY. It’s like living inside a cozy café but without the guilt of spending $7 on a latte. There’s also a gym! I haven’t personally been inside, but it exists, and I tell myself I’ll go… eventually. (We all know how that goes.)
They throw little events with food and drinks every now and then, which is a solid excuse to socialize, or just show up, grab a plate, and nod politely before disappearing back into your unit. If you love dogs, you’ll love this place because it is extremely dog friendly (pet friendly but most people have dogs). I wouldn’t be surprised if the pups have a secret society here. The dog park inside the apartment space is legit a place where you can socialize with other dog loving residents.
People? Super nice. Location? Fantastic. Shops, restaurants, all within easy reach. Honestly, what more could you want? If you’re looking for a place to stay, I’d say give this one a shot....

Everything was fine, but life here is marred by evil neighbors who hate children, as if they themselves were born "adults and adequate" (figuratively speaking), they will shout, swear and insult you and tell you to move out) and leasing workers (the old team was good, but the new one does not answer your questions or messages if it is not profitable for them). But the territory workers are very good and take good care of the territory. We left there a month ago, and they still sent us some kind of bill, although we paid everything we had to. We wrote to them by mail, but of course they did not answer us.
These people have a terrible system! When you move out, they will simply rob you! They will try to take as much money from you as possible, they will come up with all sorts of fines and deductions! We informed the leasing company that we would move out at the end of the month (as expected, we paid for the WHOLE month when we moved out), but our plans changed and I went into the office and said that, unfortunately, we would move out a week earlier. Then, after we moved out, they came up with all sorts of fines that we supposedly moved out early! Damn, what kind of stupid rules do you have?! We moved out early, and the rest of our rent remained with you! And they also demanded $400 from us!!! And this is not the first time this has happened to us, many portals have similar reviews! This is just outrageous! We categorically do not recommend...
