I moved into this complex in July 2025, right as a heat wave struck Michigan. While outdoor temps hit 90 °F, the top-floor unit stayed around 80 °F —virtually unbearable. The airflow from the outlets is extremely slow in the living room. Despite calling the office multiple times, maintenance insists the AC “can only reduce outdoor temperatures by about 15 °F.” I’ve documented indoor vs. outdoor temps. The office repeatedly stated that “AC is a luxury amenity” and not required by Michigan law—yet my lease explicitly includes a functioning AC unit. Providing an amenity listed in the contract is not optional. Their $750 summer discount feels like a thin excuse, and advising tenants “if you’re unhappy above 78 °F, don’t stay here” is deeply unprofessional.

I’m beyond disgusted and annoyed with the amount of trash that I see when I come to my “luxury” apartment. The dumpsters are never cleaned and this is getting ridiculous. My husband and I are breaking our lease but I had to post this immediately so others can see what comes with paying luxury apartment prices. Madison Heights already has a rodent issue and this just makes it worse. There’s no care for people who have pets on the property who could easily get sick from the amount of trash that’s left and scattered. Please do better.

If you are going to apply here, get a move in costs quote PRIOR to paying the application/administration fees. I toured an apartment with an associate who, I was later told, was filing in from a different location. I won't name that associate, but management knows who it is. I was told that my total move in fees would come to roughly $2,000 dollars. I do not know how that number was arrived at, but that is the number I was shown on a calculator and it seemed reasonable. I liked the apartment I was shown and the community seemed nice, so I elected to apply later that week. After paying the $200 administration fee and two $75 dollar application fees for myself and my disabled father, we were approved for the unit we selected and given a total move in cost of $3644.00. This was nearly double the amount I was told earlier. I have been in contact with Chantel who, to her credit, has done everything she could to rectify this situation, but "corporate" would not budge on that amount. Further, after expressing my frustrations with the situation, I was only offered a refund of the $200 administration fee associated with my application and NOT the $150 paid in application fees. This refund is going to be provided via mailed check at some unspecified time in the future. I am almost positive that it is not going to arrive at all unless I continue to pester the poor folks at the leasing office who genuinely tried to help me out.

I paid the application and administration fees with the understanding that they would be non-refundable. I understand that this business is not obligated to return ANY portion of that money to myself and my dad. But I applied to this community under the impression that my move in costs would be nearly half of what they actually were. I have still not really received an explanation as to this discrepancy, except some throwing under the bus of the employee who toured me and is apparently from another location. I am not mad at that employee, either. He should not be providing tours to residents and giving estimates of costs if he does not know them and his leadership team should know that. Short-staffing/incompetence of the leadership team has left me out $150 and searching for a new place to call home again, and that is assuming I actually receive my partial refund of $200.

TLDR; do not apply here prior to having the costs of moving in and recurring charges written down ON PAPER. They will not fix any miscommunication between yourself and their employees and will charge you for their own incompetence. Chantel is...

2021 EDIT: I had not had any issues with noise until I got new upstairs neighbors with 3+ kids that stomp around at all hours, have the TV volume as high as it goes, etc. The apartment itself does not have good sound reducing walls; it's all just an unwritten agreement with your neighbors that you'll be quiet and respectful. If you end up with good neighbors, you won't have issues, however the building itself isn't going to do you any favors when it comes to noise.

It may just be my particular building, but in the less than three years that I've lived here, I have had far more than my fair share of plumbing problems. Gunk erupting from my sink, overflowing toilet, air in the pipes causing massive rattling sounds. I understand that fixing plumbing would inconvenience a lot of people, but for the price you pay to live here, properly functioning plumbing is certainly an expectation.

Early 2020 review was 4 stars: For full disclosure, the complex is having a bingo game for entries into a raffle and one of the options on the board is to leave a Google review. I have in no way been required to write this and these opinions are my own.

That being said, I have had an immensely positive experience here. The location is ideal with shopping, movies, and groceries all right around the corner. Maintenance is top notch, friendly, and speedy. I haven't had many issues, but when I have, maintenance came quickly and told me exactly what to expect.

What you're really paying for is the great neighbors. I haven't had a single issue with noise or any other normal apartment nonsense. Everyone I have encountered here has been nice and respectful. The complex has a great pet policy, so there are lots of pups around (which makes the dog park next door super convenient)!

I haven't utilized the clubhouse/gym amenities much. The gym is rather small, but the pool is fantastic. Very adult chill vibe rather than loud splashy kids.

I lived here June 2024-2025 and it was overall a good living experience. My main complaint is that marketing the complex as “luxury” is a bit of a stretch, when the unrenovated apartments look like they haven’t been updated at all since the early 2000s. I lived in an unrenovated 1 bedroom and was shocked that they bumped the rent up to $1440 after I moved out when you can see the dated kitchen flooring peeling up behind the appliances. The common areas (entryway & hallways) in my building smelled horrible with various stains on the carpeting that never got professionally cleaned or replaced, despite my multiple requests to do so. The gym is also kind of sad with aged equipment that needs to be replaced, but still gets the job done for the average person. They marketed tennis courts and a walking trail to me when I first toured this complex—in reality, the tennis courts are so overgrown and totally unmaintained that they’re unusable, and the walking trail is really just a mowed stretch of grass alongside the very loud waterpark immediately next door.

For the price I was paying in rent, I expected better out of the “luxury amenities” the website boasts. That said, the pool is wonderful in the summertime and was always clean when I used it. Neighbors are friendly but quiet. The location is perfect, with Meijer or the beautiful nature trail down the road within walking distance, and a 5 minute drive from Costco. The management and maintenance teams were among the best I’ve had renting, and I really appreciated their patience and quick responses to the various issues I’ve needed addressed. Overall I think what they’re charging is very overpriced for the value (as is the case anywhere in this rental market), but if you want quiet, drama-free living then this is the place to be.
