Expect to get charged for new carpeting after 6 months of normal/low use.
First the negatives: We only did a 6 month lease, left the apartment the same way we found it in, and got a bill for replacing the carpet, because the carpet was "matted" from normal use (same use as every other apartment complex- no stains, tearing, etc). Really a slap in the face after making sure the apartment was spotless after leaving, and only having lived there for 6 months of normal use (no kids, just desks, chairs, computers, hardly any foot traffic on carpet)
Noisy. The insulation doesn't seem very good compared to other complexes. People behind us would randomly smash against the bedroom wall all night, like someone kicking the wall every couple of minutes, from 11pm-5am or so. Could also feel the apartment shaking in the kitchen and living room, from our neighbor going up the stairs. Also near enough to Scottsdale Rd and Greenway you'll hear cars racing by at all hours(thankfully not inside the apartment)
The hot tub water was usually pretty opaque
The TV's on the gym equipment were almost never all working (usually the stair climber TV was broken, one of the treadmill ones would routinely not work) (and it's too bright to work out in the evening with the sun in your eyes on the treadmills, so you may need to bring a hat)
Management seems to be very disorganized with some stuff. Like the move out papers, they had all the dates wrong, when moving in had to send insurance info several times, when putting in the forwarding address, they weren't able to get it into the computers, wrote it down on a piece of paper, then we got an email several days later they still didn't have it.
Now the positives:
The ladies up front are very nice and friendly, wonderful people(Stephanie is one of the nicest people I've met, she makes you feel like family, amazing people skills).
The gym has plenty of space for free working out, and is kept a good temperature.
The gas stove is very nice, and the fridge is new + updated.
The apartments are updated looking, and the 1 bedrooms are very spacious.
The property is well maintained, and the yard people and maintenance people are friendly and courteous.
They were accommodating - we first moved into a 2nd floor apartment, but could hear the guy above us stomping around about an hour before we woke up, and the whole time he was home, so they let us switch to a top floor. We went from hating our living condition/ not being able to get sleep to enjoying the place for the most part.
Neighbors were nice people too, but they also had issues with the insulation/ hearing excessive noise from neighbors.
Summary: If you like the location, it's not a bad place to live. But be prepared they may try to have you pay for the costs of a new carpet, even if it's in the same condition as when you moved in, and even if you lived there for a very short period of time, and will ruin an otherwise decent experience. If you don't like noisy inconsiderate neighbors, it might not also be great, because of apparently lower quality insulation than other complexes.
EDIT: Still have their charge for wanting to replace their carpet on my credit, and it's the only thing on otherwise perfect...

The property is old and all the “renovations” are poorly done. They continue to put bandaids over the problem and never actually fix anything. We had a persistent leak in the second bathroom that continued to be bandaged up until total flooding of the room. They had to rip out walls and the ceiling of BOTH showers in order to fix the issue. We had ZERO operable showers for multiple days before Thanksgiving and they refused to give us any sort of credit back or accommodations. Which is quite literally illegal??? When we raised concerns they harassed us and acted as if we were inconveniencing them, telling us maintenance has already left for the night and there was nothing they could do to provide us a place to shower. We had to shower at the neighbors.
The apartment is truly gross. Nothing works properly and the showers/tubs are nasty. They applied PAINT over tile and plastic in the tubs/showers that peel from literally just showering?? Then have the audacity to attempt to charge me $560 for “resurfacing.” I’m sorry? You want to charge me because the shotty paint job on top of plastic didn’t stick??? In a shower/tub? Absolute insanity.
Beyond that the management girls are mean. They continually bothered residents for audits/checks and were CONSTANTLY threatening fines if we didn’t comply and move furniture/lock up our pets at their persistent request. They invaded on our unit constantly for audits or “upgrades.” They themselves left giant holes in the front doors from the new locks and then had the audacity to charge me for chipping paint? In a tub that should never be painted?? Improperly at that?
The disrespect and intrusion of privacy or ability to reside in your unit without interruption is unlike anything I’ve ever experienced. They charge a non-refundable security deposit coupled with a refundable security deposit that they will simply make up fake reasons to withhold from you when you move out.
Additionally they provide in writing that $140 will be taken from your “refundable” deposit for a mandatory cleaning fee. Fine. Why was I charged $180?
It’s a headache to consider litigation but the way they operate is so corrupt and illegal it’s probably worth it.
Oh and the best part, they “upgraded” the ac to a new wall panel and have the audacity to inform residents their amenity fee’s will be increasing to mediate the costs of the ~upgrades that no one asked for. Crooked and disgusting.
I truly cannot be more sincere in my attempt to protect anyone and everyone from this tragic excuse of an apartment/management company.
The company changed management while I was a resident which meant I had MULTIPLE months of HAVING to provide a cashiers check to pay rent due to issues on THEIR end of the transition. There’s literally no other way to describe this place than an inconvenience/headache.
Edit: almost forgot to mention the COCKROACHES we found in our KITCHEN CABINETS of all places, but have no fear they’ll send an exterminator out and then say “sorry couldn’t spray because YOU weren’t home” ??? Sounds like a...
Read moreThis complex is in a very upscale section of north Scottsdale, surrounded by money, however it is a cage with golden bars.. I have never in my entire life heard every single footstep from the people above me like I have at this place.It's absolutely torturous... You will not be able to do any work on your computer..read a book or anything else without the TV on or possibly music to drown out the noise..Every single footstep is like thunder.. Anybody that weighs over two hundred pounds shakes the lighting fixtures.. This is just regular walking.. The developer was obviously greedy and probably greased local building inspectors to get past the sound proofing between floors.. I have been told that this is extremely expensive.. I spoke to 3 other residents and every one of them uses headphones or brown or white noise to drown it out.. A lot of the second and third floor units are run by vacation rental or air bnb companies.. The parking/carports are probably the worst that I've ever seen in my life.Cars do not fit in the spots.. They were made much smaller to save space and should not have passed inspection.. If you have a mid-size vehicle.You will not be able to open your door all the way.. Any large truck or oversized vehicle..will not be able to park in the carport...although people do... One lady told me she had to knock on the neighbor's door every time she wanted to get into her car because he was not considerate enough to park his oversized vehicle in an open spot... i watched one kid get into his minivan through his hatchback...Management has no control over the airbnb rentals and the noise.. They say they will report it to the company but nothing ever happens.... The property has absolutely no exits or entrance except for the front.. and that includes pedestrian exits..It's completely gated... There are two pedestrian entrances and exits next to the front entrance.. One of the pedestrian exits gate has been broken for over 6 months.. Instead of repairing it, they wrapped a chain around it and locked it.. This is supposedly considered an A+ property.. See picture below..I used to be a maintenance supervisor for apartment complexes back in the 90s...I can do this gate repair in thirty minutes.. They have. 3 maintenance techs... I'm afraid the only way to describe this property or this owner is GREED... I honestly believe that they have no concern or care for the residents whatsoever..I gave it two stars because it has a very nice resort style pool area and gym... The way the units are constructed are very confining..They remind me of the building structures in China where everybody is stacked like sardines...This review does not come from malice or revenge..it's to share my experience with others before they make a mistake that they regret..I hope this review helped you make a decision..
