It's unfortunate to see the negative reviews on here because I love this place - like if I were a honey bee and Vanguard Waterfront Square a flower, I'd pollinate the S**T out of it. As Phil Collins would say, that's a groovy kind of love. In all seriousness...
Although I've only been here 2.258 months (I did the math), people who have been here much longer generally say the same thing - new management (Bozzuto) recently took over and things have been way better since. I can't speak about the old management or the change, but as far as the Bozzuto staff goes, they are AWESOME.
When I walked into my new place for the first time, there were starter-kit-esque items left for me (e.g. snacks in the fridge, Tide for laundry, etc.). The best part, however, was the thoughtful note from Megan and team welcoming me to the building. Seriously. Who does that? Bewildered and a bit nervous, I walked outside to double check I wasn't at the Ritz...Sigh of relief...nope, I was home at Vanguard.
I felt like a toddler when I first moved in - annoying and full of questions. I know what you're thinking - "Pppff if he had kids of his own, they wouldn't be annoying to him". Wellllllll you may be right, but I don't have kids. Despite question after question, Megan was super helpful, always smiling, and responding to emails faster than the Flash could run from here to the sand. For reals - use Google maps. THE SAND IS CLOSE. Although the proximity to the water and all the amenities (washer/dryer in unit, fitness center, blue line access, etc.) are great, the staff are what truly make this place what it is. Angela and Ming are just as helpful, personable, and genuine as Megan. I'm going BROKE ordering things on Amazon because it gives me an excuse to pop into the office and say hello to them. I didn't even know what I was picking up the other day...but it was WORTH it. Angela and Megan have endearing, boisterous laughs and Ming tells a mean riddle. It's always a pleasure to converse with them.
If those three weren't amazing enough, there's one other dude that...well...I might as well call them the fantastic four at this point. For every maintenance issue in my apartment, I'll submit a ticket before bed, wake up and go to work, then get home and find a nice note on my kitchen counter saying my issue(s) have been addressed. Funny...I thought "Clark Kent" was Superman's alias, but the note is always signed by "Alex". And don't worry, dear reader - these aren't issues like my refrigerator exploding and a tar-like substance is emerging from the kitchen sink. Though maintenance requests have been minor, there was a day when three things were addressed all at once - even when I noted they were "low priority".
If this isn't a team of people that takes care of you and makes you feel valued as a resident, then what are you smoking? Look, I know it's legal in Mass now, but come on...they're stellar! From fun building events (they work extra hours for these) to being generally wonderful individuals, it's the people in our lives that make life truly worth living. Read moreI lived here from May 2023 - July 2025. The 4th floor is INFESTED with roaches (was constantly vacuuming them up by the hundreds and spraying cracks in the walls), the building elevators NEVER work, there are urine stains in ALL common areas as well as sprayed along side the ENTIRE frontside of the building making it very challenging to walk your dog, theres tons of trash surrounding the backside of the building, the parking gates frequently do not work leaving you trapped or the deck completely unsecured most days (you would think the $100 parking charge would go towards something🤔), the scanners on the staircases were disabled because the door sticks so anyone can literally just walk in, the HVAC units in the apartment are also problematic. The management staff tried to scam me into re-signing a new agreement half way through my 2nd lease because the prior management (which was fired and replaced in its entirety in 2024) made an error on my resign lease; I had to literally state out the lease and its legal agreements and send it via email to remind the Manager because she tried to force my hand into signing to a more expensive lease (she was trying to discreetly fix the prior error) she even went on the payment portal and added the additional charge beforehand (the day I was supposed to pay rent) and had to go back and remove it after I called her on it. Once I moved out, It took over 31 days to receive my security deposit back, with me having to make several emails and phone calls. It could not be more evident that the Eliot on Ocean cares more about making a monthly quota than the quality of lives of their residents. PLEASE do not let these people trick you into signing here!! ONLY good thing about the Eliot is the closeness of Revere Beach but even then its not always safe as on some occasions I had to deal with different tweakers hanging around the building. Only posting a few photos for reference as Google wont let me post the ENTIRE album of photos/videos I have saved from this rental. ➡️NEW EDIT in reply to owners comment/lie on review (09/04/25)::: These problems WERE reported, as MULTIPLE reminders for people to not let there dogs urinate on the carpet as well as to not smoke in common areas was relayed from management (see attached picture of corresponding email compliant re:one situation). They also FREQUENTLY sent reminders to residents re:these complaints. There are also many prior reviews from 4th floor residents on google verifying that there were reports of bugs, indoor smokers, and pet urination all over the building. So MAYBE instead of lying on google you try to actually fix...
Read moreI just moved into The Eliot on Ocean and I got an incredible deal on a one bedroom apartment steps from the ocean.
It was still expensive for me but it is the least expensive by far of all the luxury communities and it has both luxury and charm. And by charm I mean a sense of community. People hold the elevator for you and greet you in the hallways. People are nice and there are dogs walking around. The community in the building feels more representative of the local community and less like a glaring example of gentrification.
The amenities are on par with those mega-complexes down the street that come with a much steeper price tag; and the beach here has the same beautiful waves and majestic sunsets/sunrises.
The appliances are modern and the units themselves are well insulated so there isn't spillover noise from other tenants so I don't mind rambling out loud to myself as much because it is less likely people will become convinced that there is a crazy person living next to them since the walls aren't paper thin.
One thing of particular note is that I think I may have a slightly biased experience because I ended up having my entire rental process facilitated by this guy named Chris.
Chris is awesome. Chris is a good person masquerading as a landlord.
Chris walked me through every single step of the process and has gone above and beyond to make sure that everything works out for me in terms of getting into the apartment and then getting things taken care of I signed the lease.
Chris specifically made sure to help me take care of documenting each tiny little possible imperfection in the apartment, not because he intended to hold them over my head, but because he wanted to make sure that if someone else had his job there was nothing to prevent me from getting my security deposit back; it is as if he went to the secret underground meeting of mean landlords, learned all their malicious tricks, and then made it his mission to actively campaign to make sure that all his tenants at The Eliot on Ocean never have to deal with that kind of nonsense, under his watch or ever, if possible.
I recommend The Eliot on Ocean but now that I think about it this review is just as much about Chris. People should put some respect on that man's name.
