We signed our lease originally with Overlook (a Weidner property) and were thrilled with the former management, maintenance and the community. This complex was recently sold to a different property group (Arrive by Trinity) and the transition + work being done has been a cluster. Avoid this place if you can. We have deep regrets about resigning our lease but the transition happened right in the middle of our renewal. Enrolling an ESA with them is a nightmare. You have to enroll in a service, upload documents, wait for approval, then get reimbursed for the cost. We offered to bring a physical copy of our letter because so many of us were having tech issues with the site, but they refused and would not allow us to proceed unless it was through the online service. They’re in the process of “upgrades” and reparations, but the contractors have been nothing short of dismissive towards management’s attempts at handling tenant complaints of constant disruption and last minute notices for the work. It was announced to tenants this would be a work in progress until 2027. Operations aside - I grew up in a family of contractors and am not confident in the abilities of the crew they’ve hired for the job. They operate on their own whim (don’t adhere to the work schedule management provides tenants) and have been relying on donut air compressors to paint and power wash all 11 of our 5-story complex buildings - yikes. If they choose to cut corners on something as simple as using adequate, high CFM compressors for the job, I worry about the quality of work overall especially since they’ve been “repairing” the patio supports and decking. The maintenance and staff at Arrive aren’t any trouble but there is very clearly poor control of the situation, and the property is losing appeal. Package theft is getting worse somehow, and we recently had an individual kick out the glass from our ‘secure entrance’ door. We love the neighborhood and large units, but it’s not worth the headaches of poor management and dwindling security of the complex due to problematic tenants.

My wife and I have lived here for 2 years now and we just renewed our lease for another year. The office staff is absolutely phenomenal! Anytime we need them they are always there to assist and we appreciate them so much! We don’t plan to move in the near future and more than likely will upgrade when we are ready. Our floor plan is absolutely amazing with the best views from our balcony which is what I’ve been told by our friends. See attached photo for your own judgment. Anytime we need anything at all the staff goes above and beyond. Thank you so much for making us feel welcome from the first day we moved into the community! We will always recommend Overlook to anyone looking for a new home!

My wife and I have lived here for 2 years now and we just renewed our lease for another year. The office staff is absolutely phenomenal! Anytime we need them they are always there to assist and we appreciate them so much! We don’t plan to move in the near future and more than likely will upgrade when we are ready. Our floor plan is absolutely amazing with the best views from our balcony which is what I’ve been told by our friends. See attached photo for your own judgment. From the very beginning in Ohio to now, our experiences with/at Overlook have been positive. We were faced with a 2500 mile move, a narrow window of time, and armed only with internet research to select an apartment in a neighborhood where we have never been. We have many thanks to give Keirsten, our leasing consultant, for making the decision and move easy for us. With some planning and her help (she was a huge help), in less than a day of arriving to Seattle, we were able to do a walk-through, sign a lease, and move in with a smile.

Everyone, staff and so far, other tenants, is inviting and friendly when you enter the leasing office. The workout studio is compact, but never seems to be too crowded and has adequate equipment for what one would need for general workout needs. Also available is a sauna and a hot tub, with a shower close by as well. The complex is responsive when it comes to issues with maintenance (issues have been nominal -- mostly just working out kinks with a new spigot; also requested stopper for sink and received one promptly). The walls seem pretty thick as I have yet to overhear neighbors’ conversations or TV program, or even any business in the laundry room that we share a wall with. We love waking up and enjoying coffee on our sizable balcony with an amazing view of the sun rising over The Cascades. It’s a great location for those with dogs -- staff is welcoming to them, and there is also an off leash dog park (not affiliated with the apartment complex) a quick hike up the hill. I super enjoy the proximity and grounds of the dog park. The apartment's grounds are kept up nicely -- even with the dog population that lives here (thanks maintenance and responsible neighbors!). Outside of opportunists looking for an easy grab with an unlocked car, I feel the neighborhood is safe, secure, and has a good sense of community. Apartment life at this establishment has been a delight, and I would recommend checking out The Overlook at Magnolia for anyone looking for a place in the Magnolia Hills...
