Our experience at Wildwood Villa Rica was frustrating from start to finish. While the property looks great on a tour, once you live here, you quickly realize that maintenance, cleanliness, and safety are not priorities.
Maintenance 2/10 Our dryer was broken for five months. Maintenance came by multiple times, poked around, and left without actually fixing it. The moment we mentioned moving out? Boom—they finally decided to put in real effort and discovered a detergent cap that had been stuck the entire time. That’s something they could have found and fixed months ago, but instead, we were forced to deal with a half-functional dryer the entire time we lived there.
The gates rarely worked, forcing residents to form an actual line of cars waiting to see whose key card would magically work that day. If yours didn’t, your only option was to speed in behind another car before the gate shut. A gated community is supposed to provide security, but here, it was nothing more than an inconvenience.
Property Cleanliness is an Afterthought One of the worst experiences was when a dead animal sat outside our door for days. We called the office to get it removed, but the staff seemed unbothered. If it had been in front of their office, you can bet it would have been gone immediately. Meanwhile, the dog park was completely neglected—cigarette butts, dog poop, and trash were everywhere, making it unusable. The cigarette-to-poop ratio? 3 to 1.
But the mess wasn’t just in the dog park. Trash was scattered throughout the property, even stuck all over the fences. It was clear that no one was making an effort to maintain the community.
Unsafe for Families and Drivers If you have kids, or even if you just own a car, prepare for chaos. Kids run around completely unsupervised, riding bikes in the middle of the street, with zero regard for oncoming traffic. One even hit my car with their bike, and no one seemed to care. With the amount of cars constantly coming in and out of the complex, this is an accident waiting to happen.
The Gym is Unusable If you were hoping to take advantage of the gym, good luck. It was constantly 90degrees, making it unbearable to work out. The humidity in there was awful—if there isn’t already mold growing, I’d be shocked. Machines rarely worked as well and there are so many stains in the Carpet! Just so nasty.
Rampant Marijuana Use & Lack of Rule Enforcement Another major issue? The smell of marijuana was everywhere. Every time I walked to my apartment, the walkway smelled like weed, and management did absolutely nothing to stop it. If they have any kind of rules about drug use, they clearly aren’t enforcing them.
Final Thoughts The leasing office does a great job selling the dream, but the reality is far from what they promise. The combination of poor maintenance, lack of cleanliness, safety concerns, and zero rule enforcement makes it clear that management just doesn’t care.
If they actually took care of the place, it could be a great community. But as it stands, I would not recommend...
Read moreRead moreI have lived at Wildwood for over three years now. There are always new managers, and they come with new rules and new penalties everytime. If you have an issue, you will be given a number to call and leave a message so the "very important corporate people" may call you back at their convenience. You are treated as if you do not matter -- no matter how long you have been a resident. It is very difficult to get in touch with any authority over the young apartment manager who is very inexerienced in the ways of the world and real life problems. Also, this is the 4-5th manager since I began residence here. The place is cheaply repaired and things are half way done. The reason they can not keep residents or returning residents has much to do with the way that they treat their residents. I wish I had never moved to this apartment, and I have watched MANY people go upset from here. They charge you for everything and have several late fee issues. The pool looks lovely from the pictures, but it is oftentimes filled with people who DO NOT LIVE HERE Usually, it is filled with tons of children someone brought in for the day. If not that, it is filled with the same drinking crowd that takes up residence there for the summer. The 24 hour gym is always EXTREMELY HOT, and they do not clean properly from one resident to the next. It is also WAY TOO EXPENSIVE for what you get. Once you move your furniture, there is no room for people, and the prices of rent are OUTRAGEOUS after all the extra fees they tack on!!!!! You would do MUCH better to rent a house and get away from this place as quick as you can! Also, the paint is CHEAP and it makes the walls look dirty. The sheet rock finishing is crap for a luxury apartment, and you will notice all this and more as soon as you move in! I hope you learn from my mistake.... STAY AWAY FROM WILDWOOD and the management or laCK OF GOOD...
Please read not only my review but others . DO NOT MOVE INTO THESE APTS!!!!!! First office is extremely NOISY & all in your business. You can’t have anyone over with them questioning your company & receiving a LEASE VIOLATION the next day . ALSO , these Apts are infested with spiders & guess what pest control is just Company maintenance . Who by the way doesn’t fix anything sink has been leaking for months . They just walk straight into your house , no knock on the door or anything & since we changed our locks they always call trying to get into our home . Mangement came BANGING on the door like the police & wouldn’t stop until the door was open . There’s only one trash can for the entire complex. Loud neighbors , people above us don’t care what time it is they’re ready to party. They like to send out texts when there’s anything going (such as policy activity on the property)on in the apartment only when people would notice. yet one day my house was almost broken into . Went down to the office to notify them of the situation, only to find out that the same day someone else home was almost broking into. They didn’t notify anyone of this danger at all . Just sent out a text saying the gate will remain close during business hours until farther notice. But let someone pull a firearm & they send out 10 texts at the same time . They sent out an email because dog owners weren’t cleaning up after their pets. The email basically said if the problem continues each pet own will have to pay $25 for PET DNA.
