Our family stayed in two separate rooms. I'll summarize it like this: there is no check in counter. They send you a code for the building and another to get into the hallway with the rooms. Keys are in the door. The rooms are actually quite spacious, lots are area to move around in. One of ours had an outdoor area for eating or smoking, but it was too cold, so we didn't use it. We were in Room 104 and 106. I liked them both. This isn't a B&B so I don't get why people get upset about it. The amenities in the room are a Nespresso machine, a tea kettle, some toast in packages, jam, creamer, sugar, Nespresso pods and tea. They provide extras in the hallway in which there is a microwave and shared fridge. There are two grocery stores within a VERY short walking distance in which we stocked up on some items. Also a bakery with croissants/cornetti close by. VERY close to the train station, which was a bonus. About 10-15 min walk depending on your pace. Good walk to the main Bolzano shopping area and Christmas market. Honestly, it's not that far to the park area either. Quiet street, not a lot of other tourists, it was really nice at night having very little outside noise. Cost. Seriously, for a family of 5 with a dog, a bit over 300 Euro for 2 night is fabulous. Absolutely fabulous. I knocked off a star simply because of the shared bathroom. I don't mind a shared bathroom, many places we've stayed at in the UK, Paris, etc... have this in older hotels and we're used to it. They have a mold issue despite a fan in there, which happens in our apartment as well. The wall toilet flushing device kept constantly falling off the wall with the slightest push. The shower door didn't shut all the way and water kept filtering outside. The door handle kept loosening. I actually tightened the screws in there myself, but in side must be stripped down for it to not stay in place.
Look, I get the owners would have to shut down the rooms for a few weeks in order to really renovate the shared bathroom and to throw some Kilz on the ceiling and re-grout the shower and fix the hardware on the door, toilet, etc....and that just isn't going to happen during the busiest time (aka Christmas Markets). We already knew there were complaints about it before we booked and honestly for two days it was totally fine and workable.
I hope they are able to really dig in and repair the shared bathroom. It's still functional in a dysfunctional way.
Would we stay with with them again? Yes. Do I recommend this place: Yes

Read moreI definitely do not recommend this accommodation! It was a really horrible experience with temperatures constantly around 15°C. We asked the property directly when the heat would be activated and they said that the regulations only allow the heat until April 15, 2024. They said they had asked the city to turn the heat on. However, when checking the website of the city of Bolzano, we found that the heating season had been extended to April 26, 2024, while we stayed from April 24-25, 2024. After a long silence, they finally acknowledged that the heating season had indeed been extended. and they offered a compensation of only 20 euros, saying that they understand our inconvenience. This is laughable! Their fraudulent practices seem designed to exploit foreign guests who are not familiar with the local systems in Italy. Their behavior was shocking!
Guests resorted to wearing winter jackets in the corridors as well – it was not just us who were cold. At 15°C it is cold for everyone, it is impossible to feel comfortable. And what about the kids who wore jackets to the bathroom too? This is just appalling! In addition, the building itself, a historic building with walls about 80 cm thick and high ceilings around 4 meters, makes it difficult to heat the space sufficiently. However, if properly heated, it would certainly not stay at 15°C!
I strongly do not recommend booking here. The property seems to get great reviews (star ratings only, no real comments) from Bolzano locals on various platforms, which explains the high rating. These appear to be biased reviews from well-known property owners.

We asked the accommodation directly when the heating will be turned on and they told us that according to the regulation they can only have the heating on until April 15, 2024 and that they asked the city to turn on the heat! Really amazing behavior!||People were walking down the hall in winter jackets, so it wasn't just us who were cold! At 15°C, absolutely everyone would be cold. How do you want to go out in this temperature? And what about the children who were housed and still went to the toilet in their jackets? Really disgusting attitude!! In addition, the accommodation is located in a historic building, where the walls are approx. 80 cm wide (+ the rooms have high ceilings of approx. 4 m)!
