Very overpriced, very underwhelming.
The room had dirty bedsheets and stuff up the wardrobe with a bad smelling comforter thrown in the bottom of it. Hair and yellow crust on the pillows. Cigarette butts all over the balcony. Generally just very dirty. When told about the sheets a woman with a seriously angry attitude changed the sheets there and then in front of us while we hadn't even unpacked yet. One of the chairs had a hole straight through it. The windows are not soundproof and there is traffic and beeping horns and shouting all through the night. You can hear everything everyone else is doing and it feels like an illegal squat. The entry staff weren't helpful at all or talkative, didn't even offer us a map let alone give us any hint as to what may be cool to see nearby. No tea or coffee facilities in a high priced room but the cheaper rooms had these things. The shutters do not open and close properly and are broken at the bottom. A piece of metal fell off the window frame when we opened the door below. Just avoid! Tiling job is sub par, the entrance is hard to find. So many things wrong with this place. It's barely a hotel, it's a hole in the wall! They also advertise as payment upon arrival but insist on a hold being placed on the account a few days before arrival, stating I would get the held money back around 7-10 days after my stay if I chose to pay in cash as I had planned and do not offer refunds if you decide not to stay in this horrible place. Can't even touch anything as you can see on my coat even if you lean on a wall you will be covered in dirt and filth! There was nobody at the desk at the check out time set by the hotel so we had to hope nobody took the keys we left on the desk...
Read moreSpend your money elsewhere- not sure how this has so many positive reviews! Convenience is the only positive outcome from our stay. 20-30 minute walk to 3 of the big attractions, 1 hr walk to the Vatican but very close to train terminal. Room was very big- Lot's of space
Now the Negatives: mold on the bathroom- a decent amount. 1st night people above in the apartments decided to roughhouse at 1am for 2 hours keeping us up (very little soundproofing from outside courtyard and above) as previous review, there is other hotel below and apartments above window only had one with blinds so we had to use the wooden shudder on the outside which has several broken slats making the room not dark very awkward entry system (what looks like is supposed to be a common area is full of construction stuff everywhere- really big eye sore and unprofessional!) elevator wasn't working - front desk said it always goes down on weekends so this is NOT disability friendly at all with 3 levels of stairs bizarre bathroom layout - open shower the toilet is literally right where you shower (not enclosed shower) also getting water everywhere!
If you absolutely are strapped for needing a place, sure. But I've seen hostels in way better shape than this place, was also given some attitude when checking in about not checking my email when I had in fact replied my check in time twice. She was kind of rude.
Would not recommend, overpriced and wish we had stayed somewhere else and...

You are just 300 m or less from the Roma termini station. 5 stars to the location.|Rooms|Hotel is pretty new which is located in an old building. There wasn’t any air conditioning at the rooms it wasn’t a surprise and I’m not complaining just an information. But the owner said with in a few weeks they would be installing air conditioning. Rooms are good for the money you are paying and the owners were really helpful. I’m sure that this place has every potential to become one of the popular hotels near Rome station . Overall you will get what you paid for and this place super cool place for the travelers who need just a comfortable sleep after a day of travel. Will definitely book again if I come back...
