I really wish I had more positive things to stay about our stay here but ultimately the hotel really lacked basic features. We stayed for two nights.
My biggest complaint is that there are no curtains or blinds or window coverings on the bottom half of the windows in the room. Meaning the light comes in very bright at 5 am and there is a lack of privacy (anyone located below the balcony would be able to see in). As well, the door to the balcony didn’t open.
The room is missing some major features. There is a kettle but no cups. No hooks for bath towels. Only shampoo and body wash are provided (no conditioner) and they’re placed outside of the shower. There is no place for them in the shower except on the floor and the shower is very tight (I say this as someone who is not large). Nothing else is provided (such as a toothbrush or razor kit). Only two pillows are provided but it would be nice if there were three or four pillows to choose from.
When we entered the room, it was freezing as the heater had been turned off and it took a few hours to fully warm up. Once it did though, it was fine. The hotel itself was very cold.
We were greeted at the front desk by a staff who was lovely and spoke with who we think was the owner over the phone. They mentioned we can come and go as we please 24/7, although this is nice, it also means the front door is unlocked and unsupervised during the night and the day at times.
The hotel is far away from the main city centre of Kyoto and it is about 1.2km to the train station. I personally didn’t mind this but overall I have to say I unimpressed with what we paid for our overall experience here. We stayed the night prior to our stay here in another Kyoto hotel in the city centre for the same price and it was significantly better.
I’m giving three stars because I do think this hotel has a lot of potential to be nice but I also can see I am not the first to raise some of these complaints. I hope the owner will work to make changes so that the future experience for guests is better. At this point, I would...

The surrounding area feels very safe and is great for walking. There are a lot of temples around as well as a quick walk to the station if you need to travel farther. There’s also a family-mart and seven eleven close by for breakfast/snack runs if needed.
The owner is super nice and can speak English, Chinese, and Japanese fluently so it’s a great place for travelers who want to stay in a more small-town...

Jun takes good care of the place and speaks English well. The rooms are clean, and kept like new. It’s his own business and so you get the owners service. - will...
