Room is a decent size but it's very dated. The bathroom reminds me of a old cruise ship or boat bathroom completely made with PVC walls. The toilet is INSANELY loud. It would wake up anyone in the room everytime you flush. Longest and loudest flush I've ever experienced in my life.
Room smelled completely mildewy and had to use both the ac and the air purifier at all times to not cause my asthma to flare up. You'll experience that same smell as soon as you enter the elevator area past the front lobby. Completely off putting.
Room is very noisy. Could hear people and cars zooming down the road at all times of the night.
One family decided to entertain their child in the hallway and with the elevator for about an hour and could be heard the entire time while taking an afternoon nap from extreme jetlag. With cameras monitoring the hotel and staff well aware when discussed the next morning, would've appreciated them speaking to them at the time of occurrence rather than allowing them to continue on.
Grab and go amenities were a perk but found better options at other similarly rated hotels in Japan.
Front desk staff were polite and kind.
Location is great to be in walking distance to old town Gion and all the highlights of the area. Walkable to the stations and all the shops and restaurants across the bridge.

Read moreWe are a family of 4, two adults two young teens. The room size was perfect. One queen size bed and two comfy twin size foldable floor mattresses were provided. The kids had fun sleeping on the foldable mattresses on the tatami mat flooring. The interior was a chic design: light colored woods and neutral and whites throughout. Dark carpet. Clean throughout. No odd smells. GREAT water pressure (fire-hose like). Definitely a huge difference over the dated 70s era smelly hotel we paid over $400/night for while in Tokyo. We couldn't hear any talking from the people occupying upstairs, but could hear the thumping whenever they walked. Not a big deal for us as it didn't happen during our 10pm sleep time. Location in Gion was perfect. We were 3 blocks away from the main street in Gion where all the shops are. We were also a few blocks away from one of the subway stations and the bridge that leads to the modern streets of Kyoto. This hotel provided a terrific home base for our travels. Yes, having a comfy hotel that you feel safe in DOES matter, even if you don't plan on spending many hours in the room. At the end of a LONG day, you want to look forward to putting your feet up somewhere...

The problem is higher management clearly who do not care about filfthy carpets ( there are stains all over the carpet ) There were also blood stains on the wall paper by my bed and that was disgusting. I was there for 5 nights and asked them to clean the stains on the wallpaper the second day I was there . It never happened . If you want a great location and nice people but very dirty carpets and walls ( carpet in Japan ? ) this is for you .
There is also a very mildewy / dirty smell in the hallways and in the rooms which I believe is from the old stained dirty carpets everywhere . I had to buy incense to get rid of the smell and I ended up getting a very bad cold and cough from the allergens and mold .
The lady next to me paid $70 a night and I paid over $300 a night so I can’t believe I paid for a dirty place as well as no where to hang your clothes at all .
It is clear that Rinn cares about profit before they care about customers. I gave them a chance to do something for me out of respect for the stained walls , stained dirty carpet and they did nothing . I wouldn’t pay over $100...
