I always used to stay in hotels in Japan, but this time I decided to give a try to Airbnb. Dash Living had a promising website with nice pictures, and I had hopes that our stay will be cozy and comfortable. It's very important for me to get a good night sleep during traveling.
Despite being in the good and expensive area, the room disappointed from the first few minutes me and my family got in. I booked it for 3 adults (me and my 2 teens), but there was one medium bed upstairs and one tiny sofa downstairs. The sofa was kid size, not an adult size. But besides being very small, it was extremely bad quality. The sofa had springs, and they were sticking out from under the cover. Even 5 min on it makes your back sore.
The room has 2 levels and there is no A/C on the second level, only the fan, so it's very hot. And that was the place to sleep. Also wifi doesn't work on the upper level unless you sit on the stairs. Being very disappointed, we checked out within 45 min after moving in. I also complained to the owner of the apartment multiple times and they said they need time to think about the refund, but eventually didn't not come back to me. I regret booking their apartment and don't recommend...

Everything went smoothly from checkin to checkout, and when I requested an invoice some time later for my company to reimburse, Fraulein replied and got it solved faster than she had promised. The room was value for money as you can hardly find something this spacious and well located in Tokyo (Metro was a 3min walk). The only small inconvenience (and this is why I take 1 start out of the room rating) is that obtaining hot water for shower was not a self-explanatory thing, there was even a sign in Japanese explaining that "for the comfortable water temperature to be reached (40 degrees) you should set the heater at 60 degrees (?)" and since the heater was not easy to navigate - as everything was in Japanese and there was no translation available - it robbed us some time translating and figuring it out. Upon contacting Dash Living they immediately sent me the House Instructions (or something like it), which I didnt have the time to read by then. I think if this is something that is known and commonly an issue, especially for foreign visitors, it should be fixed in a straightforward way. (Stayed at top appt through Airbnb) -Checkin was fine and location is ok. -Room was run down and not cleaned well, see pic of someone else’s nail clippings on a shelf… -Top AC was unable to be changed with controller so we couldn’t aim cool air into loft bedroom (which doesn’t have AC) and the small pedestal fan did nothing. It was extremely hot and uncomfortable. Apparently this isn’t a new problem. -Reported to host and continually received “Our team will look into this” style messages and the issue was never resolved. Would not stay again and strongly warn against staying...
