We are a family of four with two small children, and we stayed here for 8 nights in July 2025.
Firstly the positives: Very convenient location for us, as our family live in the area and we have guest membership (through family) at the Tokyo American Club The apartment is spacious (for Tokyo standards) Good price given location and size
However, there are many issues / areas for improvement: Starting with the booking process, this was incredibly inflexible. You could only book 4-6 weeks in advance, and the management was inflexible about booking any earlier than this. The management refused to provide amenities like a crib or a high chair. When I asked if I could arrange for them to be rented and delivered before our arrival and collected after our departure, they refused. We are lucky that we have family in the area who could accept the rental delivery/collection for us, but we had to transfer the bulky items back and forth ourselves.These are basic items that they should offer (even with extra charge) or else the apartment is simply not appropriate for families with small children. There was a horrible musty / sweaty smell in the apartment from previous guests. I understand that with the humidity levels in the summer in Japan, smells linger, but they should equip the rooms with dehumidifers / air purifiers, as most accommodations in Japan do. For the larger apartments, they provide no housekeeping service, regardless of length of stay. We would have appreciated new towels/linens every few days. We had to wash our towels ourselves. The building only has one coin laundry tumble dryer (the machines in the apartments are washing machine only). If you aren't going to offer housekeeping in the larger apartments, at least provide a tumble dryer. Some very basic amenities missing, such as a dish rack and dish towels. There were four cooking knives and they were all chipped. Also no umbrellas or slippers. There was nowhere to hang towels - a few hooks on the doors or walls would have been enough. Also, there were no dressers or shelves for clothing storage in the bedrooms (there were only some shelves in the living room).
We would probably consider staying again as we prefer 2+ bedroom apartment-style accommodations with two small children and the location works well for us (unless the 2-bed unit at the Oakwood is available), but I sincerely hope they consider the...
Read moreAtrocious service. All staff remote. Most staff do not speak English even when you pick the “English” option on the phone. Location instructions provided were incorrect and sent us to the wrong place. Futon provided for third person is paper thin IKEA mattress and expected to be placed on a hardwood floor (not tatami). I am used to Japanese hard beds and futons. What this place offers is completely unreasonable.
UPDATE Staff looking after maintenance at the property managed to source a second thin futon mattress for us which made things bearable but still not great. Read moreMy family stayed here for 11 nights this past Dec/Jan. We rented two of the two bedroom units which worked out perfectly for our group. The check in procedure was easy and no problem. The rooms were exactly as pictures and very clean. The beds were comfy, the linens all fluffy and clean. The neighbourhood was quiet and very convenient with several grocery stores in close proximity as well as conbini’s. The access to both the Oedo and Hibiya subways was great. Very walkable to Roppongi or Azabu Juban and very easy to get to Shibuya by grabbing the number 6 bus that was just a block away.
Would stay here again if the opportunity presented itself. Really great value for your money in...
