Book this with your eyes open and manage your expectations and you will be more than fine. ||||As we had a long stay (nearly 2 weeks) and we needed 2 rooms for our family, we wanted to choose a hotel that gave us enough of what we needed without breaking the bank because Tokyo is a pretty expensive city and we needed to stretch our budget for food, shopping, transport.||||We chose MyStays Inaricho after going through many other hotel reviews on this site so we want to pay the help forward with this review. ||||- Overall, a decent stay as the hotel was well located in a quiet neighbourhood with a 5 min walk to Ginza line subway, and room had very good amenities. I would suggest a serious refreshing of some rooms, especially the carpets. Also, to provide a cleaning service every 3-4 days if requested. And, to spruce up on the general cleaning of the rooms after guests check out....I would rate the room a 7/10 for cleanliness as I had to give various items a once-over before we settled in.... the airvents (very dusty); the shelves (dusty); bathroom ceiling (black specks); sinks (muck in the plugs and edges that had not been cleaned away for a while); the aircon vents (dusty), microwave (smelly with stale food)..... but maybe that's me cuz I expect a clean-enough environment to be in! I think I may have left the room cleaner than when I entered it....LOL!||||- Room is small. Was a bit taken aback at first entry as room was basically a walkway between the small super single bed (smaller than regular Queen) and the writing desk/dressing table/fridge counter etc||||- We had 2 rooms side by side (hotel has no adjoining rooms) and the rooms varied in condition, One was well lit with bright main room light and the other was dimmer and had wallpaper that was torn. The rooms looked tired and could REALLY do with new carpets (the biggest let down of the room).||||- Hotel is very clever with space usage. Despite the small size, the room had good built-in storage design with many open shelves, a small cupboard for hanging clothes, a large under-bed pull out drawer, closed cabinets||||- Room has air con unit (was very noisy as it shuddered and squeaked once turned on); kettle; flat screen TV, tiny bathtub (not for tall person), EXCELLENT strong shower with great temperature control, microwave oven (smelt of stale food), fridge, second sink outside bathroom.||||- Amenities provided in room: generous full size Pola shampoo, conditioner, shower gel, clothes refresher spray, happy coat, room slippers (non-disposible type.....so bring your own if concerned about hygiene)||||- NO cleaning service: Towels and bedsheets to be brought down to reception to exchange for new ones when needed; For our long stay, we had to clean the rooms and toilets ourselves or risk a dirty environment. I borrowed a vacuum cleaner to clean the carpet and showered down the compact bathroom from time to time. ||||- Beds are a bit hard (Simmons mattresses....could do with a mattress topper) and 2 low pillows are provided. ||||- Pick up good selection of items from reception as and when needed: toothbrush; comb, razor, back scrub towel, cotton puff, cotton bud, rubbish bags, shower cap, tea, coffee, face toner, moisturiser, cleanser, make up remover......||||- Hotel has self-operatored washing machines (200Y per wash); dryer (100Y per 15mins); 100 yen for soap powder; drinks vending machine, wifi, umbrellas on loan, can store luggage in open reception area. ||||- There are 9 floors (2 on ground floor) and all rooms are for max 2 people. No way can 3 people stay in there comfortably. ||||- Reception opens 8am - 10pm. Staff were pleasant with good standard of English and a few spoke Chinese fluently (don't know if they were native Chinese as Ueno area has many Chinese nationals in the service industry)||||- There is construction right next to the hotel and the work starts at 8am. Noise was bearable as currently at piling stage....the dust was...

Mystays is one of my favorite Japanese hotel chains since they are usually conveniently located by stations and economical.
You can take the Skyliner from Narita Airport which is what we did, straight to Ueno Station. It’s about a 10-15 minute walk from Ueno Station to the hotel. If you have a lot of stuff, in Ueno Station you can also transfer to the Tokyo Ginza subway line and get off at Inaricho which is one stop away. The hotel is then about a 5 minute walk away. The hotel is located in a more suburban area and you can see the hotel as you walk down the main street from the station.
The room is tiny compared to western standards but was just fine for us. The hotel is 9 floors and they are a eco-friendly hotel so they don’t change linens and towels. We had a full size bed and private bathroom. There was also a little fridge, a sink, hot plate and a hot water maker in our room.
There are several convenient stores nearby to stock your little fridge.
I love that Japanese hotels provide shampoo, conditioner and body wash in their hotel rooms. Tooth brushed and razors are also provided in the room. There also had a grab and go area in the lobby for tea bags, shower caps, lotion, etc. The hotel provides wifi, which is decent but not high speed. The hotel also does have breakfast.
Oh and I forgot the best part, it’s a non-smoking hotel.
The front desk is not 24 hours. They open at 8am and close at 10pm so make sure you check in by then. If you go out, you’ll need the security code from the front desk to let you...
