First thing we encountered when entering the place was a padlock on the gate. We asked the receptionist why he locks himself in and he said it's because the area is so dangerous at night. He spoke little english but enough to understand most things.
The whole place is crawling with ants and cocktoaches. It's not maintained at all. Floors and walls are dirty.
The neighbourhood is really scary and run-down. Street is all broken. It is very far away from the centre and any public beach. The taxi costs 800 peso (40 USD) to get to the tourist centre and Ubers don't want to go there.
Rooms are not equipped at all. It looks like it has a small kitchen but it's empty. Toilets sometimes don't flush. There's no warm water in the shower.
Most of hotel's crew doesn't speak any english and is very slow.
Breakfasts are pretty bad. Coffee was the worst i ever tasted.

The location: the place is directly across from the Ferry, it's a one minute walk to the ferry to Isla Mujeres and is easy to reference for Taxi's. The place is clean, easy to get to and has reliable Wifi and A/C. The mattresses are very comfortable too. The people: Michelle and Lukas were so attentive friendly and they speak amazing English (which was hard to find during our stay in Mexico. We hired a driver from the airport who told us not to leave the premises because it isn't safe to do so after dark. This was awful as we hadn't eaten dinner and we were starving. The restaurant and bar were closed, so we were basically out of luck. The walls are thin and we kept hearing creepy loud banging noises all night until about 4am. Dogs barking and sirens going off felt like we were in a war zone. Needless to say, we didn't sleep. I couldn't wait for the driver to pick us up the next day and get us to Cozumel.
