This holiday park is a good place to stay while exploring the two iconic sounds of New Zealand. Like all other top 10 holiday parks, it has cabins, self contained units, as well as powered and unpowered sites. The rooms/lodges are bigger and than the Queenstown Top 10, while the bathrooms are also more spacey. However internet is not good inside the rooms/covered units. It only works fine outside the rooms. All other facilities are in great shape including the Laundry room, communal kitchen, the bathrooms, and kids playing area. It’s a 3 minute walk to the beginning of shopping mall, so location wise it’s super convenient as well. Below is a slightly detailed review of the rooms: Rooms: Booked the Ensuite Studio which was pretty big. It had a queen sized bed and a single bed. The beds were super comfortable, the pillows were very soft. The bed also had an electric blanket. Stayed here in January 2025 and it was very hot and sunny, and the rooms face the sun so they were really hot and the only cooling option was to open the window. The room was hot till 1 AM in the night despite windows left open. There are heaters in the room though. The room was very spacey, had a luggage keeping area with hangers and hanging space above it. The equipment in the room included a Fridge, TV, and Toaster. The room did not include a microwave which was inconvenient. Basic kitchenware including plates, cups, glasses and cutlery was provided. Bathroom: The bathroom was of a proper size rather slightly bigger than you get in hotels. The water pressure however was not the best in the shower, and the shower drainage was also a bit slow. The shower only had body wash and no shampoo or conditioner was provided. The bathroom had a hair dryer which was very handy to have. Location: It’s ideally located on the main Highway leading to Milford Sound on one end and to Manapouri which is starting point oh journey to doubtful sound. Also this holiday park is across the road from town center of Te Anau so all food, beverages, souvenirs, and super market shops are at a walking distance. Location is the best in town. Other Facilities: WIFI being extremely slow and unresponsive inside the rooms is a big inconvenience. Since these are holiday parks therefore generally are noisier and have activities going on till late, yet not something that is too much of a hassle. If you are a member of Top 10 Holiday parks most additional facilities are available free of cost or on discount. Staff: are lovely people, very friendly, knowledgeable about the area, and helpful in general. The people here make the place much more welcoming.

LOCATION: basically in town, close to the main road but quiet at night and in the morning. FACILITIES: I liked it because is not flash new but it has a character as a family owned business. Clean and easygoing, this is not a schematic "german style" campsite, the pitches are not in blocks but is a nice lawn divided in spaces with trees. Toilet very clean. Employees very kind and helpful. MUSIC: that's why I don't give them 5 star, there is a silly, cheesy 90's music on tv screen everywhere 24/7... there's even a tv in the laundry on... That's not business minded, especially when you have radio from the speakers and music from tv. You wake up with the bird singing, beautiful mountains around...and than you are forced to have breakfast in that unbearable music. I guess someone like it...

If it is a holy tradition, it is not my religion, is it difficult to do normal mixture water taps? At least for the half of sinks. And second point. Water blaster instead of shower. I got bruise on my eye from that shower. I could be accustomed if I worked there and cost would be just 75 per week. But we stay there just for rest, for weekend and cost was 75 per day. 75 dollars for "burn or freeze" and bruise on my eye.

Cabin was really good: warm, comfortable, convenient, with fridge and tv, and with suitable bed and outlets. Kitchen is good, with open rubbish bins, row of sinks and stoves. There is unaccustomed only one alone microwave (I accustomed with Living&Co), but it was not big problem. But I really upset because of devided water taps "burn or freeze" in the toilet. If it is a holy tradition, it is not my religion, is it difficult to do normal mixture water taps? At least for the half of sinks. And second point. Water blaster instead of shower. I got bruise on my eye from that shower. I could be accustomed if I worked there and cost would be just 75 per week. But we stay there just for rest, for weekend and cost was 75 per day. 75 dollars for "burn or freeze" and bruise on my eye.

Southern Hospitality is not applicable to this place. We had a situation last week where our daughter was in a pickle. She was trying to return home to Milford Sound from Auckland, it turned into a long story involving Air New Zealand cancelling her first flight Qtn and delaying her second flight. So she set off from Te Anau to Milford Sound at 6pm, not ideal she had checked the road was open. At 8pm, nearly home, she got turned around by the road control people as the snow had closed in. She was starting to get concerned about having somewhere to stay and called us. We went online and booked a cabin at Te Anau Top 10, and tried call them as well. No answer as after hours they stop taking calls at 6pm. When we made the booking payment was taken from our credit card.|My daughter arrived back in Te Anau at 10pm. The reception has a after hours phone number, she rang and spoke to the duty person and explained the situation and that we had booked a cabin that was not confirmed.||This is where things took a turn for the worst. The person refused to help our daughter, turned her away and when my daughter said 'but I've got nowhere to stay' she said 'that's not my problem'.||We are in disbelief that someone could turn away a 21 yo young woman who was on her own at that time of the night. Absolute disbelief! ||Top 10 Te Anau should be ashamed of themselves.||Over the next few days I contacted Top 10 Head Office via phone and Email several times. It took some time to eventually get an mild apology. It also took several contacts to get them to refund the money taken from our credit card.||So if you are in trouble and need help these people simply do not care. ||Southern...

We recently had the pleasure of staying at the Top10 site in Te Anau, and it was an exceptional experience, especially given the circumstances we found ourselves in where we were in need of a place to stay while our camper van was being repaired. From the moment we arrived, we were warmly welcomed and well taken care of.

A special shout-out goes to Anna at reception. She went above and beyond to ensure our stay was comfortable and stress-free. Her friendly demeanor and willingness to assist with any queries or concerns made all the difference during our unexpected detour. Anna even surprised us with chocolates, which was a lovely and much-appreciated gesture.

The campsite itself was immaculate and well-maintained. The facilities were top-notch, including clean bathrooms, hot showers, laundry and they help you to book Milford and Doubtful sound excursions in reception!

The cleanliness and upkeep of the site were evident in every detail. Additionally, the location was fantastic, conveniently situated near numerous shops and great restaurants, making it easy to get anything we needed during our stay.

Despite the initial hiccup with our van, our stay at Top10 Te Anau turned out to be one of the highlights of our trip, thanks in large part to the wonderful hospitality we received.
