The staff is friendly and helpful. The price is decent. I was a bit distraught in the room. The a/c fan didn't seem to cook the room at all, even on fill blast, so we had to open the windows to make it cool enough to sleep even in early May. The problem is the street noise on the second floor is pretty much increases until around midnight to 1 am, then starts up again around 6 am. So I got no sleep. There is no coffee maker, tea kettle, or mini bar in the room, so we had to buy a cooler to have beverages for the evening. The staff was kind to give us ice from the kitchen after we asked. The breakfast is pretty good, with a selection of breads, granola, scrambled egg, island cheese, coffee and tea. However, you must choose a 30 minute time slot during service hours, and at 8 am many of the trays were empty, or nearly so, and weren't refilled until about 8:25 when we were expected to be fi Islington up and leaving as our half hour was done. When 2 trays were partially refilled,surly guests cut in front of me after I had waited behind other guests, helped themselves while grumbling at the dearth of availability, and generally made me happy I was only spending one night here. On the us side, the beds were soft and comfortable, the sparse room was impeccably clean, tje staff were nice, and the location was an easy walk to our whaling boat. Finally, i must admit that we were a walk in guest, and maybe there are better rooms if you book in advance. . Read moreMy recent two-night stay at the NEAT Hotel Avenida provided a quick glimpse into its offerings. While the hotel certainly has its appealing aspects, a significant issue with soundproofing impacted my overall experience.
On the positive side, the room itself was commendably spacious, offering plenty of room to move around, and was immaculately clean upon arrival. The television set was modern, a nice touch for in-room entertainment. The staff were consistently nice and courteous throughout my stay, which is always a welcome aspect.
However, the major drawback for me was the extreme lack of soundproofing. My room faced an alleyway, which proved to be incredibly noisy, with sounds persisting late into the night. Given I was only staying for two nights, I decided against requesting a room change, but it certainly affected the quality of my sleep.
The hotel's fitness facilities were also quite basic. The gym was very small with limited equipment, making a full workout challenging. Similarly, the sauna was tiny and didn't reach a very high temperature. While I managed to work up a decent sweat by frequently adding water to the hot rocks, it wasn't the ideal sauna experience. A noticeable omission in both the gym and sauna areas was the complete absence of lockers, which was inconvenient.

Good breakfast selection, especially if you get an earlier slot before the group tour people pile in - select your breakfast time for all of your mornings when you check in so you don't forget. The lobby and breakfast area are modern and look like the posted pictures (breakfast area cushions are getting a little worn and the light colored fabric in the lobby chairs need a good steam clean). The rooms are clean and the ac works well. The rooms are basic but could stand some attention (not many hangers left, shelves broken and the hair dryer worked for about 5 seconds before needing a 1 minute rest). An addition of a tea kettle would be nice as would a mini fridge (however, the key card activates the electricity, so a mini fridge is unworkable in this situation). Hallways lights are on a motion sensor. The hallways definitely need a refresh - carpets are dirty and hallways are dark even with all lights on. The free parking lot is a distance from the hotel, and it's easier to find an open spot after 6/6:30p. A pay parking garage is closer. Overall, this is a solid tourist class hotel.
