Dishonest description. It is NOT a B&B, hotel.There is no breakfast on site. Instead, an over priced 'deal' with a nearby cafe, which has to somehow be booked in advance. Not worth doing as other, cheaper cafes nearby. In 48 hours we didn't see any staff, no receptionist either, so we were woken up by other clients coming in drunk and noisy from 2am until 4am- something a receptionist could have controlled Due to no receptionist ( just a constantly empty desk) we had to use the check in machine which is awful. It repeatedly failed to scan id so all details had to be typed into screen, which took ages. The bathroom had a notice saying the wc used a pump and therefore we must not use an excess of toilet paper( what is an excess???), if we broke the toilet we would have to pay 20euros.I am only 54kg, but when I sat on the toilet the whole thing wobbled around( no doubt from all the repairs with the excess toilet paper!) We choose to stay in local hotels when we travel, to support the local economy and help with local employment, but perhaps most importantly to avoid Air B&B, that deprives local people of housing and means that locals are constantly disturbed by noisy tourists in their buildings. This place was no better in this respect....

I stayed at B&B Hi Valencia Boutique and found it to be a very well-organized property, managing operations smoothly without a big staff presence. However, based on my travel experience all across the Europe , I feel the stay was overpriced for what it offers.
The rooms are old, and there’s no attached bathroom—you have to cross shared spaces to access the shower or WC, which can be uncomfortable. I understand that the building is historic, and major structural changes may not be possible, but the current pricing simply doesn’t align with the facilities provided.
The location is very central, which is a plus, but it comes with significant nighttime noise, making it difficult to get a restful sleep.
In my opinion, this property fits better into the budget stay category, and at the current price point, I would not recommend it. It’s unlikely many guests would return for a second stay unless there are changes in the pricing or updates to the amenities.
If you’re looking for location over comfort and can tolerate shared facilities, it might suit you. Otherwise, there are better value options...

Cheap furniture, bland room, badly damaged laminate flooring BUT the room was large with a super king sized bed which was soft, but very comfortable.
The (private) bathroom is outside the room directly across the hallway. Again a little tired (with rusting chrome in places) BUT a nice shower with good water pressure.
It's also all self check-in. Phone to be let into the building. Code for entry to the "property" part, machine to check-in and get your keycard. There was a helpful man on the desk in the morning (we presume for people checking out) - but other than that, no one around.
Conclusion. Don't be drawn in by the Boutique label, it needs updating in places (and needs mopping to the edges of the hallways, to clean the damaged laminate coating). It's ok though. With an ok location in a...
