We booked a room in Jade Tower through AirBnB. It seemed a bit cheap but looked quite nice in the photos so we just assumed it was on par with the going rate for accommodation in Chiang Mai in the low season. When booking we asked if the room was suitable for 4 people and were advised that yes it was.||We flew in to Chiang Mai, picked up a hire car and went to check in at the Jade Towers that had been booked on AirBnB||Upon arrival we checked in and were given a key to room 701. We dragged all our luggage up and opened the door to find the air in the room thick with some sort of air freshener - I could hardly breathe. What sort of stench were they trying of disguise?||The room layout was as pictured in the AirBnB listing but looked grubby and much much darker than the advertising pics. There was one double bed in the bedroom that was poorly made and a basic sofa in the lounge room. It was clearly not suitable for our family of 4 (2 parents and 2 young men).||I immediately went back down to reception and advised the room was not suitable. The staff were quite helpful and showed us rooms 801 and 803 from memory which were virtually the same and without suitable bedding for the 14yo and 24yo lads.||I took pics and showed the reception staff that the listing pics do not accurately reflect the rooms and that we would like to cancel for a full refund. We retrieved our luggage, jumped into our hire car and then and there had to find alternate accommodation||After further investigations it seems as though Muneen is an agent for multiple properties and all the listing s seems to have the same over excited bright potentially photoshopped photographs||Due to our cancellation request being within 24hrs of arrival our refund request was automatically declined. We pleaded our case to Muneen but still no refund. We then escalated our claim to AirBnB who raised a case and requested any photos. Long story short a refund was arranged through AirBnB.||I would not stay at Jade Tower...

We booked a suite for 5 nights with 2 bedrooms 2 bathrooms, lounge and kitchen for about $80 Aus a night, so in my book great value. Reading the other reviews I don’t know what people expect from a budget hotel. In my book it is basic yes, but certainly value for money and positioned well close to the night bazaar and with some massage and eatery’s close by and a great street food night market just 300 metres away. While I wouldn’t book it for a romantic getaway, for friends sharing on a budget it is great. With a king single, king bed plus 2 divans you could easily sleep 6 or more and have plenty of bathroom facilities. I have been to others that are less than half the size at a similar price. Yes, reception is basic, but they were friendly and always said hello, that’s all I need. You get what you give in Thailand, if you smile and are cheerful that’s what you get back. If you walk around with a cats bum face you will also get that back.|For a budget place I would stay...

Although this may have been a booking.com mistake, we had an email from the manager inquiring about our booking and our response so there had been prior communication with the hotel. The man on duty was nice enough, but said there was nothing he could do, so we dealt with a manager on the phone. She finally said we could pay cash and I started to ask if we could pay for one night and wanted to add “go to the ATM the next day for the rest”but she cut me off shouting”no” into the phone and then started talking in Thai so I handed the phone to the nice guy as she continued shouting. We are really nice people and seldom have experiences like this, but by this time we didn’t want to stay there. We found the wonderful Rimping Village Hotel on line so we ended up being very happy that the Jade Hotel did not work out. Nice guy walked us to a taxi and we left feeling really bummed out...
