If I could leave 0 stars then I would. Absolutely disgraceful. It all started quite well when we checked in for our 6 night stay. However on day two we had no running water in our room or the whole hotel for that matter. We were told originally that the water would be back on in a couple of hours. This was not the case-we were given the option to use a unoccupied room on the ground floor which somehow had water. Meaning the whole hotel was using one bathroom to wash and do their business. After the first night with no water we then asked on 4 seperate occasions over the next 24 hours when the water would be back on. Only to be told that none of the staff knew and even laughed about it , saying that the whole street was affected. This was in fact untrue , as my partner went along to three other accommodations on the same road to enquire. Guess what-all of them had water. On what was due to be our 4th night we had had enough and went to reception to complain and check out requesting a refund of the remaining 3 nights as well as our deposit. Some would think this wasn’t too much to ask for considering it wasn’t our fault but that of the hotels. We were offered a one night refund and to be moved to their other hotel 3km out of the old town. This wasn’t good enough as we had booked wanting to be based here. They wanted us to stay in their other hotel for 1 night and then to then go back to the original hotel with no guarantee that the water would have returned for our remaining 2 nights. I’m not sure what sort of deal this was. It wasn’t just us complaining at this point , 4 other groups of people were also at the desk demanding some sort of compensation for the inconvenience and lack of consideration and unprofessionalism from the staff. Many agreed to partial refunds on their stay but most of them were only staying for 1 or 2 nights. After 90 minutes of arguing our point with the receptionist, the owner over the phone and the interrupting tourist information staff member we finally got the refund that we were rightly owed. Laughing at paying customers is down right disrespectful. Especially as none of it was our fault. Avoid this place at all costs , rude staff and you never know when you’ll get your next shower. Kristi House turned out to be just what we were looking for during our stay in Chiang Mai.
Pros:
Excellent Location – Perfectly situated near Tha Phae Gate in the Old Town, exactly the area I wanted this time. I’ve stayed in other parts of Chiang Mai before, but this location made it easy to explore on foot.
Good Value – The room rates are fair and match well with what’s provided.
Cleanliness – Rooms are fairly clean and comfortable enough for a short or mid-length stay.
Decent Service – Staff are polite and helpful, no issues with check-in or requests.
Food Options – Surrounded by many eateries, cafés, and local street food stalls, so meals were never a problem.
Close to Attractions – Within walking distance to many temples and the famous walking streets, which is very convenient.
Cons:
Noise from Maintenance – At times it can be a little noisy, so it might not be ideal if you’re a light sleeper.
Hard to Find – Tucked away in a small lane/soi, it isn’t the easiest place to locate. I recommend taking Grab or asking your driver to drop you at the door to save time.

Nevertheless, our stay was ruined by the behaviour of a lady at reception who can give you information about activities. She was very welcoming and pleasant and took the time to explain the activities we could do. We can book directly with the hotel. During a walk, we decided to book through an agency in the centre. Explaining that we already had everything in place, she lectured us the first time and then decided to come back again, still upset about our decision. Since then, she has ignored us throughout our stay. No hello, not even a smile. She was annoyed to see us. Madam, you may be upset because we didn't order through the hotel. But that's OUR BUSINESS, you don't have to lecture us as if we were children. In spite of everything, we are still customers of your hotel !
