Mold. Urine & feces stained toilet seat. Bed Bugs. Cockroaches. No Hot Water. Tattered towels. Stained sheets with holes. Lumpy old mattress. Vacation HELL.
At check in I should've caught red flags. "NO REFUNDS FOR ANY REASON" is displayed everywhere, I was told no less than 3 times at time of check in that there would be "NO REFUNDS". Pressured to buy a tour package, massage, and told anything I want to do in CNX "should be book through us".
The room was musty / moldy, so I went to the bathroom to open the window. There was mold and mildew all over the bathroom and a small heater box for the shower. Toilet seat stained yellow from urine/feces and even bedroom floor area had mold in the cracks. Towels supplied thin and tattered (my grandparents have 30 yr old towels in far better shape than what is here).
Trying to maintain optimism (based on the avg rating online) I tried not be upset at the dirty conditions and ghetto shower, I know standards are lower in Thailand overall.
My wife and I had little sleep b4 flying from BKK to CNX and needed nap. We climbed into the bed to find the mattress to be lumpy and uncomfortable- whatever we just needed some sleep. Only a few mins after we lie down when we started hearing the scratching sounds and noises of rats running through uninsulated walls.
This is when optimism started to wane.
Took awhile to fall asleep with the rats scurrying in the walls and what I can only guess was 20 mins into the nap we wake up to a loud ringing- our in room phone.
We look at each other like WTH. Picked up the phone- front desk, ask if I want sauna?! I said "no" and then the next question- "want to book tour?" Another "no I need to sleep" OMG seriously?!
We eventually fell asleep and the nap turned into an early night of sleep, waking up numerous times due to the uncomfortable mattress and paper thin walls. Hearing every upstairs toilet flush as the drain pipe was behind the bed.
We knew when we woke up that this "luxury resort" was anything but. Time to start our day with a shower....
Surprise! No hot water.
Warm was all that came out of the ghetto on demand heater setup that was wired up with what looked to be 20 gauge telephone wire. For those not versed in 110/220v it takes major current and therefore larger gauge wire to heat water using electricity.
At this point in the stay we were pissed, time to go get some complimentary buffet breakfast and coffee/juice downstairs and leave this dump.
Fresh fruit- excellent! The only thing positive I can say about our stay.
Onto the juice- I guess made from powder tasted like "Sunny D", onto coffee- only instant powdered available. The fried rice had so much MSG one bite churned my stomach instantly- I havent had a single bite of anything do that to me in 10+ years. Damn I had no idea it could possibly be this bad here. I then tried "scrambled eggs with salad" from the omelette station, the eggs were laden with MSG and the most disgusting "eggs" I've ever had in my life- powdered would have been a vast improvement. The salad- a pinch of vegetables with a large squirt of mayonaise.
Livid at this point I leave all full inedible plates behind, and headed to Akha Ama for real coffee and edible breakfast.
So furious at the worst "luxury resort hotel" experience I have had in my life and no hopes of a refund from Lanna I now have to spend my vacay writing this review and taking photos to try and at least help others not get ripped off by these crooks.
I only ended up here last min b/c when I showed up to my highly rated Airbnb there was no running water due to a broken pipe that happened two days prior (without them telling us) and I was offered a bucket for bathing.
CNX WTH is going on? Had no problems in BKK! It seems that CNX as a whole is primarily geared to getting tourist money under any pretense imaginable. Our Airbnb after Lanna had a bathroom open to outside with 2 dozen mosquitos in it. I killed 4 within 5 minutes of entering the bedroom and was bit 3 times IN 5 MINS! #overit we are leaving CNX a week...
Read moreI recently had the pleasure of staying at Lanna Boutique in Chiang Mai, and it was an unforgettable experience. From the moment I arrived, the staff made me feel incredibly welcome, going above and beyond to ensure my stay was comfortable and enjoyable.
The hotel’s design beautifully blends modern luxury with traditional Lanna elements, creating a serene and stylish atmosphere. My room was impeccably clean, spacious, and thoughtfully decorated, with all the amenities I needed for a relaxing stay. The bed was incredibly comfortable, providing me with some of the best sleep I’ve had in a long time.
The location is perfect—situated in a quiet area, yet just a short walk away from the vibrant markets and temples of Chiang Mai’s Old City. After a day of exploring, it was a delight to return to the hotel and unwind by the pool or enjoy a drink in the peaceful garden.
The staff truly stood out during my stay. They were always friendly, attentive, and eager to help with anything I needed, from arranging transportation to recommending local attractions and restaurants. Their warmth and hospitality made me feel right at home.
Breakfast was another highlight—delicious, with a good variety of options, including fresh fruit, local dishes, and Western favorites. It was the perfect way to start each day.
I highly recommend Lanna Boutique to anyone visiting Chiang Mai. It’s a perfect retreat where you can experience the best of this beautiful city in comfort and style. I can’t...
Read moreToyed with the idea of a 3* but no. The staff are lovely and the style is cool on the outside but once you get in it is not the same. The room we had was on the 4th floor of the old part of the building, and while kitch it was also old, dirty and cold. The towels and linen had visible stains and there was no elevator. There was a little outside area in front of our room which was nice (also a plug socket=bonus) but they do not clean. First night the floor was sticky like someone spill something and mention to them and second night the same. Do not make up room every day, instead leave toilet tissue and water on the sticky table out the front. Pool was filled with dirt and had a sign saying "if you hurt yourself on a broken tile, we accept no responsibility" surely maintainance is their Responsibility! Breakfast was okay. And as I said staff are very nice. There is also a free songtaew to town at 5.30 every evening...
