Family run business which has private access to the sea. Kas in general has rocky sea beaches (not sandy beaches), so this beach/ sea acess no different. The sea is deep in this area. The hotel rooms are clean, with a balcony with two chairs and a table, flat screen tv, bathrooms a bit small but new and clean, hair dryer, hot water, a/c, heater, wifi (average strength), safe neighborhood, sunbeds free to use, owners more than eager to help with anything you need.||||Walking distance from the otogar (bus station), 5 minute walk to the amphitheater which has amazing sunset views. A Helenistic Temple on the roadside on the way to the hotel. 4th Century NC Lycian King Tomb is also 15 minute walking distance. The harbor where all the boat tours leave is 5 minute walk. ||||Plenty of eateries within 10 minutes walking distance, grocery shop, SOK shop (good to get water, softdrinks, juice, snacks, soap, deodorants, toilettries etc).||||You can also sit by the sea and enjoy the sunset. You can also sit at night and enjoy the moonlit night at your own time without anyone bothering you.||||There are tables and chairs near the sea and therefore, you can have your breakfast at the dinning room, or by the garden or you can have it by sea while basking in the sunlight.||||This is not a 5 star hotel, so please dont expect 5 star luxury at a budget price. Especially badly, when your room's at the lobby level. Bathrooms are horribly done; the panel door is fixed and only covers the shower head, so no matter what you do, you splash water all over the other parts of the bathroom (toilet, sink, etc.); there's is hole through which you can hear people talk at breakfast and probably they (breakfast eaters) have more to complain about that hole. 'Beach' as they call it, is not a beach but collection of large, wet rocks on which it's VERY dangerous to walk. The prices are high, which is normal for Kaş hotels, not necessarily for pensions. When you ask why is their rate higher than expected, they say 'no one has our view and location'. While their location is great, is hardly unique to them, and the mentality is reflected by that answer: 'Our spot is great and we don't care about anything else'. The rooms are simple and clean, plus there is WIFI. In bathrooms there is no separate shower cubicle or curtain, so if you shower the whole bathroom will be wet (better put the toilet paper outside while washing). The water is sun heated, so it's luke warm or even cold in the mornings. Breakfast area is bit warn, but there is a plentiful selection of turkish fare every morning.||Umbrellas and beach chairs are available for guest at the waters edge and one can go swimming from a ladder.
