The front room is amazing! As we walked up the driveway, we hoped the top left window would be our room. We weren't sure why. We just hoped. And then we were welcomed inside, with a place for our hiking boots and gear, and were led up to that wonderful, large front room! The bed was large and comfortable. We had tons of room to spread out, as well as a sitting area for tea and the homemade biscuits. There was a desk which allowed us to set up the laptop to check on things back home quickly. The bathroom was very large and bright, with a shower AND a bathtub. My husband is even re-thinking our bathroom at home because he loved that tub so much! In the morning we had a nice breakfast of porridge as well as pancakes and sausage. They'd told us about various transportation options to Edinburgh, and we chose the early Virgin train to London. We hustled to pack up so we could make it in time, but when we came down the stairs we found Russell there waiting to offer us a ride! As he dropped us at the station and helped us with our luggage, he congratulated us for coming to Scotland and completing the Rob Roy Way. It really made for a great stay. We did pop our head into a room at the back of the place where another hiking couple was staying, and we noticed it was much smaller and had no tub. So if it's available, I'd strongly recommend you request that front room. The B&B is also in a quiet area, but it's still a nice walk to dining and drinks.

This is a brilliant place to stay. The house is well situated in Pitlochey town with lots of shops, restaurants and even fish and chip bars. The house is very large and beautifully decorated. There's lots of parking. The house is immaculate and the kitchen is incredibly well equipped. There's plenty of bathrooms and the beds and linen are luxurious and homely. I'd highly recommend Roseburn and we'll...

We stayed here over Easter. 7 (+2) adults 5 (+2) kids and there was plenty of room. Not once did we struggle for space or house essentials. Everything is so well looked after, and if you can't find what you need, you just haven't found it yet. I would gladly book...
