Apart from the location everything else is give 0 stars. I do not recommend at all. For the 1st time in my life, after staying at many hotels and even hostels and pensions before, for the very 1st time in my life I left the property after checking in to the room. I booked this property as the location was perfect for me, and according to their website they have “step free access”, which for someone like me that was travelling with a newborn was ideal, yet there’s no such access. I was assign room number 5 which is on the “ground floor”, while navigating to the room (which if you have a buggy or even a baby carrier) you find yourself struggling as with wrong step you’re rolling down the stairs. Mattresses are all worked out, rooms are simply falling apart and smells. Found myself at 7pm in the cold weather, walking around looking for another place to sleep with my son. From the video, it might not be visible as I had my bag on the top, but the mattress was dipped right in the middle. Has I had a C-section I explained my issue with the mattress I explain the reception the issue and they just couldn’t give the slightest care about it and even find excuses to not give the money back. So save yourself from a headache and just go elsewhere.

It had a double bed and there was bearly any space on either side. The TV was bearly hanging on the wall. The shower cubical was so small that nobody would be able to bend down to clean your feet. Stayed here on August so it was very hot outside but in this room it was like in a oven, no exaggeration! And to help us out with this incredible heat we had a table fan, a small table fan that in fact made no diference. So be warned ,if you want AC forget about it. The carpet in the room had a few big stains on it and even I noticed it as a bloke. My dearest wife found some let's call it 'dirt' on the cupboard, we did not dare to touch that. The only positive experience was the staff, especially the kitchen staff, even with their broken English they were very pleasant and served us well. When we booked this hotel we had a quick look at the pictures, I must say that they don't really represent the real thing.

The staff are very friendly and accommodating, but unfortunately we felt our stay was not worth the price paid at all. We've stayed in cheaper hotels in London, all booked last minute who had a much higher standard of cleanliness and facilities. We found a number of things like dirty glasses and mugs, numerous hairs all over the bedsheets, a disgusting sink plug hole, a filthy remote control and a radiator that has evidently never been cleaned and didn't even work for a start. The small heater provided in the room made the most annoying clicking through the night and hardly heated the room at all. The wardrobe is so tiny that nothing actually fits inside, and it bashes against the bathroom door when open. The TV is really oddly placed (and is secured to the wall by the most filthy mount), so you can hardly see it when in the bed.||The bed was one of the most uncomfortable I've ever slept in, with the mattress springs digging into our backs, and the freezing draft blowing in from the window above it. The room was incredibly cold, so we had to take the duvet from the single bed to layer up. ||Breakfast looked really promising, and we were looking forward to it. We arrived in the dining area and placed our order, but unfortunately the person who took our order completely forgot about it. Three other guests arrived into the dining area and got their breakfast served while we were still waiting on ours. We noticed the kitchen was being cleaned down, and upon asking how long our breakfast would be; we were met with confusion despite receiving our drinks 45 minutes previously. She did apologise and offer to make the breakfast, but we were already running late for an engagement so had to decline. ||On the second night, we tried to use the shower but it was really, really awful. The water gushes out at every angle except 'down' and sprays all over the bathroom even with the (broken) shower doors closed. The shower head was very high up, so I had to get my husband to help me turn the head in order to try a different setting. The only settings are 'Water gushing everywhere' or 'Forceful jet of scalding hot water'. I really struggled at this point and felt very upset that I couldn't even take a proper shower. Not only that, the water fills the shower tray very quickly meaning the pipe is probably blocked.||As we were extremely busy this weekend, with lots of engagements and time restrictions, we couldn't justify complaining in case we were met with the possibility of changing hotels or moving rooms. This was not an option for us, as we simply needed a place to sleep and couldn't afford to have any sort of confrontation. We originally didn't want to leave a public review as I understand this is a small family business and wouldn't want to tarnish its reputation but we received no reply from the hotel and feel these issues need to...

We got what we paid for I think. I booked this hotel because it was cheaper than other London hotels and all we could afford. It is definitely not accessible as there are a lot of steep stairs.

I don't expect luxury and we just wanted somewhere to sleep for the night and the hotel delivered on that. We had clean towels each day and the bed was made, however, my child had a rash on his face when he woke up the last morning so I don't know how clean the bedding was.

The room itself was practical and mostly clean, although the Tv remote was very very dirty and the carpet looked broken and a little dirty. There was very little ventilation or insulation and the room became very very hot, despite our best efforts to keep it cool. It was very noisy outside but we are used to that. If you are used to a quiet sleep, you might struggle. The blinds also did not work properly. The TV was difficult to see and was hanging off the wall. There was a phone but I don't think it was plugged in (not that we needed it) and the cable seemed to be attached with tape.

The bathroom was compact but clean, although the soap in the shower was not filled up, which just felt like a small detail that would have made the stay feel a little nicer. The kettle had also not been emptied since the previous occupant.

The breakfast was a little sad, although considering it was included in the price , it was fine. The vegetarian breakfast was one plant sausage, one egg, a ramekin of beans and some toast. I was a little disappointed that there were no alternative milks available. The coffee tasted like instant coffee in a pot. The chef was friendly and helpful though.

The staff were helpful and a couple were friendly. I did not see the same staff member twice, but there was 24 hour coverage , which made it feel a little safer.

Booked this last minute. Location was perfect for getting to Finsbury Park looks ok from the outside. Inside decor is neutral but a little worn, carpets on stairs grubby and down to threads.

The rooms are very small but as shown in pictures. Only one poor quality pillow, mattresses very poor quality with springs popping. TV was hanging off the wall. I didn't report as we didn't get there until the early hours and were leaving again soon and just needed sleep. I did sleep but only due to exhaustion, under normal circumstance I would have checked out and moved somewhere else. Luckily I had a decent pillow in the car.

Breakfast was very strange: mugs were on the table with spoons and tea/coffee was brought out but there was only one milk jug for the whole room and sugar was self-service. There was very basic continental items, no menu on tables or anything.

The server asked what wanted and didn't really offer much in the way of options. I asked for full english but with no egg due to allergy. Breakfast came with egg and when I challenged stating I had ordered it that way due to allergy she said "you know what to do" and gestured towards and empty plate. Food was poor quality. It wouldn't take much to make the breakfast a good experience but the standard was pretty shoddy. 0 score for customer service.

On the plus side when checked out the experience was painless. Might be worth asking guests for feedback that way you might get some better reviews. Overall a few small changes could transform this from one of the worst hotels I have ever stayed in to an ok one.
