...doesn't do justice to the price.|We booked Roslyn House in August for 3 nights. The house itself and the room are very nice and clean. Unfortunately, what we completely missed was service in any way. There is no staff on site during the day to answer any questions or provide any help.|After checking in ourselves, we tried to switch on the heating in the bathroom as the daytime temperature was only just over 10 degrees. After this did not work, we sent an email to the owner asking for feedback. Late in the evening we sent another e-mail as we had not yet received a reply. To date we have not received an answer to our question.|You must prepare your own breakfast. The ingredients were already in our room when we checked in. Again, it was not possible to get more bread or more jam or anything else, as there is no staff on site.|The bar is based on trust with a cash register where you can pay the amount yourself. However, there is no change in it, so as an honest customer you only have the option of either going out to get the right change or rounding up and leaving a tip for a service not provided.|For these and various other reasons, we decided to leave after just one night.|Again, there was no demand from the owners. I'm not even sure if our early departure was noticed.|On the originally planned day of departure, we received what appeared to be an automated email with a link to submit a review. We submitted this review a couple of days later and were subsequently informed that the owners would now validate the review in the next step. This also seems to be an unusual procedure but may explain the good overall rating. Four days have passed since the review was submitted without any response or reaction from the owners.|Conclusion: On our almost month-long round trip through Scotland, we stayed in many B&Bs and hotels in the same price category where the service was significantly better, and the price-performance ratio was good. In our opinion, this is not the case at...

It was well laid out and generally very comfortable. The bed, bedding, and pillows were outstanding. However, the door mat by the fridge felt out of place with the overall decor, and the fridge itself was awkward to use, as it tended to move when opening it.||The Nespresso machine should be properly cleaned before each new guest arrives. We ran hot water through it several times due to visible residue; the discoloured water initially made us question whether it was safe to use. After two flushes, it seemed clean, but this shouldn’t have been necessary.||Breakfast:|Unfortunately, the breakfast did not live up to the advertised standard. It would not qualify as a five-star continental offering — in fact, it fell short of even a basic mess room quality. Leaving bread rolls out for 22 hours does not reflect freshness, and the repetition of smoked salmon, cured meats, and the same yoghurts quickly became monotonous. Smoked salmon can be enjoyable, but only in moderation. Serving orange juice from a carton, even if decanted into a glass jar, does not elevate its quality. Overall, the breakfast hamper was underwhelming and did not match the premium expectations set by the marketing.||Would I stay again?|Not at the current price point, given the quality received.||Would I recommend it?|Yes — but with a clear understanding of the actual standard offered versus what...
Read moreThis was sold as a luxury B and B. The wallpaper and lamps were delightful and the view magnificent. The bed was comfortable enough although I have stayed in better. The biggest negative was the price (£300 per night) which was definitely in the luxury category. |I believe there should be an element of service with luxury accommodation. |Entry is by key pad and you have to ensure you have an email with entry instructions. We saw people who didn't and waited a while to gain entry.|The breakfast was extensive but cold- all items packaged and placed in the room the day before, including the crusty rolls. There was only a small quantity of fruit, and the orange juice tasted cheap. |An honesty bar is available with a good selection of whisky and gin but is more expensive that the full service bars on the seafront that we tried.|There are no instructions to operate the heating.|What I enjoy about Scottish B and Bs is speaking to a friendly owner and enjoying a cooked breakfast, showcasing the best of Scotland. This is not it. If however you travel to enjoy fancy wallpaper at a price higher than some full service 4-5 star hotels in Edinburgh Roslyn House might fit the bill.|If it had been sold as an AirBNB at half the price I would ave given it a good review. On this occasion I felt I did not get...
