This hotel was extremely convenient in terms of touring the major attractions of the DC area. It is located right across the street from the Old Town/Kings Road metro station on the yellow and blue line. There is also a bus hub for more than dozen bus routes right downstairs. Amtrak station is within view as is the Virginia Express Railroad. The hotel rooms were typical for Embassy Suites: two room suites with refrigerator and microwave as well as an ironing board, in room safe, etc. self serve laundry on second floor, etc. Breakfast is included daily as the evening reception with two free drinks per person. Typical fare. I would’ve expected to hear noise since our room was facing the transit hub, but it was not noisy at all, only the occasional Amtrak train horn. The staff was friendly and attentive. The room was cleaned nightly. Everything was refilled, including various kinds of k-pod coffees. There are multiple locations for dining and shopping within short walking distance, including a Whole Foods market, a CVS, and a couple of diner type restaurants. It is about a mile walk to the Potomac waterfront via quaint King Street. I would definitely recommend this hotel and I would definitely stay here again. I also liked that there was a QR code provided in the room for ease in tipping housekeeping staff and a QR code down by the omelette station for tipping cooking staff. Very easy!

This hotel is very clean, and the staff is exceptionally friendly and helpful. The third-floor pool is a great size and well-maintained, though the chlorine smell is quite strong. The evening reception offers a few snacks like M&Ms, chips with salsa, and veggies, with drinks available at the bar. Breakfast is well spread out, featuring a made-to-order station for omelets or pancakes (with bacon), plus a buffet with scrambled eggs, sausage, potatoes, waffles or french toast. There’s also oatmeal with toppings, cereal with milk, fresh fruit (apples and bananas), pastries, and juices. The servers work hard to keep tables clean, but guests should consider clearing their plates at the trash station. There are three elevators overlooking the atrium, and you must swipe your room key to access the floors—a great security measure. If you order food delivery, it will be placed on a table in the lobby for pickup, as drivers are not allowed to bring it to your room. Parking is $38 in the hotel’s underground garage, but you might save on a rental or parking since the Metro is right across the street. The location is super convenient, with easy access to food, grocery stores, and even bike rentals outside the hotel. Perfect for getting around the area effortlessly!

Edit- so as expected they deflect and say look at other reviews. I will be sharing the entire interviews of staff and guests!! and pictures of the mold, issues, and low end everything. It's 100% accurate unlike the lies they try to say in replying to comments... lmao. Feel free to walk in yourselves and look. Come in through garage and you have full access. THEY ARE NOT ACCURATE REVIEWS, SEE FOR YOURSELF OR WATCH THE VIDEOS ON MY YOUTUBE, 200K VIEWS AVERAGE. Maybe they can tell me and show proof of what I'm wrong in? Because it's completely accurate, if they don't think so that is the major issue here that will need to be resolved. Again, hopefully I will get this contract as well to over see and help with everything they are lacking far behind in. The other 5 I have over seen have made an incredible turn around and hopefully this will be another success story instead of another management failing to lack of proper knowledge.

So where do I start. Somehow it deleted my review.. lol. Not a modern hotel at all.

Extremely low end hotel... like very very low end. Worst hilton I have been too in almost 8 years now. No fast wifi have to pay for decent wifi which even that laggs and holds you back and drops you, power issues with flickering lights and appliances, no modern tv options, no streaming options, no movie channles, nothing to do when you stuck in room, EXTREMELY outdated appliances, no USB, have to move furniture and re arrange rooms in order to use things, very dirty, no soft drinks available, but they do give bottle water lol.. can hear train through room, some outlets don't work. No heat/a.c. just fan and temperature which does nothing we found out lol!!!

Staff agrees building is completely failing and falling apart, lots of corners cut here, as a contractor I've noticed a lot wrong.

Please be aware this is not in the slightest a modern hotel. Lobby looks great and this is where it ends. Lots of reviews look to be paid as well or generated, or possibly friends/fam they mention to look at reviews often, but most the reviews dont discuss issues, or they are very basic, talking with multiple Staff and guests everyone has come to same idea.

Staff does let you do anything you want, we made our own drinks and got our own soda because Staff said he didn't care if we went behind counter, then next day they cut the machines off lol!... that was the end of any beverages other than water bottle you had to go ask for. Breakfast was free but gross and cheap obviously to cut more corners.

The beds are uncomfortable and EXTREMELY bouncy, BUTTT was great to jump on with wife and act like kids until we thought we broke it haha!! Easily was the best part here!

Personally will be contacting the uppers again for another branch that has failed to uphold standards, this location needs to be temporarily shut down, completely rewired, rooms completely redone/updated and all modern appliances and outlets put in asap. Maybe I can help over see this project like I have others because there needs to be some kind of guidance and help here from someone who is more up to date.

at the very minimum needs a 30/40% price cut for all rooms, with addition to- modern tvs in every room, and business wifi in each room free, as well as modern bed/linnens/blankets. At least until everything is fixed and updated. This is essentially much more on par with something like a la Quinta, or motel 8 or something along those lines. I've actually stayed in nicer versions of those.

Go to one of the cheaper motels, we did and got so much more! Better wifi, we had Netflix on TV, drinks available etc etc. Our businesses will not be back, but Thankfully we got some solid content out of stay and that will make up for the time/money wasted.

Sharing fact-based information so TripAdvisor users can make a more informed decision as to whether or not to stay at this property. ||Booked less than 48 hours before arrival. A 2-night stay for work. Specifically requested a KING suite on a HIGH floor. ||Checked in on August 5th at 7:20 p.m. and missed the evening apps/drinks by 20 minutes. I asked the gentleman who checked me in if I might be able to get a non-alcoholic drink from the bar as I had just completed an 8.5 hour drive and I was denied. I was prepared to overlook the hotel’s rigidity. ||I was given a room on the 3rd floor — directly across from the elevators — with 2 double beds. On the same floor as the pool/hot tub so any guest wanting to use those amenities would need to pass by my room. The property has an interior courtyard where breakfast is served each morning and evening drinks/ apps between 5:30 and 7 p.m. My room was SO noisy that when I was on work Zooms I had to use my noice cancelling earbuds because the noise was unbearable in the dining room area. I know that it is a first world issue, however, I spoke with the front desk receptionist on the day that I checked in and I was told that the hotel was “not sold out”. It was curious to me that hotel not able to accommodate my room requests.||On August 6th, I spoke withJustin at the front desk in the context of my disappointment. I should note that I am an Hhonors member. Justin advised that he has been empowered by the GM, Mike Wilson, to problem solve and think outside the box in terms of conflict resolution. We agreed that 25,000 Hilton points and waving the parking fees for both nights would be acceptable.||I checked out on August 7th. Alan was working the front desk. I sought to confirm Justin‘s offer to waive parking charges for both nights and apply 25,000 Hilton points. Alan indicated there were “no notes on file“. He reluctantly waived the parking charges, however, not without trying to shame me with a visible eye roll. He then asked “an email copy of the receipt will be OK?” I replied, “no thank you. I prefer a prefer paper”. He audibly groaned. I will let TripAdvisor users to make their own inferences on Alan’s professional conduct. ||On August 7th, 8th and 11th, I reached out to the GM, Mike Wilson, to ensure that Justin‘s representations are upheld and that 25,000 Hilton points would be deposited into my account. I received an “Automatic reply”/ vacation response from Mr. Wilson on August 07, 2025, at 8:05 a.m. EST. ||Since August 7th, I’ve been stonewalled. Ignored by Mr. Wilson. Totally unprofessional. I further understand from Hilton Guest Assistance that Mr. Wilson is now refusing to honor the verbal contract — which is unethical — not to mention dismissive and disregarding — not only for the guest — but of his employee, Justin who had been empowered to...

We stayed here for 9 nights for work and then to visit DC and surrounding area. First, the good… amazing location. Right across the street from the metro. So quick and easy to get to the hotel from Regan Airport and into DC. We didn’t need to rent a car for the first 5 days saving us money and stress. Once we rented a car, easy parking garage right next to the hotel. I chose this hotel because we like the Hilton brand and Embassy provides the 2 room suite and made to order breakfast. For a trip this long, that was important to me. It did serve its purpose of giving us the space we needed to not be crazy; however, be aware that there are double sized beds - not queens. These beds are very small. If you are larger than average people and/or do not like sleeping while touching, this hotel is not for you. This is fully advertised in the hotel description so I’m not knocking the hotel for this, but it definitely made sleeping… interesting. Anni, our line cook for most of the trip, was a-mazing! Omelets and eggs are no challenge for this master of the grill, and to top it off, she’s also very friendly and kind. Hilton, this woman is a gem - don’t lose her. Last, I’ve seen many posts about this property being run down, but we didn’t really see this to the degree of being disappointed in any way. Our room was straightened every day, temp was great, good TV options and WiFi. |On to the areas for improvement. Folgers coffee out of a machine. Do I even need to explain any further? Come on Hilton. Luckily, a Whole Foods and Starbucks are a 2 min walk away and it’s a beautiful and safe area to walk in. The atrium - it’s beautiful. A great place to hang out and enjoy the morning breakfast and evening happy hour; however, do NOT try to bring in your food options if they were chosen from another restaurant. The manager will send someone over to tell you that you are not allowed to use the area to eat. I asked where we could enjoy our dinner and was told “in your room or outside”. Mind you, there is a dining area not being used that the hotel could open for guests. Mind you also that I have never been to an Embassy that doesn’t allow this. Who wants to eat hotel food the entire time you’re on a trip and who wants to sit in their room when there is a beautiful atrium full of mosquitos (bring your repellant even for indoors) to enjoy? It is a silly rule, Hilton, and you need to do better. |Overall, a great property. We will come again without our kiddo and stay in a king room. The good certainly outweighs the bad, but with just a few tweaks, perfection...
