This is your standard B&B.|Just spread across two buildings- separated by a small parking lot.|It met the need as a crash pad for visiting a couple beaches (we live 2 hours away). But I wouldn’t plan to visit again or recommend it. It was clean and simple- but our room is not worth over $300 a night to be sure! And not a special getaway type inn…||During booking it was very hard to tell where the rooms were located in each building and what you were really reserving. Other guests commented on this as well. The website needs more and better pictures of each room and clarity about where each is located. As well as how the buildings are situated. It seems like this is purposefully obscure.||Room 10 in Admirals is billed as a 2-room suite. But it’s a tiny room with 2-chairs and a small bedroom large enough for a King. No view- the back window looks at other houses steps away- the front window looks at the parking lot. |You have to keep the curtains drawn if you want to get dressed, use the bathroom or simply enjoy privacy because you’re in a fishbowl.|The room is right next door to the office/entrance and is under an outside stairwell that accesses another guest room so you’re in a main thoroughfare.||The bedroom itself had stained carpet- which isn’t pictured. Had I known this I would not have booked this room. The carpet should be pulled up and replaced with hardwood- there’s probably some underneath anyway.||The bathroom has a sliding barn door and is a galley style. The walk in shower was large enough but there was ZERO hot water the second evening when we wanted to shower after the beach… neither the shower nor tap got warm after 15min of running it. The next morning there was hot water again- be aware adequate hot water is an issue.||At night it was very noisy - it felt like you were in the bowels of a ship.|Does every pipe in the house run through this room? pipes belching, floors upstairs creaking, a loud deep humming vibration every 15min or so… I had to wear earplugs. So not a relaxing or peaceful nights sleep. We’ve renovated old New England houses and lived in them - and it wasn’t like this to be sure.||The Admirals and Greenleaf each have common space and kitchens. Admirals consists of a solarium with a couch, an older kitchen and a few 2-person tables. Greenleaf is much more updated and modern- both the kitchen and living room - and the legitimate living room fits more people. I’m curious if that entire inn has better rooms but you can’t tell from the website..||The kitchens had some chips, apples and oranges and bottled drinks as well as eggs you could cook. The 1 OJ bottle at 8am was almost empty - so not enough for a house of guests. And we weren’t going to cross the parking lot to raid the other inn’s fridge.||Standard B&B- if that’s your cup of tea.|But the season prices and room quality just don’t justify it. |It’s in the heart of Boothbay- very touristy if that’s your thing. Which probably explains the price. But the town isn’t as quaint as it once was. There are prettier towns in Maine that don’t have t-shirt shops in every corner. Read moreThe Inn on Greenleaf Lane is two old houses which sit side by side on the uphill side of Commercial Street, facing the harbor. One house is the Inn on Greenleaf Lane and the other is The Admiral’s Quarters, which is where the office is located. The view from the sunroom in the Admiral’s Quarters (south house), and from the rooms facing the harbor, is magnificent. The location - walking distance from the main shopping area and most of the restaurants, coupled with this view - is the best thing going for this place. Too bad there isn’t more good news to report. We didn’t know it until we arrived, but ownership of this place changed hands earlier this year and the new owners were not present. Management was in the hands of a couple of their friends. On checking in we were shown around and told that even though there was no breakfast, we could help ourselves to anything in the kitchen – and there would be fresh pastries every morning. During our stay there was only one morning when pastries showed up, although to be fair they brought donuts another time. A Keurig coffee machine was available, but the k-cups were only replenished sporadically. When replenishments did show up, they arrived mid-morning or later – well after guests wanted coffee and a bite first thing in the morning. The office was only open a few short periods of time during our stay, and never early. If you have mobility issues, be aware that you only need to walk up three steps to get to the office and first floor rooms in the Admiral’s Quarters, but there is a pretty steep walk up the drive to get to these stairs. There is a flight of stairs to get to the Inn main entrance. The mattress in our room was not terrible, but not great. The heat in the bedroom was not working. Housekeeping didn’t seem to think it was their job to include cleaning the bathroom when they serviced the room. Towels and bathmats were threadbare and in at least one case, ripped and torn. How much does it cost to provide a decent bathmat? Boothbay Harbor is pricey, but this place wasn’t worth the money. It looks really great on the webpage, but it is much more rundown than it appears...

Unfortunately, we had no advance comms the Inn was undergoing major renovations..none of the Greenleaf Bldg rooms are presently available and only Room 14 and 15 in Admiral Qtrs was reserved ..one by us at check-in July 17, 2023. ||Ben, former owner, did not choose to stay on and continue as Manager. The inns have been renamed …we think..”Inns at Greenleaf Lane” - new website too…we did do a search and think we found it…but limited info…the former site was still active. ||No breakfasts are prepared by Inn staff…however we were informed guests have access to the Admiral Qtrs kitchen.. stove..frig..microwave, etc as a “DIY breakfast” option or packaged fruit..muffins…water..coffee was available — Inn had not yet received permits to cook unpackaged food. Staff was minimal…only owner present to do a walk thru. Huge dumpster on Greenleaf lawn as old Greenleaf kitchen and other interior areas were being demolished. ||After check-in..we had second thoughts and checked out. We have so many wonderful and fond memories of past stays with Jeff and then Ben and staff - we didn’t choose to diminish those. We wish the new owners much success with renovations and recommend they clarify the amenities or lack of amenities..ongoing reno..on their new website and in communications…so guests have the full picture…and can make informed decisions. When reno is complete - we hope the Greenleaf & Admiral Qtrs Inns will be back to...
