DO NOT stay here. This hotel is located in the GHETTOOOOOOOO downtown Dallas and has cockroaches in the room. View photo and video for proof. Each year, this place somehow manages to redefine the term “ghetto fabulous.” Unfortunately this is the hotel I stayed at to work state fair of Texas. Did not stay here by choice. Let’s start with the half naked man I witnessed behind the hotel—bent over, mid–personal hygiene routine, as if the alleyway were his private ensuite. That set the tone for the week. Day one, I find a cockroach in my bathroom—after I’d Lysol-wiped the entire room beforehand like a crime scene cleaner. Turns out, I wasn’t special; several teammates had unexpected six-legged roommates of their own. When I told the front desk agent, she laughed and informed me that I was probably the 7th person who has complained about this as well. Then came the midnight surprise: a coworker was surprised by a stranger entering her room at 12:30 a.m.—courtesy of the front desk “accidentally” giving away her key because of a similar last name. In 2025, with AI facial recognition and digital locks, that kind of mix-up feels like an inside job. The one time I decided to go to the public 3rd-floor bathroom, they had no soap or running water (which really tied the whole “authentic survival experience” together). Housekeeping seems to operate on a minimalist philosophy—they make your bed, empty the trash, and call it a day. Toilet paper, tissues, dishwasher pods? You’ll need to request those like luxury amenities. If you know someone is staying 26 days, wouldn’t it be common sense to at least leave 10 dish washing detergent packets in the room. The gym had zero sanitizing wipes (just germ vibes), and the breakfast buffet? Let’s just say it would make a prison cafeteria look Michelin-starred. Those who rave about it are either saints of optimism or just really love free food, no matter the cost to their dignity. The safety situation at this hotel is deeply concerning. There’s a constant presence of homeless individuals lingering around the property to the point where one entire side of the hotel doors has to remain permanently locked. Guests can’t enter or exit freely without feeling uneasy, as people are often sleeping directly outside the entrance and in the back of the building. It creates an unsafe, uncomfortable atmosphere that makes returning to the hotel after dark genuinely unsettling.

Beware when staying at that property. They will stick you in a freaking WINDOWLESS CAVE of a room without prior notice. You see it as a "surprise" once you get to the room. I arrived late at night so I did not notice until the next day but later in the day as I left in the AM for my conference. I should have know something was up when I was trying to pick my room on the app during check in and this room was the only room available, all the other ones they wanted extra money. Same style as airlines do about picking your seat except this is a hotel and they should only try to charge extra IF you upgrade, which I was not trying to do. Sure, I could have asked for another room, but it was pointless as this was the only room available on the app without extra charge and they would have probably told me to pay extra to get a room with windows. I have stayed at Hilton dozens of times and I usually go out of my way to stay there for loyalty which is my mistake. I could and should have stayed at the omni hotel where my conference had a group rate that was about the same or cheaper than this WINDOWLESS CAVE. This experience tells me it's time to move on from hilton. Yes I am hilton honors silver (was gold last year) but they obviously don't give a rat's .. They also still use CFL's bulbs in the bathroom, so they take a few minutes to warm up lol. This is 2025 Water is lukewarm. AC is loud, antiquated and goes off every 5 min blowing a large amount of air at you even on the low fan setting,

We called the staff the next day and they said someone would come to fix it. It appeared to be working a little better throughout the day, but the 2nd night it was having problems again in the middle of the night. My wife called the staff again, and they offered to give us a different room, but anyone who has a baby knows that isn't going to work waking up the baby in the middle of the night to switch rooms, plus we were checking out the next morning anyway. The room's were dirty, with stains on the furniture/walls, and trash in various places. In our room, the smoke detector was disconnected and not present (huge safety issue). We brought these issues up to the staff, and they informed us they wouldn't remedy the problem. Would not recommend staying here.

My family and I stayed at this hotel for 2 nights in one of their 2 bedroom suites. There was some good and alot of bad.

The bad - The two queen beds in our suite were very old. So old that you could see the hole in the middle from years of usage. I had to sleep at the end of the bed to get any kind of sleep and even then it sucked. In our bathroom the tub drain just came right off. It wasn't glued down or anything and didn't have a proper seal to it. The hot water was messed up, according to the mechanic they didn't have enough people at the hotel to keep the water hot so you had to run it from 10 mins. We had to turn on our water in the bathroom, the sink, AND the kitchen sink to get the water hot and that took about 5 - 10 mins. In the bedroom we had water leaking from the ac vent that was above the tv. Thankfully nothing got wet. We noticed it when we were packing up to leave.

In the kitchen the sliverware looked like something from the dollar store along with the pots and pans. The sliverware literally looked like something that was stamped out it was so cheap. The kitchen sink looked gross. In between the counter and sink you can see the glue or w/e the crap it was.. it was gross.

The pull out couch was a joke. We pulled it out and the darn thing looked so dang old and it was yellow underneath. They had a mattress protector on it but still, those that could have slept on it didn't want too and used their air mattress insead.

The hotel was actually annoying to get too. It is on elm street that is one way and the parking garage is the only way to get into it. Again, the valet did his job.

The good - Morning breakfast that they provided was okay. The usual you get from hotels. I did like the suite shop where you could buy drinks, snacks, and frozen foods. The valet was always on top of things and we had no issues. The receptionists where always nice and welcoming. They had security guards posted at either ends of the hotel at different times. I didn't realize how popular the front of the hotel was for questionable people to sit down at.

The suite as a whole was plenty big for the 5 of us and my sister in law's 5 as well. With a group this big it is really hard to find suites with 2 bedrooms in affordable price ranges. Having a full kitchen was very nice as well. I was able to get drinks and snacks on hand that everyone could enjoy. All 6 kids had no issues running around and playing hide and sneak together in this place. Each room had it's own tv and at one point everyone was watching bluey in their rooms, together. The rooms where pretty sound proof and we couldn't hear my SIL group horseplaying in the other room which was really nice. The couch was a decent size and we had a table with four chairs which made hanging out on our last night really nice.

Overall, I give this hotel a 1 star. I can't get past the horrible, horrible beds, the hot water issues, and the slap on band aid looking fixes they did to the bathroom drain, kitchen sink, and the gross looking couch mattress. We will not be staying in this hotel again. I choose it because it was in our price range and it had a 2 bedroom suite AND said indoor pool BUT there is no indoor...

My family & I stayed here for 3nights. The room was clean, no real issues with it. We didn’t have much interaction with the front desk as we digitally checked in&out, just wanted to go lay down as it was late when we arrived. As we were there for vacation in the city, we didn’t do much in the hotel except to sleep, so I can’t say much for amenities or services. We didn’t use room service or had their breakfast (at least I think breakfast was offered). It had a little mini store next to the front desk, so you don’t have to go anywhere. We didn’t use it either. Still a pro as we didn’t have any issues for the hotel services in general.

Moving on to the cons- only 2 for our experience. We didn’t much like this but can’t be helped was parking. It’s VALET ONLY. We could’ve looked for public parking, but with 3kids and all their stuff & ours? Forget it. You probably won’t find one close enough anyways. For the price, not bad, but definitely not if you’re going in and out multiple times a day. I actually don’t know if it’s charged once a day or everytime you park 🤷‍♀️ So, we usually take our time getting up & leaving, making sure we take everything we will need (we have a 1yr old), & don’t come back until it’s bedtime or late and we’re all tired. It’s a good thing there is so much to do in the area, but not so great when you just want to lay down and rest but don’t want to pay for valet everytime. It does get charged to your room so out of sight out of mind, but don’t be surprised by the bill. The valets were really nice & we liked them. All of two minutes interaction but we thought they were great, respectful,and professional as they doesn’t rush you, especially with getting a fussy baby in or out of car seat and getting all our stuff in/out with 3 kids in tow. They made valet experience great. There was a line to wait for your vehicle as the valet area is not as big. The outside noise. Our room unfortunately was on the second floor next to the road. That’s on me for picking that room myself, but we don’t live downtown where we are from so the constant traffic noise is unexpected. I just didn’t want to haul around luggage and 3 kids to any higher floor and take too long, so 2nd seemed a better choice 🤷‍♀️. The loud music from passing vehicles, the arguments from people outside, the loud ambulance, just the general sound of tires on the road..we heard it ALLLLL. We might as well put our bed on the sidewalk. So be mindful where you pick your room.

Overall, the hotel itself was great! We didn’t use it to its full capacity but we didn’t need to. The studio room with mini kitchen (with full size fridge!) and pull out bed sofa worked well for our family of 5. Bathrooms were good, enough towels but we bring our own, and nice big windows our kids loved to sit and look outside at all...

EXTREMELY DISAPPOINTED by this place that we have to say something this time. My 1st time 1 star review.

FRONT DESK reservation so disorganized, and whole vibe in this place was not customer centered. We booked a two bedroom suite, we were trying to check in earlier or to find a quite room to have our toddler to nap, but they won’t accommodate even if we want to pay more, fine, we have to drive around to have our toddler to put him to sleep because they don’t have self parking space, you HAVE to do valet parking at this location. When we check in later in the afternoon, now they tell us the two bedroom suite is already fully booked, What? Now they tell me that, they could not know that just a few hours earlier? This is not ideal room set up for us, fine! So they were given two king room with connecting door in between. Why they can’t know that earlier just set us in 2 rooms setting earlier?

TOILET BROKEN: the toilet water tank won’t hold water until I open the lid make the water valve close manually so I can flush. I have to do it after EVERY flush. We were just so tired negotiating with the front desk about change rooms at this point. We would imagine it won’t be easy, so let’s just put up with it.

SHOWER DISFUNCTION: the same room has shower seems got no hot water, turns out to be they install the cool and hot water pipe reversely.

They disturb us while we put DO NOT DISTURB on the door: The second day our toddler was napping in the afternoon, we put NO disturbing sign on both door of our rooms! TWO signs! And the room service person knocked loudly on both rooms and opens the door on us napping in bed, and of course my baby got very upset and fussy for the rest of the day with disturbed nap on both days.

TRY TO CHARGE US AGAIN at check out: We already paid our rooms prior to our arrival they were still trying to charge us the second night fee which was ridiculous. That also explain why they got in our room while we put DO NOT DISTURB sign outside our door they were so unorganized with booking they think we already checked out.

NOT so helpful with find things we left behind the room - we drove straight to home from this hotel to home, we were pretty sure what we forget is still in that hotel, let’s say 90% of chance. I have to call the second time and were only informed by they could not find it. I am not sure they really looked into it, if they did, it would be nicer for them to reach out to me instead of my calling many hours later to ask.

Mediocre BREAKFAST: fruit was not fresh at all, there was waffle machine but no waffle ingredients, would rate 4/10 in most of the 3 star hotels
