The rating is based on the fact that this has become the typical experience we continue to have with Diamond Resorts. Once you buy into the resort, all subsequent reservations are filled with less than desirable accommodations. Each update meeting that the Diamond Resort representative assures you is only to let you know about changes has always ended with the representative highly upset that we will not sink another $15,000 to $18,000 into Diamond for the same subpar accommodation. Most recently the Representative we met with for an update meeting on March 6, 2022 admitted that Diamond was shady (in his own words, a bunch of crooks). He tried to get us to sign another contract and addendum with Diamond that he assured us Hilton would honor at some unspecified time in the future. He took a condescending tone with us when we refused his ludicrous offer. We booked three rooms for this trip in celebration for my husband’s birthday. Two of these rooms were older with an unidentifiable odor. Our daughters refused to stay in them as it was causing issues with their breathing.. When we asked the front desk for new rooms, we were told that there was no availability. We all stayed in the one updated room that night. However upon returning to our room from the update meeting, we found the shower backed up with dirty water..This was even more alarming as the view from our room balcony was an out of commission swimming pool badly in shape of repair. We immediately left the resort due to these conditions and only stayed there one night for a seven night reservation. Overall we were very unsatisfied with this experience and have no plans to ever return to this location.

We have stayed in many Suites across the world. The suite we stayed in at the Riviera is disappointing. The bed is old and bouncy. Some of the pillows had no covers. There is one very small ceiling fan in the bedroom and no air conditioning. Our bedroom window faces the parking area. The smoke detector in the bedroom was gone. There a vent in the kitchen that looks like it's never been cleaned. The refrigerator was full of water. I found out in the morning when I stepped in a puddle of water while trying to get coffee. They have a coffee maker with no coffee to make. Then there's the bathroom door handle. My lady got stuck in the bathroom twice because it is tricky to unlock.The bathroom window does not stay open, so they put toilet paper rolls to prop it open. There are rust stains on the curtains. The carpet is in need of replacement and the flooring in the hallway has 1/2 gaps in places. There's also a pocket door that looks and operates like its 50 years old. The sound it makes is unexplainable. There are quite a bit more repairs needed in room 403. An other disappointing thing is the fact they charged us $14 to park on site. The room was advertised as $535 a night . We paid just over $620 after "fees" Extremely disappointing stay at the Riviera.

We had a great stay and were pleasantly surprised by how wonderful this hotel was! All of the staff we encountered were friendly and helpful. It seems that the property has recently been through some renovations, and the common spaces (lobby, pool areas, etc) looked clean and modern. We had a non-view two bedroom on the third floor and found the room to be spacious and clean. This room was also very quiet. It looked as if the bathrooms had been recently renovated. At one point, we needed to call housekeeping because my son had broken a glass. Christine from Housekeeping was pleasant and prompt in getting everything resolved for us. We stayed here at the end of a two-week trip and really appreciated being able to spread out and relax.

We also loved all of the included amenities! There was access to free laundry down the hall, which was so convenient. We loved being able to borrow beach gear and board games from the Marketplace. Becky in the Marketplace is an absolute gem. She clearly takes pride in her store and went above and beyond to chat with us and give us suggestions for where to go and where to eat. We had two great days at the beach with all that we needed (chairs, umbrella, cooler, sand toys), all included amenities. The Marketplace was also convenient for picking up little odds and ends that we needed and had a nice selection of souvenirs.

We also enjoyed the family-friendly amenities. We were glad to have two pools, and our kids especially loved the North Pool with basketball hoop. They also had a great time in the “fun zone” and played lots of foosball and shuffleboard. The concierge had helpful handouts about surrounding restaurants, activities, beaches, etc. We took advantage of the discounted tickets on the whale watch available through the concierge and had a great time.

This is a Hilton “vacation club” property. We are not owners. We were told about a timeshare presentation when we checked in but did not feel pressured in any way to attend. Finally - before arriving, I read lots of reviews mentioning elevators, and we did not find this to be a deal breaker at all. One of the elevators was being repaired for a portion of our stay, but we got advance notice of this a few days before arriving. We booked a room for a Saturday night stay due to my wifes company Christmas party in the area. The room was nice enough upon arrival, although it was a strange set up with a living room/kitchen area as well as a bathroom with a sink, tub, and toilet. However there was also a sink in the bedroom, which I thought was a little strange but no big deal, or so I thought.||We were woken up at 3 am by the sound of dripping water. Upon flipping on the light we discovered that the sink in the bedroom had backed up apparently because water was gushing up from the sink onto the counter top and spilling out onto the floor. This was not a little water this was a full on flood in our bedroom. All items we had on the counter (wifes make up, travel bag etc,) were completely soaked as well as any items that were on the floor (shoes, suitcase etc.) were also completely soaked.||The water continued overflowing for another 10 minutes as we were on the phone with the front desk trying to explain to them what was happening. It finally did stop and we were too tired to pack up all our items to move to another room at 3:30 am, so we decided to stay in the flooded room. ||We spoke to front desk manager in the morning and explained what happened after several minutes of back and forth they finally agreed to refund our stay. ||Unfortunately it has been 3 weeks and we still have not had our credit card refunded. I am being told now that it will be another 30 days before we will receive a refund check in the mail.||I certainly undertsand plumbing issues that perhaps had something to do with the construction going on at the hotel (that we were not made aware of prior to booking) but what I don't understand is the Hilton "policy" ? that they only send refund checks and will not credit back to the card that we booked to hotel with and that they charged.||It's 2025 for crying out loud why is Hilton stuck in the stone age of writing a check. Yes I understand that maybe that the hotel is separate and independantly owned, but come on update your policy. |Hilton customer service has been extremely subpar both at this specific hotel and at the corporate location for Hilton Honors- great way to treat your customers-- exacerbate the horrible stay we had by not refunding our credit card and instead making us wait more than a month .. still waiting for a check...

We were in Room 212 in the Phase 1 building for Riviera Beach. We had a 2 bedroom/2 bath. The room was renovated but not one of the newly renovated because it didn't have the tiled shower that I've seen in some other reviews. There must be more than a few layouts for a 2 bed/2 bath oceanview units because ours did not have the large sectional sofa. Ours had one queen bed in the master and one queen in the 2nd bedroom. I have seen pictures of some suites with 2 queen beds or 2 twins in the second bedroom. So when you reserve a 2 bedroom/2 bath, you won't really know what you will get.

The check in process was smooth and the staff was very friendly. I had called a few times before our stay because I had questions and every time, the staff was professional and courteous.

The suite was not as large as I expected but it was very clean and was fully stocked for our 2 night stay. There are grocery stores not far away which was convenient. The kitchen had everything we needed to cook a full breakfast and dinner. Very little counterspace but we made do. There is a full size fridge and freezer. No oven.

We had an oceanview and unlike some other reviews, the noise was not bad at all. When windows were closed, we didn't even notice the cars or the Amtrak.

Each room had a TV as well as one in the living room. It was nice to be able to borrow dvds from the front desk (no charge). The TVs were not "smart" tvs. There was free Wi-Fi. The kids enjoyed the family lounge where there was a pool table and ping pong table.

We loved the BBQ grill on the patio but half of the grill was pretty rusty so we only used the other half. The pool was big and the noise from PCH wasn't a big deal. Underground parking was great and they had plenty of carts to help transport stuff from the car. On check out day, there were none to be found but we kind of expected that since we didn't leave until close to check out time.

There is a pedestrian bridge within walking distance to access the beach across the street but the beach itself was rocky. However, you can take the free trolley (summer only) to a nicer beach not too far away. Beach/pool towels are provided inside your suite.
