These two-story buildings seem to contain 8-10 units (studio condos) each. Each small condo unit seems to be individually owned. Some owners own multiple units, but renting/staying in a unit does not come with a guarantee that the person you rent from has any control over the rest of the building. This might not seem problematic for a short stay, but for a week or more, this can be a problem.
The property is fairly well kept, though there always seems to be a project of some kind. Although there are many maintenance staff, each project always seems understaffed. Odd. While on the subject, the maintenance staff are VERY present. Within less than 2 hours, I had 2 different maintenance staff outside my door sweeping, and a third chatting with a car in my walkway for a while.
Cleaning work for individual units seems to be subcontracted to locals (on behalf of owners that are not present). Some of these locals act as if they are actually the owners - blocking in guests cars while running in-and-out of units at all hours of the day and night (including 430am on a weekday night/morning.
I agreed to stay in a location with "quiet hours" and "check-in times". However, sometimes people arrive (with local license plates) at 4am, make a ton of noise, then try to quietly exit before 7am, never returning to the unit... I dont believe these people actually pay to stay at the Palms Resort. I believe they were given codes to access individual units that are known to be empty by... well... let's just say "someone who has access to the door codes".
There are many of these multi-unit, multi-building developments on this dead-end street (Parkway Blvd). But, the first, the one on the left, The Orlando Sun Resort & Convention Center, was abandoned years ago and is currently an outlaw homeless community.
Because each unit is owned individually, some will be rented long-term, with neighboring units being rented for 1 night. Dont believe anyone that tells you that you cant rent for 1 night here. Kids rent for the morning to skip classes, hookup, and then leave the room by noon (again, never to return).
None of this means you will have a bad stay. But, all of it, combined, is somewhat "unsettling"

Let me start this review by saying the rating is low not because of the room but because of other facts. I'll start with the good:
The room wasn't bad especially for the price. And all rooms are put together differently. Ours had small tvs, older carpet, and needed paint or plaster updates. Some of the other rooms we walked by had hard floors and big TV's and looked much more modern. But overall, our room wasn't bad. The bed we slept on looked and felt brand new, the microwave worked perfectly The furniture we didn't use but looked to be in good shape, though a little older as well. If this rating was only on the room, I'd give it a 4.
The location is also incredibly close to all the attractions. When traffic wasn't backed up, we got to Universal in about 15 minutes and Disney was even closer. The pool was fantastic and quite clean. And we had a ton of parking, though sometimes it wasn't right up next to our building but still close.
Now for the bad.
The area didn't feel safe. As I mentioned in the TL;DR section, my wife is now 100% supporting of me carrying my gun around. The front of the area where this location is has boarded up hotels with all kinds of damage and graffiti. At least half the people that were here weren't the type I'd like to find in a back alley or really want even walking behind me. One morning we were woken up at 3:15am by a renter yelling at the top of her lungs, trying to start a fight with her own cousin. Apparently he 'got all up in her face and dissed' her and she "ain't care if he is her cousin she'll put him in the ground." It carried on for almost 90 minutes and there was no one on site to do anything. Police said they would try to send someone out but no one ever showed.
Also, apparently they like to work on fire alarms all day as well. Nothing like hearing a fire alarm every 20-30 minutes while you try to rest. Was told it's a fairly regular thing.
If you only have adults and you're carrying weapons and don't mind the chance your stuff might get taken then stay at this place. If you have a little extra money, have kids, or don't have protection......
Read moreSo, I wish that I could give this place zero star, because one star is way to much. This place have the worse management and customer service ever.
Ok. Listen me out. This people ruinned our little get away vacation that my husband secretly prepared for our family. After we arrived there we realized that while we were on our way they have canceled our reservation. They send us an email while we was on our way giving us not reason why they canceled it, but we didn't realize it until we were on their parking lot. After almost two hours dealing with "customer service" trying to contact management, not one couldn't tell us why our reservation was cancelled even though they already have withdrawn the money from the bank. Mind while we didn't have a place to stay, ended spending the next two hour looking for a hotel and since it was spring vacation every nice place were booked, finally we ended up finding a place but not what we wanted it.
And yes they returned our money a few days later, but the bad experience will stay we us forever.
My guess is that they found somebody that rented their place for more days than we did even though they already have made a commitment with us, so they decide just...
