Will not stay there again. We stayed in sugar beach room 304 for 7 nights in March 2022, managed by Vacasa. Room 304 bathroom is dirty; it has black mold on the ceiling, and tub area not clean. My son, who always check bathroom first, said "nasty" first time he looked at the bathroom. All nonstick pot/pans were badly scratched and therefore unusable. Beach chairs were rusty, old and dirty; it was embarrassing to take them to beaches. The cleaning lady only left us 3 garbage bags (for a 7 day stay) and other cleaners won't give us extra one. The towels were wet when we used them the first night and we had to wash and dry them by ourselves. The bed sheets had hairs on it and was disgusting, so we spent our first night wash them and dry them well into the night. The washer and dryer were very small so we had to wash them in many loads, then we ran out of laundry detergent. The bathroom fan was very loud (like an old tank) and it must be turned on when operating the dryer, so we didn't have good night sleep. Whenever the fan (together with light)was turned on the bathroom basically was unusable because of the loud noise so we took showers in dark. The carpet was old and dirty. One of the corner lamp didn't work. Room wasn't sealed properly from hallway since there was a big gap at the bottom of the entry door and you can see the daylight from inside the room. The room we stayed (sugar beach resort 304) was by the highway and was very noisy from the traffic. The lawn care guys, they took three days to do the entire lawn care, front, back, sides, and they do it in the morning and generated a lot of noise affecting our sleep. The bedroom has one air conditioning vent, and it became hot during night sleep if all the doors and windows were closed to reduce the noise. There are a row of windows in the bedroom but they're facing the hallway so need to be closed for quiet night sleeping, then then room gets hot. The people in the room directly above us got up every day very early and started making noise right away, especially they would open and close their old sliding doors dozens of time before we wake up, which sounded like thunder rumbling. The sound insulation is poor and we could hear pretty much every noise they made (like moving pots and pans, dishes, etc.), and woke us up. The hot tub (only one) is full of people during the best time of the day (after 6pm), and it closes down at 9:30pm; we can't use it. And also most of the time it's either heater is broken or jets not working. This is not what I expected for a $385 per night. I thought it was a resort as it claimed and in the photos they look nice, but in reality we felt like a cheap motel room. I, and my family were very unhappy and very disappointed. This is a much worse experience than we visited...

We first stayed here in 2006 and have been booking these condos each time we have returned, including the last three years bringing our kids on vacation. We love the central location in Kihei - being close to all points of the island. Staying at Maui Sugar Beach Condos allows for short drives to/from the airport. The condo units are ocean front with great views of the water, beach, West Maui Mountains, and sunsets. The units are well kept, comfortable, and provide plenty of space for four people. The grounds surrounding the complex are immaculately kept and great access out outdoor cooking. It's great to wake up in the morning and walk right out to the water and snorkel, or take a walk down down the beach and watch the sunrise over Haleakala. I think the rates are very competitive for the area and you'd struggle to find an equivalent location and access to water...

Overall, recommended for family vacations but not romantic getaways or business trips. Great beach but not great snorkeling.

Pros: -close to water/beach -beautiful views & great spot to watch the sunset -friendly office & helpful activity center (Jean & Elaine are great)

Cons: -beach is great for walking but not as great for swimming or snorkeling. The water is very murky because of the churning from strong trade winds. -thin walls so lots of noise -constant motor noises from landscaping makes the grounds not very peaceful (does the lawn really need to be moved/edged for hours every day?) It's not relaxing to do yoga or read outside in the morning. -no respect for privacy - during our 14 day quarantine we had a creepy manager look through our lanai windows every day to make sure we were there. We stayed in a condo on the 4th floor at Sugar Beach Resort. The building is old, but the grounds are kept up nicely. The condo was clean but had very outdated furnishings with old/very worn, unhealthy pans to cook with. Our ocean view was perfect. The very tiny lanai is the smallest I've ever seen and we've been to Hawaii 20+ times. Its definitely only for 2 people. The washing machine stopped working half way through the cycle and my husband had to reset it. The ceiling fan where we slept was old and clicked loudly all night. The noise from the condo above us could be heard everyday and night. You could hear sliders, doors, etc. being opened and closed. This resort also had contractors drilling and performing work on 4 days of our stay. It was very noisy and lasted on one day through the evening. We would never stay here again.

This was not only our first time staying here but it was our first time to Maui so we really had no idea where to stay. But I'm so glad that we stayed here. We had room #412 with the most perfect sunset every night from our balcony! It's been recently updated and it was equipped with everything needed to make a great stay, and all we had to do was buy some groceries and enjoy our stay. They even had binoculars and each chairs.

This is the perfect place to stay on Maui! It's nice and quiet with quick access to an amazing beach that goes for miles! There's also a hot tub and pool to use and a few outdoor grills. If you want to just sit and catch some sun, they have several lounge chairs for use on the lawn. This place is centrally located just a 45 minute drive to Lahaina, a quick 5 minutes to Kihei tiwn center, and 30 to Kahului.
