We loved our stay at The Outlook Inn. Initially we booked a hotel in Middletown, but read multiple recommendations about the inn. We couldn’t have made a better decision. We stayed in room 2 on the first floor, a cozy, beautifully decorated space. The bathroom was equally impressive. The room provided a peaceful spot to enjoy our trip. There are cars passing on Spring Street, but we did not find the sound bothersome. We couldn’t ask for a better place. Tiffany and Shawna made our stay wonderful with the friendly and warm manner. We loved speaking with them each morning as we dined upstairs on the third floor. Breakfasts each morning served as the perfect start to the day. The breakfast option, consisting of tasty components, were served each day alongside the friendliness of the staff. Tiffany and Shawna each took care to help accommodate my boyfriend, a notoriously picky eater. The delicious breakfast, fantastic staff, and beautiful accommodations made for an amazing stay. We enjoyed the bonus of the observation deck upstairs that boasted a gorgeous view of the Newport Harbor. The inn is perfectly situated within walking distance to historic sites, restaurants, and shopping. We were able to walk from site to site and explore the historic buildings in the area. The nearby parking lot was a short walk and gave us the opportunity to explore Thames St, the wharfsides, and Broadway. We will definitely be returning for another stay at The Outlook Inn!

Beautiful, updated and modern B&B in the heart of Newport, RI. Visited for Thanksgiving weekend with my husband and teenage daughter. The Inn and our room exceeded our expectations. We stayed in Room 10 which had a comfortable king size bed, plus a full size sofa bed. Room extremely clean. High ceilings. Bed, linens, pillows very soft, clean and comfortable. Bathroom with shower stall extremely clean and modern, with amenities (lotions, soaps, hairdryer, etc.). Alarm clock/Sound Machine provided. Self controlled heat in room. Keypad for front door and room entry. Innkeeper Serena very communicative, friendly, kind and responsive. Breakfast Room on the top floor simply gorgeous. Breakfast made daily was beautifully served, fresh and delicious. Coffee very good and plentiful (also had to-go cups). Fruits, pastries, juices and more provided in addition to the homemade breakfast. Rooftop terrace with pretty view, tables and chairs made me want to come back in the warmer weather (although blankets conveniently provided if you wanted to soak up some fresh air with a view). Free parking in shopping center lot about 0.3/0.4 miles away. Driveway for quick drop off and pickup of luggage. I would definitely recommend and would stay here again. Simply delightful.

We normally stay at large scale resorts, like the local Marriott in Newport, but decided to give this INN a try. Absolutely no regrets! Best experience we've had. No kids running around or the busy atmosphere of a resort, with clean rooms and a superb staff we got to meet at breakfast, which was delicious. Shops and restaurants are at walking distance, and although parking might be an issue in the middle of high season, I would highly recommend this stay for everyone. Got home and booked another stay, and are planning a third stay already. Thanks to all the staff! Room 11 2 bedroom suite with each room having its own bathroom. Full white kitchen. Small sitting area with tv and table. Private back entrance with your own balcony and garden. Modern fresh feel with light bright decor. Marble countertops and bathrooms. Very comfortable beds with soft pillows and sheets. Sleeps 4.

We normally stay at large scale resorts, like the local Marriott in Newport, but decided to give this INN a try. Absolutely no regrets! Best experience we've had. Easy check-in with clear instructions, (I don't mind someone not meeting me in person-we are not that needy), with a private entrance for room 11, which is the two bedroom suite. No kids running around or the busy atmosphere of a resort, with clean rooms and a superb staff we got to meet at breakfast, which was delicious. Shops and restaurants are at walking distance, and although parking might be an issue in the middle of high season, I would highly recommend this stay for everyone. I’m unfortunately giving this Inn a two star rating strictly for the the experience we had with the Inn Keeper. I knew the rooms would be tight and I felt the price reflected that but as a base line you anticipate friendly staff when visiting a small inn. That was not the case here. The day we arrived I received a text at 8am asking when we would be at the Inn stating we could arrive as early as 2pm. I quickly responded that we would be landing at noon and expected to arrive between 3 and 4pm but that I would message her as soon as we were on our way to the Inn if for any reason we would be earlier. I messaged the Inn keeper and let her know when we were on our way and that we’d be there closer to 2:45. When we arrived we got the cold shoulder and we’re taken to our room where she joined us inside our room (which was very uncomfortable) and insisted we weren’t supposed to to show up until 5 and how inconvenient it was for her to process an early check in. Shocked, my husband and I couldn’t believe this interaction and assumed she was having a rough day, we planned on starting fresh the next morning, pretending nothing happened only to be greeted with the same rudeness and uncomfortable interactions our entire stay. We both whitenesses several similarly rude interactions with other guests, including when I injured my leg and she was annoyed with how long it took me to get down the stairs. I’ve never experienced this kind of treatment in my life and despite my best efforts was never able to get on her good side. I wouldn’t recommend anyone stay at this Inn. It’s not worth it. As a side note, the rooms are very loud with thin walls. Breakfast is on the third floor and it sounds like elephants above you...
