Struggling to review, because I think our only negatives are specific to the room we were assigned. We loved the inn with it's lovely patios and outdoor spaces. The location is great. (Highly recommend walking over to Liz's Cafe for GREAT Eggs Benedict). It's quiet, but super close to the Commercial Street action. The "secret path" shortcut to Commercial Street takes you briefly through a truly lovely residential section. The fresh-from-the-oven muffins were delicious for breakfast. They follow Covid protocols, the staff is super friendly and accommodating. The ONLY downside is we ended up in the accessible room, which was less than ideal. It was very small and had almost no furniture. (The manager was kind enough to bring us a little table to put our coffee maker on.) We're unpackers who like to settle into our accommodations and without a dresser that was virtually impossible. We unpacked what we could, but were mostly living out of our suitcases, which we hate doing. We found the accessible shower a bit frustrating. It was a large room containing a shower and a toilet and the water flooded the entire room. That meant walking into water all day when using the bathroom. (Think wet socks...) We liked finding a place where we each had our own bed. We travel to P-Town for a mother/daughter get-away yearly (this was year 12) and generally we share a queen-sized bed. Being able to each have our own bed was great, but the mattresses were VERY uncomfortable. We wouldn't discount the hotel for that reason alone. We both hate hard mattresses and those tend to be the norm at most hotels and inns. The room was just not very accommodating for us.    Read moreA quiet, clean, charming hotel with comfortable and luxurious bedding, a mini fridge in the room, and thoughtful touches throughout. We were greeted at our vehicle by Michael, who was engaging and helpful with local tips from the moment we arrived. We enjoyed drinks by the gas-flame fire pit and continental breakfast in the main house area which included coffee, tea, juices, bananas, apples, clementines, muffins, instant oatmeal, yogurt varieties, breakfast bars, and an assortment of cracker and chip snacks to take along. The ice machine on the property was appreciated with bags to tote ice back to your freezer. Every space was amusingly but minimally decorated for Halloween during our October trip which added to the bewitching experience :) There is a rooftop deck with a panoramic view of the water not to be missed! The location is perfect and walkable to the water and local shops (2 minute walk) and includes a path at the back of the building straight down to Commercial Street.    Read moreWe stayed in the motel part and would definitely come back and stay again. The rooms have fresh paint and have been updated nicely. The bed was super comfortable and great. There IS soap, shampoo, conditioner in the showers to use, older reviews should be ignored for saying there isn't toiletries provided. The limitations of the older small motel rooms are still there: The room isn't very big, the bathroom is small and it's awkward to get to the toilet (have to step into the shower to close the door to get to the toilet). Also, the new curtains don't quite cover the front window and are a little hard to open/close (but new and very nice looking). But these are nitpicks. Don, the host, was very professional and accommodating. He makes homemade muffins and coffee every morning for the guests from 8-10 am! The location is great, near the Boatslip, so only a couple minute walk to Commercial St and very close bike ride to the beaches. The outdoor seating areas are nice as well. My only other suggestion would be to offer beach chairs and umbrellas for guests to borrow so we don't have to bring...
