We have been vacationing at Seaside for over 20 years - at least renting a cottage for a week for a family vacation each year - and never had tried the Court (renovated and rebranded not too long ago.) Previously, when just my wife and I, we had booked a small cottage. For this weekend stay, I checked the Court through the Homeowners' Collection and the rate was good, especially compared to other "luxury" hotels in the area (Watercolor Inn and the Pearl, for example.) Our stay was fantastic with the most attentive concierge service I've experienced since our "hotel with butlers" days. They even helped us park, which if you've been to Seaside, can be a problem. The room was small but nice and comfy. The only small problem is we found the exhaust fan in the roof of the shower in the bathroom a bit noisy. We were able to fall asleep nonetheless and had slept well. The Court is right in the center of things so you'd think it would be noisy, right? Not the case. It's a quiet sanctuary devoid of passing foot traffic. And conveniently, the Black Bear Bread Co. cafe adjoins the Court (lines are long there, however). Another plus is the Court is one of the shortest walks to the beach in Seaside. The only caveat for the Court is the rates seem to fluctuate greatly. I researched a future booking and staying at the Court would have been more than renting a small cottage. For those who have not stayed at Seaside, there are five primary booking methods. For the Court, you must use the Homeowners' Collection website. We normally use Sandpiper to book cottages although we have used Homeowners too. We have found VRBO and Air B&B to be more expensive. We have had bad experiences with the Cottage Rental Agency in the past (the original booking site for the town) and won't use them anymore. The only other tip I have for those booking in Seaside is to look VERY carefully at the interior photos for cottages. Some owners do very little to keep their property up and not many have renovated since they were built 30 years ago. So, again, the Court is a great way to have the Seaside experience (along as the rate is good), with everything fresh, new, and luxurious. Shopping tip: We purchased the two "the Court Seaside" beach towels in the room ($36 each). Seaside towels in the shop are $45-$48. Important note on the rate: for the Court, two chairs and an umbrella are included for your stay starting the day you check-in. (So, get there early - even if your room isn't ready early, you can still sit on the beach.) The chairs and umbrella are extra when booking a cottage. The room was impeccably clean and thoughtfully equipped with amenities, including plenty of plush towels, a Nespresso coffee maker with an ample supply of pods and creamers, cozy robes, and well-written instructions about the property and surrounding area.
The queen bed was comfortable, earning a solid 4 out of 5, along with the linens and pillows. The spacious shower was spotless and stocked with high-quality shampoo, conditioner, and other toiletries.
The property’s location is its greatest asset. It’s just steps away from the beach and a variety of restaurants, bars, coffee shops, and the renowned city center grass amphitheater.
We also appreciated the on-site concierge service. Olivia, in particular, went above and beyond when we had issues with our door lock and needed additional coffee pods.
However, there were a few downsides: The path lights in the courtyard were not working, which made it very dark and challenging to navigate at night. Notified staff on day one without resolution.
The $650 “Resort Fee” felt exorbitant, especially for this time of year. Beach chairs are not available and too cold to use the pool. We did use the bikes one day. Honestly, this fee would deter us from returning in the winter months.
FYI..the room was quite small, with no indoor seating other than the bed. While each room has an outdoor area with a daybed swing, the space was too shaded and chilly to use during this season. We would have preferred that this “footprint” had been incorporated into the interior of the room. Next visit we will have this knowledge.

Light marble you can fit about five people in that shower plus you have wrist bands that give you access to the beach and on the outside this is the cool part you are surrounded by people's homes like you just look over there is this person gorgeous 😍 house it is wild and some have no fence so you walk down the walk way from your room and you are standing in front of someone gorgeous house just right there it is very much intertwined with the community...
